Attractive 3 bedroom villa situated in Bradenton on the relaxing Gulf coast area of Florida. The villa is situated at Regal Oaks, a peaceful, immaculately maintained community 25 minutes from the Gulf Coast beaches. The villa is fully air conditioned with its own 28ft private pool, ideal for children and adults alike. Digital Cable flat screen TV, DVD and Hi-Fi are located in the lounge. The lounge is open plan with patio doors leading out onto the pool area. The fully fitted kitchen comprises a casual dining table and chairs with bar stools for use at the breakfast bar. The villa is ideally situated for exploring the beautiful Gulf Coast beaches. Other attractions such as Golf, Water Sports, shops and restaurants are all located nearby. Free unlimited US and Canadian phone calls and internet access.

Changeover day
Please leave by 10.30am on day of departure. Arrivals from 4pm. We will try to be as flexible as possible but please allow for villa cleaning.

| Living Rooms: | Spacious open plan living area with patio doors leading to the poolside. Luxury leather sofas, Digital Cable 32" TV, DVD and Hi-Fi. The nook, (just off the lounge) offers an additional sleeping area by use of the double sofa bed. |

All towels and linen are provided together with separate beach towels. A departure clean is included in the cost of the rental. An additional cleaning service can be arranged at additional cost. |

Outside
Private screened pool (westerly facing). Large lanai with 28x12ft heated pool (electric heating available at additional cost). View over lake with wonderful wildlife to watch. Four sun loungers and large patio table and six chairs for alfresco dining. Removable safety fence on site for those with younger children.
Coast/Beach
For beach lovers, Bradenton beach and the Gulf islands of Anna Maria island, Longboat key, Siesta key and Lido provide some of the most dazzling, white sandy stretches of coastline in the whole of North America. This area of Florida is regularly voted as one of the top 20 beaches in the whole of the USA. All are within approximately 25 mins drive from the villa.
Golf

Travel
Sarasota airport is approx 15 mins drive. Tampa International airport is approx 1 hours drive, Orlando International is approx 2 hours drive and Sanford is approx 2½ hours drive. Car hire is essential.
Distances
Busch Gardens and Adventure Island are approx 1 hour drive. The Disney attractions are approx 90 mins drive and a further hour to the East Coast where Daytona Beach and the Kennedy Space Centre are located. There are many shopping malls in the area and Ellenton Prime Outlet Centre is only 10 miles away. Local shops and restaurants within 10 mins drive.
Further details
Known as 'Florida's Cultural Coast', Sarasota offers World class art and entertainment for the whole family to enjoy. Water sports, Kayak hire and fishing are all located along the coast. The World famous Mote Aquarium and St Armands Circle are within an easy drive as is Myakka State park where you can see the alligators whilst on board an airboat.

Booking notes
A deposit of £100 per booking is required. Security deposit of £100 per booking payable with balance payment - returnable post holiday inspection. Pool heating additional £60 per week if required. Balance to be paid at least 6 weeks prior to occupancy. A booking form and term & conditions will be sent by email as our Website is temporarily unavailable.
