The villa is located in Sugarmill Woods on Florida's beautiful Nature Coast. This luxury villa completed in May 2006 offers very high standard accommodation in the peace and tranquillity of a woodland setting. The living area is approximately 2400 square feet and is fully air conditioned with ceiling fans in most rooms and on the lanai. Sugarmill Woods is a unique location. It is near the Gulf of Mexico, south of Homosassa. It was designed to offer all homes with a woodland or golf course view by ensuring that deep greenbelt is preserved behind every house. This villa is centrally situated on a double lot and there is woodland on either side offering privacy.

Price is for the property per week in UK Pounds. Payments can also be made in US Dollars. Discounts available for long lets. Rates are inclusive of 9% sales and tourism tax.
A 10% deposit secures the reservation. The balance should be paid 8 weeks before arrival together with a £200 security deposit. A $75 cleaning charge should be left on departure.

The villa is air conditioned throughout.
Windows and doors with access to the pool are alarmed for childrens safety.
Outside
There is a solar cover for the pool to retain heat and electric heating is available for £50 per week (optional).
A gas barbecue is available. The dining table on the lanai seats 6. Loungers are available.
Coast/Beach
The villa is only a short distance from the Gulf of Mexico but direct access is not possible as it is a nature reserve. The nearest beaches with white sand and palm trees are a 20 minute drive away.

Travel
The nearest airport is Tampa a 50 minute drive up the quiet rural toll road, the Suncoast Parkway which ends 2 miles away from the villa.
Orlando International and Sanford Airports are 1 3/4 and 2 hours drive away.

Sugarmill Woods is located near the junction of the US19 and US98.
Homosassa is 6 miles to the north and Crystal River is 5 miles beyond. To the south, Weekie Wachee is 12 miles away and Spring Hill and New Port Richie a little further on. The zip code is 34446 if you would like to check it on Google Earth.
Further details
The area is famous for its wildlife and outdoor activities. Manatees can be viewed from a floating underwater viewing gallery at the Homosassa Springs Wildlife Park and in the rivers nearby. Boats can be hired to swim with the manatees or to take a trip to the Gulf. Cycling, walking and bird watching are also popular activities. Owner profile
About the owner
My wife and I live in Kent, about 40 miles east of London. We visited Florida first of all with our children to visit theme parks and fell in love with the State. We returned on many occasions when our children were grown up staying in villas up and down the Gulf Coast and returned time and time again to our favourite location where we built this villa.
We plan to live permanently in the USA and had the villa built and furnished as our future home.
Why the owner chose a home in this location
The area is unique in that Citrus County is off of the main tourist track and is noted for its nature trails and shallow gulf waters that are home for manatees during the winter months. There are few beaches and just palm forests breaking down into islands and inlets to the Gulf of Mexico.
The Homosassa and Crystal Rivers are very beautiful and are best viewed from the water where dolphins and manatees can often be seen.
Sugarmill Woods is also very different to most developments. The infrastructure was put in place in the early 70's but many lots have not been built on yet. All homes have a large area of green belt behind them or a golf course view and are not overlooked.
Unique benefits of the property
The villa is built on a double lot with only one other home in nearby. The pool is south facing and receives the sun from early morning till late afternoon. The pool is sterilised with a salt chlorination process which reduces the need for strong chemicals and can be electrically heated.
Boats and scuba equipment can easily be hired to explore the shallow clear gulf waters. The road (19) to south has warning signs to beware of bears which gives an idea of the type of area this is. There is only a few of them in the Chassahowitzka area and they are very shy!
For the occasional theme park visit the Orlando parks are only 90 minutes away. Another unusual place to visit is Cedar Key with clapper board houses and wooden board walks with art galleries, boutiques and restaurants.
