Our Florida home is a newly built two storey, 4 bedroom, 2.5 bathroom villa at the walled community of Sunrise Lakes on hwy 27 just off US192. This is a mixed community of rental and residential dwellings. It is approximately 6 miles from Disney (10 mins) and close to all the other local attractions.
It has been designed and furnished to the highest standard to give guests the luxurious holiday they deserve. It has a 28' heated pool with a lake view. We provide free phone calls including long distance and international so you can tell everyone what a wonderful time you are having.
You will be met at the villa by our agents who will provide you with a welcome pack of food and your choice of beer or wine so there is no chasing around looking for keys after your long flight. They will give you a tour of the villa and explain things to you.

Rates are weekly in UK pounds/US dollars but the villa is available for shorter stays. An additional cleaning fee will be charged for bookings of less than 6 days. Note: Discounts available for late/return bookings or longer stays so please contact us. All prices shown include local taxes. 4 weeks for the price of 3 in Sep - Dec 2007 or Jan - Mar 2008
Changeover day
Normal check-in time 16:00 or later. Check out time 11:00.
If required and available earlier check-in and/or later check out times may be arranged.

| Bedrooms: | The upper storey consists of four bedrooms all with cable TV/DVD. There is a Master bedroom with king size bed, en-suite and a huge walk in closet, two bedrooms with queen size beds and a twin room complete with X-box and games. |

| Kitchen: | There is a well-equipped kitchen which contains everything you need including cooker, hob, fridge/freezer with ice maker, microwave, toaster, kettle, blender, waste disposal and has a large walk in larder. |

| Living Rooms: | Formal family room with a large comfortable sofa/queen size bed and an equally comfy two seater sofa. A family room with a sectional sofa and adjustable coffee table. A 32" cable TV, DVD/video, CD stereo and assorted DVDs, CDs, books & board games. |

The villa is cleaned before and after your visit. All linen and towels are provided including pool towels. |
Notes on accommodation
The Central air conditioning will keep the temperature fairly constant whether hot or cold outside. The pool has a child safety fence and an child alarm on the patio door.
The villa is protected by a monitored alarm and has a safe available. Note: No smoking is allowed inside the villa.

Outside
The large, private 28'x14' pool is heated when necessary and has underwater lighting. It is screened to stop any unwanted guests. This includes privacy screening to the side. We provide good quality pool furniture including loungers and tables.
Coast/Beach
Cocoa beach can be reached in an hour with Gulf beaches a little longer.
Golf
There are numerous golf courses within a few minutes drive. Details of these can be provided on application.
Travel
Car hire needed. Only 30-40 minutes from Orlando international airport and an hour from Sanford or Tampa airports.
Distances
It is approximately 6 miles from Disney (10 mins) and close to all the other local attractions. Busch Gardens, Kennedy Space Centre are around an hour away. Other theme parks such as Seaworld & Universal can be reached in 20-30 minutes drive.
So everything you need is very close to hand.
Further details
Within walking distance there is a bank, post office, supermarket, fast food restaurant and pharmacy. There is a Super Wal-mart very close. There are many restaurants on the US 192, just a five minute drive away.
Booking notes
A reservation of your date will be held for 5 days until confirmation. A 25% non-refundable deposit is required to secure a booking. Reservations made within 8 weeks of arrival require full payment. A $300 imprint of your credit card will be taken on arrival as a security deposit. Pool heating is available at an additional £15 per day, minimum 3 days (recommended November-April). Cancellation: 8 weeks before arrival - loss of deposit. 8 weeks - 50% of total. 4 weeks - 100% of total.
