Changeover day
Flexible changeover. Check-in is 4 pm on day of arrival and check-out is 10 am on day of departure.

| Bedrooms: | Master bedroom 1 has a Queen-size bed, large walk-in closet, a wall safe and patio doors to pool. Master bedroom 2 has a Queen-size bed and large walk-in closet. Bedrooms 3 and 4 each have twin beds and large closets. All bedrooms have cable TV. |
| Bathrooms: | The en-suite bathroom to bedroom 1 has a double vanity unit, garden bath, walk-in shower and separate WC. The en-suite to bedroom 2 has a vanity unit, bath with shower over and WC. Bathroom 3 has a vanity unit, bath with shower over and WC. |
| Kitchen: | The kitchen is fully equipped with cooker, double-door fridge/freezer, ceramic hob, microwave, dishwasher, waste disposal, coffee maker, blender, and electric can opener. A large quantity of china, glass, cutlery, cooking pans and utensils are provided. |
| Utility Room: | The utility room is equipped with a large washing machine and a large tumble dryer. |
| Living Rooms: | The family room is comfortably furnished to a high standard and includes a Queen-size sofa-bed. A 32" LCD flat-screen cable TV, DVD/video player and radio/cassette player are provided. The dining area will accommodate 6 and the breakfast bar will seat 4. |

A large stock of bed linen and towels, including pool towels, is provided in the home and is available for use as and when required. The villa is cleaned before each letting and otherwise as required. |

Notes on accommodation
Hairdryers are provided in all bathrooms. All bedrooms have cable TV. A cot/crib (with bedding), highchair and buggy are available. There is a child-safety screen fitted in the pool area and an alarm to the patio doors.
Accessibility
There is a small step (about 2") at each of the entry points, otherwise the home is on one level with no internal steps.
Outside
The lovely west-facing private pool is larger than average, 30' x 15', and can be heated (at extra cost). A pool cover is provided. There is a covered patio with a good selection of patio furniture, table with sunshade, 4 chairs, 2 recliners with ottomans. A gas BBQ is available for guests. Outside the pool enclosure is an area of lawn and hardstanding for the BBQ.
Coast/Beach
The villa is convenient for the Gulf and Atlantic coasts, both of which offer many beautiful beaches. St Petersburg and Tampa are about 60-70 miles (60-70 minutes) to the west and Kennedy Space Center and Daytona Beach a similar distance to the east.
Golf
Excellent golfing facilities abound in the area within a couple of minutes' drive (eg. Highland Reserve) and Champions Gate with a good selection of courses, including championship courses, is within easy reach, less than 10 miles (10 minutes' drive) away and there are many other courses in the surrounding area.
Travel
Orlando International is the major airport and is less than 45 minutes' drive. Sanford International Airport (mainly charter) is about 1 hour from the home. The use of a car in this area is essential.
Distances
Walt Disney World is about 12-15 miles (15 minutes' drive) from the villa and other attractions (Universal Studios, Seaworld etc) are about 20-25 miles (25 minutes' drive).
Further details
The closest Publix supermarket and a Pix gas station, various shops and restaurants are only few minutes' drive and within 2 or 3 miles of the villa are a large variety of shopping areas, restaurants and fast food outlets (Denny's, Macdonalds, Wendys, Burger King etc). There is a Walmart about 6 miles from the home. Two Banks (SunTrust and Regions) are situated near Publix and internet services are also available in the same complex. The nearest Post Office is about 6 miles away. There is a new 'strip mall' including JC Penney, Target, Books A Million, Ross, Best Buy etc 2-3 miles from the villa. The nearest hospital is about 6 miles away. An excellent English management team maintain the villa to an extremely high standard and are available to assist guests, if necessary.
Booking notes
A booking form must be completed and a non-refundable deposit of £100 per week is required. Full payment is due 8 weeks prior to departure. A security bond is required to be held against damage, loss and/or breakages and is refundable within 28 days of return. Pool heating, welcome packs and maid service (during holiday) can be provided at extra charge.
NOTE: the rental shown of GBP249 is the minimum rental and will usually apply to low season bookings of three or more weeks.
