Situated in the quiet, deed restricted, White Marsh area of Rotunda our home has all you would need to enjoy a relaxing, rewarding stay on the spectacular Gulf Coast. Including a championship golf courses with walking distance. The beautiful beaches of Manesota Key are only a 15 minute drive away, whilst 25 mins will see you at Boca Grande beach and village. The famous sands at Captiva and Sanibel are just over an hour away where you can watch the famous "Sanibel Stoop" taking place. With restaurants, shops, 6 Championship golf courses, bike trails, boat trips and fishing within 5 minutes you probably won't need to go much further. If you do, Busch Gradens, Epcot, Disney, even Miami are all within reach. You can even cruise to the Keys for a couple of days from nearby Fort Myers.

Changeover day
Change over day can be flexible to accommodate flights.
Arrival time is 4.00pm and departure 10.00am to allow for the cleaners and property management agents to prepare the house.

Kitchen: Fully equiped corian topped kitchen with cooker, hob, microwave, diswasher, garbage disposal, oversized fridge/freezer, coffee machine, toasters, blender, island and all indoor and outdoor crockery. Breakfast bar and seating area with view over the pool.
Utility Room: Large utility with skylight includes washing machine, tumble drier, sink, cupboards, built-in ironing board, drying racks and a beach cool box. Access to garage through lockable internal door. Telephone table at entrance with internet access and stool.
Living Rooms: Spacious lounge with luxury 3 seater and 2 seater sofas (both reclining) and a reclining chair, Flatscreen cable TV, DVD player, CD player, Games, Books, overlooking pool. Floor to ceiling glass patio doors to pool. Built in Radio system.
Other: The nook area with table and 4 chairs is great for starting the day with a pool view whilst using the formal dining room (table and 6 chairs) ends the day perfectly. 2.5 car garage with numerous chairs, beds, bikes, umbrellas to help you enjoy you stay.

The villa is cleaned before you arrive and after you leave. Plentyful indoor and outdoor towels are provided along with all bed linen. This is included in the rental price.

Notes on accommodation
In the garage are 5 bikes (3 adult, 2 child with locks) for your enjoyment, along with 2 fishing rods, a set of golf clubs (you can hire at local courses), beach chairs and beds and pool/beach toys. All rooms fully air-conditioned with ceiling fans. The inbuilt radio systems allows you to play music in any room of the house and outside for alfresco dining.

Accessibility
Our property is on one floor with no steps up to the front door, or to the lanai and pool area. The pool has steps into it.

Outside
There is an irrigated lawn area, tended every week. The covered lanai allows views of the canal with a large solar heated, private, shaped pool with waterfall and inbuilt table. Outside hot/cold shower. Table and 4 chairs, two lounger chairs and 3 sunbeds and BBQ allows all the party to enjoy this West facing area enjoying the sunset. The sun hits the pool area early to mid morning depending on the season and stays with you until sundown. The neighbourhood has many permanent residents and with plenty of space between properties you can enjoy the peace and quiet of the area. With limited traffic the area is also ideal for bike riding (5 provided in the rental cost) and walking (if you have to get some exercise).

Coast/Beach
The nearest beach is just a 15 minute drive away but with over 15 beaches to choose from within 1.5 hours drive you will be spoiled for choice. The Gulf coast boasts 5 of Americas top beaches and with miles of white powdered sand to walk on you will see why.Many public beaches will have all the facilities you need.

Golf
There are 4 18 hole and 2 9 hole championship level golf courses within a 10 minute drive, with many more available for an extra 10-15 mins. Most course will rent clubs (do check before hand) and may not need proof of handicap.
There is even one within walking distance of the Villa.
For the little ones, crazy golf is 15 mins away.

Special interest holidays
Fishing is almost a national sport in Florida, and whilst rods are provided most keen anglers do bring their own. The area is extremely flat and with many state parks around, therefore cyclists are also catered for. We do have pleasure bikes as part of the rental not touring ones. Keen sailors can hire boats, jet skis or parasail within a 10 minute drive. Nature lovers can visit the state parks and wildlife enthusiasts can see a huge variety of birds and local wildlife not far from the villa.

Travel
Tampa airport is 1.5 hours away and you can get direct flights from the UK.
Orlando is 2.5 hours, whilst Miami is c.3 hours.
Fort Myers is 1 hour way and can be reached by internal US flights from many major US cities.

Distances
There are many restaurants and shops catering for all tastes just a short drive away, with some menus and locations provided in the Villa.
Port Charlotte with its harbour and shopping mall is just 15 mins away with larger shopping malls at Ellenton Prime Outlets(50 mins) and Naples- Miramar (1 hour).
Busch Gardens is easily do-able for the day being 1.5 hours away and the International Shopping mall close to Tampa airport is a must for the designer labels.

Further details
There is a small local plaza within 5 mins drive with a great restaurant (I recommend the Margaritas!), laundry, hairdressers, sandwich shop,liquor store and DVD rental. There are 2 American banks here too. Within 10 minutes you will find major supermarkets, shops restaurants etc. There is a wide selection of restaurants within 15 mins drive and a cinema and bowling alley at Port Charlotte Mall.
Boats can be hired for fishing trips or you can go on a tour and watch the sun go down within a 5-10 min drive. You can even fish in the canal network that backs onto most of the properties in the Rotunda area.

There are many bike trails around the area too and Rotunda Community Park is walkable and has free tennis courts. The wild life watching often comes for free.

Booking notes
To book our property you will need to put down a £150/$200 deposit and complete our booking form which agrees to the terms and conditions of rental. The balance of the payment is then due 8 weeks before the occupation date along with a refundable £150/$200 security cheque to cover in the event of major breakages or damage.

Truly Amazing Villa. If you are looking for a romantic getaway or a family vacation this is the vacation spot for you. The villa is very well maintained and the owners have thought of everything imaginable to make your stay as comfortable and enjoyable as possible. The small town appeal and the beautiful beaches that are not crowded add to the majestic and relaxing experience. There is plenty to see and do in the area. About the owner
We have owned our home in Rotonda since 2006 and began renting from September 2006. Since then the majority of our rentals come from return visits and we are now pleased to call these people our friends. We have made personal touches to the home that our guests seem to enjoy such as an aray of reading material ( some kindly donated by our guests), games, dvds and pictures. Our guest book comments have been very complimentary (thank you all) and our management team have been praised by all concerned. We sincerely care about our guests enjoying our home as much as we do.

Why the owner chose a home in this location
Having visited the area on holiday in 2001 we fell in love with the peace and quiet, the proximity to the beautiful beaches (and shopping malls) and the absolute rest that one gets in the Rotonda area. From the tranquility of Rotonda you are only 1.5 hours from Busch Gardens, 2.5 from Disney and 3.5 from Miami. Therefore you get the best of both worlds on a stay. With the ferry to Key West from Fort Myers daily taking 3 hours, it was ideally situated to explore the whole of Florida.

Unique benefits of the property
Our home is spacious and does have the added advantage of areas of privacy, with the Master bedroom not only having a huge bed, but a TV, Sofa and Chair. Only minutes from the 776,771 the access to the 41 and the I75 opens up the whole of Florida quickly. You can enjoy breakfast outside in the shade or in the nook overlooking the pool, before the sun hits the lanai about 9.30am and then stays with you all day. The area surrounding our home has neighbours who are residents and very little traffic and therefore kids can cycle around safely.
