Our villa is in a deed restricted community. This means that the home owner's association have strict regulations, which ensure that all properties & surroundings are maintained to a very high standard. The villa is a typical Floridian home set in a quarter acre plot (unlike new builds which can be on top of each other). There is a very private heated swimming pool at the rear of the property surrounded by palm trees. The villa is only 5 minutes drive from Champion's Gate golf course & shopping centre, where you will find a large supermarket, shops & restaurants. It is within easy reach of all the main attractions. Disney parks are only 12 minutes drive away, Sea World 20 minutes, Universal Studios 25 minutes & the Gulf Coast is just over an hour away.

Accessibility
The villa is on one level.
Outside
The villa is set in a quarter acre garden with mature palm trees & large lawns. Doors lead from the lounge & the en-suite bathroom to the pool area. The pool is approximately 28' x 10' & has heating if required at extra cost. There is a patio area with table, chairs & loungers. The pool is for private use only.
Coast/Beach
Tampa is only 1 hour drive away & if you like very big roller coaster rides you must visit Busch Gardens. The Gulf coast beaches are approximately 90 minutes drive & Sarasota, which is a beautiful city, is only 2 hours away. On the opposite coast is NASA Space Station which is approximately 1 hour away.
Golf
The villa is just 5 minutes away from Champion's Gate golf course. It is a nationally acclaimed golf facility for world class golf & offers 36 holes designed by Greg Norman & is the world headquarters of David Leadbetter Golf Academy. There are over 100 other golf courses in the Orlando area.
Travel
Orlando International Airport is only 30 minutes drive from the villa & Sanford Airport is approximately 50 minutes away. Car hire is essential.
Distances
Disney World, which includes MGM Studios, Epcot, Animal Kingdom & The Magic Kingdom is only 12 minutes drive, Sea World is 20 minutes, Universal Studios & Islands of Adventure are 25 minutes, Downtown Disney is 15 minutes, Busch Gardens 1 hour, NASA is 1 hour & the Gulf coast beaches are 90 minutes away.
Further details
The nearest shops are at Champions Gate which is 5 minutes drive. There you will find a large supermarket, 3 restaurants, Chinese, Italian and French, DVD rental store, off licence, petrol station and other specialist shops. Just 10 minutes drive from the 192 where you will find numerous restaurants to cater for all tastes.

Please confirm with owners regarding availability. 20% deposit at time of booking, balance to be paid 10 weeks before departure. £100 breakage deposit to be paid with initial deposit - refunded on return.

What a beautiful property, we would definitely stay again.
We had a brilliant holiday. The house and pool were wonderful and it was lovely to stay in a typical Floridian property on a lovely quiet residential community, especially after a busy day at the parks!
Great layout for two families. Not on top of each other with plenty of space.
