Formosa Garden Estates is a prestigious gated community with villas located just 2 miles from Disney World in Kissimmee, Florida. Formosa Garden Estates is a quiet community in a convenient location to all of the Orlando attractions, shops, restaurants, grocery stores, golf, and Spring Training Baseball. If privacy is important to you, you'll love staying at our villa, which sits on a 1/2 acre lot, backs to a small lake and has plenty of space between us and all of our neighbours. Some of the other features we feel separate our villa from other rental villas in the Disney area are: Broadband DSL Internet Service with WiFi router, free domestic and international phone calls, expanded TV service including NFL Sunday Ticket, HBO, Major League Baseball and European Sports (including live Premier League matches), South-facing pool/spa which backs to the community lake.

Notes on accommodation
Children will have a wonderful time by the pool, in the games room or playing PS2 in the jungle-themed bedroom. Pool area is secured by an audible alarm system to protect against young children entering pool area unaccompanied by an adult.
Our Villa is a strictly no smoking property. Smoking is not allowed anywhere inside the villa or games room. Smoking inside the villa is a violation of the rental agreement and could result in loss of Secuirty Deposit.

Outside
Pool is 30 X 16 feet and has a built-in spa with spillover. Pool/Spa has a solar heater (no charge) and optional gas heater (additional charge). Pool area has a lanai with table and chairs. Pool has a large deck with lounge chairs. There is also a sun deck, outside the screen area. BBQ is available at an additional cost.
Coast/Beach
The Atlantic Ocean beaches (New Smyrna, etc) are approximately 75 minutes away. The Gulf Coast Beaches (Clearwater, St Pete, etc) are approximately 2 hours away.
Golf
Convenient to numerous Kissimmee golf courses including all of the Disney courses, Orange Lakes Country Club, Celebration, Falcon's Fire, Mystic Dunes, Highland's Reserve, Hawk's Landing and many more.
Travel
Orlando International Airport (MCO) is approximately 20 miles (25 minutes with no traffic) away. Orlando Sanford International airport is approximately 40 miles (45 minutes with no traffic) away.
Distances
Approximately 2 miles from Walt Disney World. Approximately 10 miles from Sea World. 12 miles from Universal Studios and Wet N Wild. 60 miles from Kennedy Space Center.
Further details
Local shops and restaurants, located on US 192, are all within a mile. Find it hard to keep up with your favorite sports teams while you're visiting visiting Florida. That's no longer a problem if you stay at our villa. With our subscriptions to NFL Sunday Ticket, MLB Extra Innings, Setanta Sports (Live EPL matches) and Regional Sports networks, it's easy to follow your favorite teams while visiting the sunshine state.
Booking notes
Requesting a rental agreement holds villa for 7 days at no obligation. £250 ($5000) Security Deposit is required to secure villa. Full payment is due 10 weeks before arrival. Cancellation Policy is specified in rental agreement. Credit Cards accepted via Paypal. Credit Card payments will incur a 3% surcharge to cover paypal's processing fees. Stays of less than 5 nights will incur an additional cleaning fee.
