For years we rented vacation homes all over Florida. We always tried to find grander properties, not overlooked to the rear, with private, large decked south-facing pools. When we found this property we loved it and the area so much that we had to buy it. It is much larger than most and its rooms are spread-out, not simply directly adjoining a central lounge area, so that friends and family sharing can enjoy space apart as well as time together! Although constructed as a 5 bed, 4000 sq ft luxury villa, ‘The Palms’ has been professionally furnished as a large 4 bed for up to 8 discerning guests. Will appeal to those seeking a much grander than the average 2000-2500 sqft home with a large south-facing pool and deck area, not overlooked, within half an acre of secluded landscaped gardens. Built on an oversized corner lot, we also own the lot behind the house which is fenced and grassed for extra privacy. Three of the four bedrooms are equipped with American king-sized beds.

Saturday is preferred changeover day, but is flexible out of season.

Bedrooms: Bedroom 1 and 2 are master rooms with American king size double bed and en-suite.
Bedroom 3 with American king size double bed.
Bedroom 4 with twin beds.
Bathrooms: En-suite bathrooms to master bedrooms 1 and 2.
Bedroom 3 opens into the 3rd bathroom en-suite style. This is also shared from the bedroom corridor via a separate lockable door to the 4th bedroom (twin).
Poolside WC and shower.
Kitchen: Large kitchen with island unit, includes cooker, hob, fridge/freezer with ice and filtered/chilled water dispenser, microwave, full kitchenware and utensils.
Utility Room: Top-load large capacity washer and dryer.
Living Rooms: Two separate TV lounges, plus a further lounge.
Other: Dining room and a breakfast area overlooking the pool.

Notes on accommodation
Air conditioning has individually controlled 4 zones (2 masters, 2nd TV lounge and main area). Wireless broadband provided. Intercom with radio fitted to all rooms and pool-deck and integrated to door-bell/door-talk. 2 x Sony Playstations (games hired at local Blockbuster). Cot/highchair rental can be arranged locally on request.

Outside
Private electrically heated pool is 24 x 24' L-shaped with spa/hot-tub adjoining. Large deck is south-facing and not overlooked. Also has shaded lanai areas. Stainless steel BBQ included. 6 x lounge sunbeds plus 8 chairs and tables. We own the lot behind the house. This is grassed and fenced. Gardens are extensive and well maintained.

Coast/Beach
There are lots of beaches in the area, some only accessible by boat. The nearest is Englewood beach (10 mins by car). This has boardwalk, showers, BBQ facilities. Take the bicycles provided over the 100yd ferry to check out the Palm Island beaches. Other nearby beaches include Boca-Grand, Lemon Bay, Don-Pedro and Gasparilla islands.

Golf
Rotonda from the air appears to be a perfect circle two miles from the coast and about three miles in diameter. It is full of (and surrounded by) golf courses, at least 5 courses within a 3-mile radius.

Travel
Tampa airport 1½ hour. St. Petersburg 1 hour 20 mins. Fort Myers 50 mins. Orlando 2½ hours.

Distances
Englewood 10 mins. Port Charlotte 20 mins. Venice 20 mins.
Sarasota 30 mins. Tennis courts and park 5 mins on bicycles (provided).

Further details
There are many restaurants around the local area including local fish/shellfish/crab as well as the more famous restaurant chains such as Red Lobster, Outback Steakhouse, Chillis, McD's (if you must),etc. Port Charlotte and its shopping mall & multi-screen cinema is approx 20 mins drive (Sears, JC Penny etc).

Booking notes
20% deposit with booking. Balance plus £200 / $350 security deposit 8 weeks prior to arrival. Rates include taxes, electric pool/spa heat and standard clean.

About the owner
We are an English couple, living in the UK. We bought our home in Rotonda, Florida in 2005 after renting many different Florida properties since our first visit in 1987. We bought this property because we enjoy spending time in Florida, not simply to run as a business. We spend approx 3 months per year at our home, maintaining it to the very high standard that we expect and enjoy.

Why the owner chose a home in this location
We chose this property because we love the quiet location, the unusually large size of the home, the privacy of the large south facing pool area and Rotonda's location (near to beaches, marinas and golf courses), shops and restaurants nearby; the towns of Venice, Sarasota and Port Charlotte within a short drive.

Unique benefits of the property
Most of the Florida properties we have rented in the past had a central, large lounge area with doors around the perimeter opening directly into the bedrooms. This home was larger, with the bedrooms more spread out, opening off a further corridor. It also has two separate TV lounges, so anyone watching TV in the lounge does not disturb other guests sleeping. The pool is larger than most other villas and the sunbathing area is south facing. The house also has an extra plot to the rear which we keep fenced and grassed for extra privacy. No surrounding houses overlook the pool.
