Tuscan Hills is in a peaceful area, located in Davenport just to the south west of Walt Disney World on the US 27. With the US 192 just over a mile away and the Interstate 4 being within 10 minutes, staying at our villa will give you easy and direct access to all the main traveling routes throughout central Florida. The Interstate 4 provides direct access Southwest to Tampa (60 minutes) and Northeast to the centre of Orlando and the Airports (Orlando airport 30 minutes, Sanford airport 60 minutes). You will be within minutes of all the essential amenities including a bank, petrol station, Publix supermarket, Super Wal-Mart, and a variety of shops, diners, bars and restaurants (including Devenneys Irish bar/restaurant which has recently opened and is just 2 minutes drive from the entrance to Tuscan Hills). On-site facilities include a Mediterranean style club house with gym, games room, tennis court, free internet access, children's play area, sand volley ball court, and a palm garden.

Changeover day
The villa is prepared for your arrival and available for you to access from 4pm on the day of your arrival and departure time is 10am on the morning of your departure.
Accommodation
| Bedrooms: | The luxurious master suite looks out over the rear of the villa and has a fabulous king sized bed. There is also a fantastic en-suite bathroom with shower. Bedroom 2 has a queen size bed. Bedroom 3 is a themed room with twin beds. |
| Bathrooms: | There is a fantastic en-suite bathroom in the master bedroom which comes complete with a huge walk-in shower, separate toilet, his 'n' hers basins. Bedrooms 2 and 3 share the second bathroom which has a bath with shower over the top. |
| Kitchen: | The large modern fully fitted kitchen comes complete with every modern convenience, including a cooker, microwave, fridge/freezer/ice machine, dishwasher, toaster, kettle and coffee machine. There is a breakfast bar with enough seating for 2 people. |
| Utility Room: | If you need to do any laundry, you will find a large capacity washing machine, tumble dryer, iron, and ironing board in the laundry cupboard. All bedlinen and towels are provided for your needs. |
| Living Rooms: | The villa has a large living room with 2 large luxurious sofas (1 of which can easily be pulled out and converted into a queen sized bed) and a comfortable armchair, allowing the whole family to sit down together at the end of an action packed day. |

Notes on accommodation
French patio doors give direct access to the pool deck as well as providing a great view out and lots of natural light in. There is also a cooling ceiling fan to ensure that the room stays cool as you relax. To help keep everyone entertained there is a large screen TV with cable TV, a DVD system and a CD player.
If you fancy escaping the sunshine for a while, this is the ideal place to come curl up and relax with a good book. The pool area is very child friendly as we have a secure fence right around the pool and spa (which can be removed if not required).
Outside
The single storey home itself is big enough for a large family, with three good sized bedrooms and 1402sq.ft of living space, all air-conditioned and furnished to a luxurious standard. You'll be able to relax around our large private 26 x 13sq.ft south facing pool, but should you wish to cool off, you can go inside the villa where all the rooms are kept at a cool and constant temperature. Alternately, just lie back and relax in our superb spa. We also have a patio table with chairs for outside dining. The private pool can be heated if required for $25 per day.
Coast/Beach
The villa is situated very close to Disney World however if you fancy a day at a beach an hours drive to the coast will take you to Clearwater beach or the beautiful St. Petersburg area.
Golf
The villa is situated just 10 minutes from many golf courses including the famous Championsgate course!
Travel
Orlando International airport is just a 30 minute drive from the villa. Sanford airport is 1 hour drive from the villa. Car hire is recommended to explore all Florida has to offer.

On-site facilities include a Mediterranean style club house with gym, games room, tennis court, free internet access, children's play area, sand volley ball court, and a palm garden.
Located just a couple of minutes from our villas on the US 192 is the recently opened Toll road 429, which takes you straight to the Walt Disney World complex. Taking this route means that from our front door, you can be driving through the main gates of Disney in just 10 minutes. As well as Disney there is a whole host of family attractions including Universal, Seaworld, and International drive with its numerous attractions; which can be reached in around 30 minutes. There are several quality golf courses just minutes away by car which cater for every level of golfer including Champions gate, Southern Dunes, Ridgewood Lakes and Champions Gate, plus over 20 more within a 20 mile radius.
If you prefer a little retail therapy instead, Orlando is home to a large number of malls and retail outlets including Mall at Millenia, Osceola Square Mall, Belz Factory Outlet, Belz Designer Outlet Center, Downtown Disney Marketplace.
Booking notes
To book this villa a completed booking form is required plus a deposit of £250/$350 within 7 days of confirming the booking. 10 weeks before you arrive the balance is collected. One week before you arrive a refundable security deposit of £250/$250 is required this is returned within 14 days of your departure, this can be paid using pay-pal (no fees).

My family absolutely loved your home. My daughter said it was her favorite part of the vacation. I guess I could have saved on all of those theme park tickets. The house was the perfect size for us. Also, it was such a cost savings not to have to eat out for every meal. Having easy access to our own pool was so delightful and much safer since many of us are non-swimmers. Why the owner chose a home in this location
15 years ago we spent our first holiday in Florida.
We have made many trips since with friends and family.
I purchased two properties in 2007 a 3 bed villa and a 5 bed villa both in the beautiful private gated community of Tuscan Hills which sits on the US 27 just 10 minutes from the gates of Disney World. Florida offers so much to do and see for young children right up to grandads and grandmas. Once you go you will simply want to return again and again. Having the freedom when you stay in a villa does not compare to staying in a hotel room. Full facilities that you would have in your own home plus lots more besides for many families.
Unique benefits of the property
The property is very near to many restaurants, bars, super-markets like Wal-Mart, Publix, chemists and of course Disney World is only 10 minutes away. Universal Studios would be half an hour away and Sea World and Discovery World would be 20 minutes away. Orlando International is 30 mins away also.
