Our brand new luxury 4 bedroom villa has its own private pool and 7 seat hot tub and sleeps up to 8 people. It is large and airy and comprises a lounge/formal dining room, family room/kitchen/breakfast nook, 2 double and 2 twin bedrooms, 3 bathrooms, utility room and automated double garage. It is fully air-conditioned and for the furnishings and finishing touches a professional interior designer was employed to ensure a home that offers a very high standard throughout. We have our own private seawall and mooring which has direct access to the gulf. We have an outdoor kitchen complete with built-in chargrill BBQ, fridge and sink unit. At your disposal are 2 adult bikes, 1 childs bike and a trike.

Notes on prices
Prices are per week in US dollars, UK pounds and euros for up to 8 persons. Special rates apply for 4 + weeks. There is an additional $95 pre/post-rental clean. Electric pool heat is $110/£63 per week. Hot-tub heat is $90/£49 per week.
Changeover day
We do not have a set changeover day and could therefore be flexible on this. Arrival after 4pm, departure no later than 11am unless pre-arranged.
Accommodation

| Kitchen: | The kitchen comes completely stocked of all utensils, crockery, cooking equipment. There is a hob, oven, microwave oven, dishwasher, American fridge/freezer with ice dispenser, blender, coffee percolator and toaster. |
| Utility Room: | For your use is a topload washing machine, tumble dryer, ironing board, iron, mop and bucket, dustpan and brush, broom. |
| Living Rooms: | In the formal family/dining room there is a separate 3-piece suite for quieter times along with the dining table and chairs. The family room situated off the kitchen houses two sofa's, the TV. and DVD/video recorder. Various DVD's and videos available. |
| Cleaning/towels/ linen/maid service: |
All bed linen, kitchen towels, bath towels and beach towels are provided. Property is cleaned on departure of guests. Post rental cleans are charged at $95 for stays of less than 7 nights. |
Notes on accommodation
House is fully-air-conditioned. It is a child-friendly house and has a large mitred window from the kitchen which allows total view to pool area. There is a baby barrier around the pool but if this is removed it is then your sole responsibility for safety.

Accessibility
This is a single storey property and has standard width doors throughout the property. The front door is double width. However the bathrooms door not offer disabled facilities, ie lifts etc.
Outside
The outdoor area/lanai offers a dining table and 6 chairs. We have a fully fitted outdoor/summer kitchen complete with chargrill BBQ, sink unit, fridge and work-tops. There are 4 sun loungers and various inflatables for the pool. The rectangle heated pool is 13x26' and 3'- 6' deep. Off this is a 7 seat hot-tub.
Coast/Beach
The Gulf Coast offers some of the most amazing white sand beaches that stretch for miles. Boca Grande, Englewood, Manasota Key and Stump Pass are a 10-15 min drive from the house. If you are craving activity then head to Port Charlotte beach for sea sports, again a 10-15 min drive. If you prefer something with a more peaceful Caribbean setting then head for Gasparilla Island (Boca Grande). Caught in a time capsule, this beautiful little island has the most stunning and exciting beaches.
Golf
Golf is a 'must' and in the area where the weather is good, courses come as standard and you will be spoilt for choice. There are currently upwards of 30 fantastic courses within a 15-20 mile radius. From May-October the courses are quiet and tee times can often be arranged the same day. Riverwood Golf and Country Club, rated 4.5 stars by Golf Digest and Deep Creek, are two of the best conditioned in Charlotte County. Nearby Long Marsh, par-72 took 2 years of planning to take full advantage of its natural breathtaking views and serenity.
Travel
Car hire is essential in Florida - this is very easy to organise. Florida currently has significant international airports with Tampa being the closest, then Orlando followed by Miami. Tampa is approx 1½ hour drive to Port Charlotte. Orlando is approx 2 hours drive to Port Charlotte. Miami is approx 2½ -3 hours drive to Port Charlotte. Fort Myers also receives some international flights and is worth checking when you are booking. This would be a 30 minute drive.
Distances
Manatee Creek is located approx 2 miles from the centre of Port Charlotte where you have most of your restaurants and shopping malls etc. Boca Grande is approx 15 mins by car as is Punta Gorda another area of interest. Disney would take approx 2 hours and Busch Gardens, Tampa about 1 hour 15 mins. The beautiful towns of Sarasota and Naples are approx 40 mins.
Further details
Excellent restaurants are South Beach (amazing sunsets), ocean side restaurant on Boca Grande the Lock N Key next to Manasota beach. Cabbage Key reached only by boat or sea-plane! In Port Charlotte Mall you have Macy's, Beale's and other major outlets. There are 2 huge designer outlet centres, one north, one south, approx 45 mins drive. The Shell Factory and Babcock Wilderness Centre are both worth a visit nearby. Excellent fishing trips can be arranged, pleasure or sport.

A security deposit of £150 is required with the balance. This is to be held against return of keys, inventory damage, excess cleaning costs, long distance calls, where applicable etc.
