This is a brand-new, fully air conditioned villa located on the beautiful Sunset Ridge development, a private, gated community close to all of the central Florida attractions. With 5 large bedrooms and 4 bathrooms it can comfortably accommodate 10. There is also a Queen size sofa bed in the study for larger groups. The property is privately owned and was completed in October 2005. It is furnished and equipped to a very high standard, everything you need for a holiday you will never forget is provided. The large 30' x 12' private pool will keep the kids entertained while you relax in the hot-tub after a hard day at the theme parks. There is a large selection of shops and restaurants available locally and the fantastic Highlands Reserve, Southern Dunes and Champions Gate golf courses are all under 10 minutes away.

Notes on prices
Reduction of low season rates for bookings for December, January, February and March. Get 2 weeks for only £595 ($1075)! Prices are for the property per week in UK Pounds and US Dollars. Pool heat is available for £75 ($135) per week and is recommended between October and April.
Changeover day
Changeover day can be arranged to suit your travel schedule. The villa is available from 4pm on the day of arrival and must be vacated by 11am on the day of departure.
Accommodation
| Bedrooms: | There are two master bedrooms, each with queen size beds and en-suite bathrooms. Bedroom 3 is a double room. Bedrooms 4 and 5 are twin rooms. All rooms have ample wardrobe space. |
| Bathrooms: | There are 4 bathrooms in total. The two master bedrooms each have an en-suite bathroom and there are 2 further family bathrooms, with bath/shower and twin wash basins. |
| Kitchen: | Kitchen includes and oven and hob, large fridge/freezer, microwave, dishwasher, coffee maker, etc. and is equipped with all the usual utensils, cutlery, crockery, etc. |
| Utility Room: | There is a washing machine and dishwasher installed in the garage (the utility room was converted to a 4th bathroom for extra comfort). An ironing board and vacuum cleaner are also provided. |
| Living Rooms: | The lounge is equipped with a large screen TV and DVD player. The large sofa doubles as a queen-size sofa bed. The separate front lounge/study area also includes a sofa and separate chair. |
| Other: | The dining area includes a table and 6 chairs and there are 3 bar stools provided at the breakfast bar. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are included. If required, we can arrange maid service during your stay for a small additional fee. |

The pool area has a safety gate that can be used to prevent children from reaching the poolside. The villa is non-smoking and we do not accept pets.

Outside
The large 30' x 12' private pool is for the sole use of our guests. A hot tub is provided which can be heated separately from the pool. Patio furniture is provided within the screened area.
Coast/Beach
The villa is less than 90 mins drive to the beaches of Clearwater and St. Petersburg to the west and Cocoa Beach and Daytona to the east.
Golf
There are many fantastic golf courses all situated within easy reach. Southern Dunes, Highlands Reserve and Champions Gate are all less than 10 mins away.
Travel
Nearest airport is Orlando international (MCO) which is approx 30 mins drive away. Many charter flights use Sanford Airport (SFB) which is about 50 mins away.
Distances
All of the Disney parks are within 15 mins drive. Other theme parks such as Universal Studios, Sea World and Wet 'n' Wild are less than 30 mins away. Busch Gardens is approx. 90 mins drive.
Booking notes
If you would like to book our villa, we require a £100 non-returnable deposit per week to secure the booking. The balance is payable 10 weeks before travel. Payment can be made by cheque, bankers draft or PayPal.
