Welcome to our Highgate Park Villa, a luxury 4 bedroom, 3 bathroom house set in the quiet location of an exclusive new gated community, within just a few mins reach of all the best attractions in Orlando, Florida. The villa is ideally situated with the; The Disney World Main Gate is just a 15 Minute Drive, Universal Studios a 25 min drive, Sea World a 15 min drive and Kennedy Space Centre is about 1 hour drive. You are only a few minutes away from a selection of fine restaurants and shops. The nearest supermarket (Publix) is only a 2 min drive away and the 24hr Walmart supermarket is only 5 mins away. The house is also ideally situated for golf lovers, with several championship golf courses within just a few mins drive (Highlands Reserve). Tennis courts and a children's play area are located on the site of the villa for your use free of charge. There is also a local management company on hand for any problems that occur during your visit.

Changeover day
Changeover day is flexible. Arrival time is after 4pm and departure time is 10am.

| Kitchen: | The kitchen has seating area (nook) for 4 (table and chairs), together with a breakfast bar. Appliances include: cooker, hob, dishwasher, fridge/freezer, microwave, coffee maker, toaster, kettle etc. Fully equipped to cater for all your needs. |
| Utility Room: | Includes washing machine, tumble dryer, vacuum cleaner, laundry basket, dust pan and brush, hoover. |
| Living Rooms: | The villa has both a formal living room and a family room. The formal living room has a dining room table and chairs which seats 6, together with two sofas and a coffee table. The family room, has two sofas together with coffee tables, plamsa TV & DVD. |
| Other: | In addition to the four bedrooms, there is a sofa sleeper in the formal family room which can sleep an additional two. There is also access to the en-suite toilet from the pool area. The villa also has a games room. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are included in the villa. The property is cleaned after each guest departs, but if you would like to have it cleaned while you are there, this could be arranged for an additional fee. |
Notes on accommodation
The villa is fully air-conditioned, with ceiling fans in the master bedroom, family room and outside in the patio area. A cot and highchair are provided free of charge, if required. The pool area has been extended to ensure your extra comfort for your days lazing around the pool. Pool furniture includes, 6 chairs, table and 4 sunloungers. There is a screen around the front of the pool for extra security for small children (this screen can be removed) when you are using the pool. Please note the villa is a non smoking villa, therefore we ask all guests to refrain from smoking inside the villa at all times.
Outside
The house comes with its own private 15x30ft screened pool. The pool does come with a pool heater and their is an extra charge for heating the pool, which is payable before departure. Pool heating is recommended from November - March. The property is located in a very quiet location and is not overlooked from the back. The property is fenced in at the back of the property.
Coast/Beach
Daytona Beach is approximately an hours drive. Gulf Coast, Tampa, St Petersburg are also approximately an hours drive.
Golf
We are located 5 minutes drive from the championship golf course at Highlands Reserve. Other golf courses, including Disney and Champions Gate, are located approximately 15 minutes drive from the villa.
Travel
Orlando International Airport (MCO) is approximately 25-30 minutes away from the villa. Sanford Airport (SFB) is approximately 45-50 minutes away from the villa.
Car hire is highly recommended for your trip to Orlando. Car hire can be arranged at the various airports if you have not already made prior arrangements. Dollar, Avis, Budget, National are on site at Orlando International Airport. Other car hire companies are available, but they are off site and easily accessible by a courtesy bus.
Distances
There are two supermarkets within easy reach of the villa, 24hr Walmart Supercentre - 5 mins and Publix 2 minute drive from the villa. There are a number restaurants and shops located about 5 minutes away. International Drive is located about 20 mins away, where again there is a huge selection of restaurants and shopping malls. Florida Mall is approximately 20 mins away from the Villa. Outlet shops are located both in Kissimee and along International Drive.

There are various pizza/chinese/indian/american faye takeaways and restaurants within easy reach from the villa.
Booking notes
A deposit of £150 is required to secure the booking. Remainder of the balance is due 8 weeks before departure. A security deposit is also required when the balance is due of £250.
