| Bathrooms: | The en-suite bathroom has a walk-in shower, marble type bath, WC and vanity unit. Bathroom 2 next to bedroom 2 has bath with shower over, vanity unit and WC. Bathroom 3 adjoining twin bedroom has walk-in shower, WC, hand basin - leading onto pool area. |
| Kitchen: | The kitchen is fully equipped with all the modern facilities you could wish for. Full cooker, fridge, freezer, ice-maker, microwave, coffee maker, blender - loads of crockery, glasses and cutlery. All you have to do is the food shopping. |
| Utility Room: | The laundry room houses a large American washing machine and tumble dryer and leads through to the double garage. |
| Living Rooms: | The living room has a 3 and 2 seater settee with reclining chair and various occasional tables. Complete with cable TV, VCR and Hi Fi system. |
| Other: | The dining room with seating for 6 is ideal for that more formal occassion. The breakfast nook is adjacent to the kitchen and overlooks the pool and is further complimented by a breakfast bar. |

Outside
The heated 14' x 28' pool has underwater lighting for that evening swim. The 44' pool deck has everything you need for your alfresco dining. gas BBQ, chairs, table and sun loungers. The fishing dock at the end of the property is perfect for a relaxing fish or just watch the turtles sunning themselves on the opposite bank.
Coast/Beach
The 4 whitest finest sandy beaches are 10 mins away, clear tropical waters, exotic vegetation and abundant wildlife combine to make your trip unforgettable. Bottle nosed dolphins are the stars as well as tropical birds - egrets great herons, peilicans, eagles, osprey, cormorants and during the winter months great white pelicans. And for the children a trip to the beach to gather shells and sharks teeth. All this and the Florida sunshine.
Golf
5 Championship sized golf courses all within 10 mins drive.
Travel
Tampa airport is approx 1 hr 15 mins and Orlando 2hrs, whilst to the South there is the newly opened International airport of Fort Myers (1hr) and further south Miami (3hrs). Use of car essential.
Distances
The villa is ideally situated for visiting the fashionable districts of Venice, Siesta and Longboat Keys, Naples and the Islands of Captiva, Sanibel and Marco which are well known for the popular hobby of shell collecting. All these resorts lay on the coast of the Gulf of Mexico. To the South there is the Everglades National Park (2 hours). Port Charlotte Mall (15 mins) Sarasota (45 mins).
Further details
The district is also served by a variety of family owned restaurants providing a variety of quality food at reasonable prices, all within easy driving distance. The local supermarkets of Winn Dixie (6/7 mins) and Publix (15 mins) are ideally placed for all your food shopping.
Booking notes
Booking will be confirmed upon receipt of booking form and 20% of rental. A returnable security deposit of £150 required 6 weeks before the rental date. This to be held against any damage or excess cleaning reported by our Management company. A cleaning fee of £30 is required.
