This lakeview villa is situated in Poinciana, Kissimmee, Central Florida. The villa has cathedral ceilings and so feels very light and airy. It is air conditioned and comes very well equipped. The rear of the villa overlooks a well stocked bass lake, where you can fish or simply watch the spectacular sunsets. This aspect makes the deck and pool area quiet during the day, whilst you sunbathe and swim. Unlike many villa we do not have any other pools to the left or the right of us so with the lake at the back you are never overlooked. The villa is situated in a quiet residential estate, close to Orlando Int Airport and within about an hour and a half drive from Sanford Int Airport. It is within easy reach of all major attractions such as Disney and Universal Studios, the area also has several Golf courses, Wild life preserves and access at Southport to lake Tohopekaliga for airboat rides or fishing. | Bedrooms: | This 3 bedroom villa has a master suite with king size bed has walk in closet and full bath. The front bedroom has a queen size bed and shares a bathroom with the twin bedded room. Both have oversize closets and all have drawer space, and ceiling fans. |
| Bathrooms: | The master suite has the ensuite bathroom. The other bedrooms share the second bathroom. The ensuite has a walk in shower, 2 basins, seperate bath and toilet. The second bathroom has a shower over the bath, basin and toilet. |
| Kitchen: | The kitchen is fully equipped with stove fridge and ice maker, toaster, blender, coffee maker and dishwasher. With a kitchen table and bar stools for larger parties. |
| Utility Room: | The utility room has washing machine, dryer, iron and ironing board. |
| Living Rooms: | In the living room one of the sofas turns into a queen size bed, there is cable television, DVD player and video player, along with Hi Fi a selection of games and books for both adults and children in the buffet/sideboard. There is also a MP3 player. |
| Other: | Also there is a more formal dining area which seats 6. International, long distance and local telephone calls are free as is access to the internet via your own laptop. The Master bedroom has a TV/DVD. |

There are plenty of linens towels and beach towels for your use during your stay. The villa will be cleaned for your arrival. When you go out, no one will enter the villa whilst you are there unless arrangements are made with the management co in Florida. |

High chair and cot are available for your use free of charge. There is also a barbecue for your use.
Outside
The pool has solar heating, sun loungers and chairs are provided along with a dining table for alfresco eating.
The pool is a generous even by Florida standards at 15 x 30ft, the screen span the width of the villa giving extra deck space for all day sunbathing. The pool goes from 3ft in the shallow end to over 6ft at the deep end.
The solar heating is free in the hot months the pool water is like bath water and in the cooler months it takes the chill off.
Golf
Florida is the golfing capital of the US and as such you are never far from a golf course. On our doorstep is the award winning course of Solvita and the Oaks is a couple of miles down the road.

There is also a driveway and a two car garage. The villa is less than 5 minutes from local shops, including 3 supermarkets several take aways and restaurants, hair salons and beauty parlors, video rentals and liquor stores. 20 minutes takes you to highway 192 where you can sample almost everything your heart desires. Poinciana Town centre is less than 5 minutes away on quiet roads. As
well as the above you can also find 2 Banks, a Post Office, library, medical centre and Gas station. The nearest Golf club is Stonegate at Solivita which is approx 2 minutes away and less than 5 minutes to the Nature Conservancy's. Disney Wilderness Preserve, where you can hike and learn about local wildlife. At weekends you can also visit Reedy Creek Nature preserve on Poinciana Blvd. About 10 minutes away is a riding stables and at Southport you can go on airboat rides or fish on Lake Tohopekaliga. If you like to fish the lake behind the house is full of bass and instructions for the first time fisherman are in the villa. Disney is less than 30 minutes away as are the Outlet Malls at Buena Vista.
Disney wildlife preserve is only a few minutes away as are airboat rides at Southport and the local school runs a boardwalk experience at weekends where you can see the native forna and flora along with snakes spiders lizards turtles and alligators, and its free!
Booking notes
To confirm your booking a £200 deposit is required and then 8 weeks before your arrival full payment plus a £200 refundable security deposit is due. Once full payment has been made for your stay, you will be sent a brochure detailing everything about the house, driving directions to the main theme parks and malls, and different restaurants around the area that we have tried.

About the owner
I live in Cheshire and have worked for the same company for last 23 years.
My family and I have been holidaying in Florida for the last 11 years, my first visit was in 1979 when my Grandparents took me to visit my Aunt and we drove from Washington DC to Disney and I became hooked. As my Aunt moved around the States with her family I visited several other States but kept coming back to Florida, and in 2000 decided to buy a place for the whole family to enjoy.

Why the owner chose a home in this location
We choose this location as it is near enough to all the attractions to go everyday but far enough away from the hustle and bustle to not be part of the rat race.
The estate is a residential estate and so there are always neighbours coming and going, which increases the security in our neighbourhood.
The lake view was one of the main drivers for this location, the sunsets are spectacular! It also means that the rear of the villa will never be overlooked.
Unique benefits of the property
The peace and quiet is something you need to experience to believe, during the day you can be out by the pool and the only interruptions to your relaxation will be the various birds who visit the lake, or the odd fisherman trying to hook a few bass!
There are plenty of places to get your groceries or take outs, and only a short drive away there are more restaurants than you could eat at during your holiday. Even now we still find new places to try.
