Sunset Plams Villa is a fantastic brand new 5 bedroom, 3 bathroom villa that has been luxuriously furnished throughout. A key feature of the property is the extended south-facing pool and spa, which overlooks a conservation area that can only be described as magnificent; especially when relaxing in the spa enjoying your favourite drink and watching the Florida sunset on the horizon! The villa is located on the southern fringe of the Sunset Ridge gated community adjacent to the conservation area and is approximately 1 mile from Junction 55 of the Highway I-4 on the SR 27. The highway allows for fast access to Disney (approx 10 mins) and other central Florida theme parks as well as the beaches. A good choice of restaurants is available locally as is shopping with a huge Wal-Mart and a Publix supermarket close by. If golf is your game then you are spoilt for choice with Highlands Reserve, Southern Dunes and Champions Gate all under 10 mins away.

Notes on prices
All local taxes are included in our rates. Daily rates are available on a pro-rata basis. Pool and spa heat is available at £15 per day - this is total for heating both (please note that the spa is heated separately to a higher temperature than the pool for your added enjoyment). Late availability rates are available on request. Bookings over 14 nights duration will be eligible for a 10% discount on our standard rates. Further discounts may be available for longer stays.

| Bedrooms: | Bedrooms 1 and 2 are Master Suites, each has a king size bed (known as superking in the UK), an en-suite, walk-in wardrobes and wall mounted flat screen LCD TVs. Bedroom 3 has a queen size bed, whilst bedrooms 4 & 5 both have twin beds - all with TVs. |
| Bathrooms: | En-suite bathrooms to both Master Bedrooms have bath/ shower over, wc, wash basin and shaver points. Main bathroom (no.3) has bath/shower over, wc, twin wash basins and shaver points. |
| Kitchen: | The kitchen has a hob/cooker, a dishwasher, large side by side fridge/freezer with ice maker/water dispenser and an eye-level large microwave. The kitchen is fully equipped with all utensils, cutlery, crockery, tea-towels etc. |
| Utility Room: | Utility room houses large top loading washing machine and separate dryer, vacuum cleaner, ironing board and iron. |
| Living Rooms: | The family room has a large screen TV with home cinema/ DVD/ VCR. (Playstation 2 is located in Bedroom 4). The separate front living room has 2 large sofas and is ideal for some quiet time! Dining room is adjacent to the kitchen area. |

Notes on accommodation
The property is air conditioned throughout (the system also provides heating for the cooler months). The pool area can be screened and the patio door is alarmed for the added safety of young children. A telephone is provided and all local calls are free. The property is non-smoking, however, ashtrays are provided for smoking outdoors. No pets please.

Outside
The private south-facing pool is for the sole use of our guests. The pool has been extended for your added enjoyment and the spa adds an extra dimension of luxury - both can be heated. The pool area is fully screened to help keep the area clean and free of bugs. There is plenty of patio furniture for all guests to relax. The pool area overlooks a magnificent conservation area - an ideal backdrop for the Floridian sunset.
Coast/Beach
Sunset Palms Villa is approximately 1 mile from Junction 55 of the Highway I-4. The highway allows for fast access to the beaches, particularly, to the west for St.Petersburg and Clearwater. Travel east for Cocoa Beach and Daytona. The beach destinations are all under 90 mins drive time.
Golf
Highlands Reserve, Southern Dunes and Champions Gate are all popular and highly respected golf courses. Sunset Palms Villa is centrally located to all 3. The courses are under 10 mins drive away.
Travel
Orlando International Airport (MCO) is the nearest airport and is approx 30-40 mins drive time. Two further airports, Sanford and Tampa, are also convenient at approximately 60 mins drive time. The use of a car is highly recommended.
Booking notes
All local taxes are included in our rates. A £100 per week holding deposit is required to confirm a booking. A £150 refundable security deposit is payable with the final balance, which is due for settlement in full no later than 8 weeks before departure.
