Brand new and available from March 2009. Beautifully furnished and privately managed 4 bedroom townhouse on Regal Palms Resort with upgraded cable & Wi Fi, lazy river, lagoon swimming and slide. The resort is fantastic, great pool and clubhouse, with spa and gym, perfect for after a long day at the parks. Shops, banks, restaurants are close by. Adjacent to Highland Reserve golf course (par 72). Only 15 minutes drive from attractions. The house features a large living/dining room with flat screen TV, DVD and iPod docking station. Both master bedrooms are en-suite, one king sized upstairs with balcony and a queen sized downstairs, both have flat screen TV's and DVD. Two large twin rooms with shared bathroom. All rooms have cable and walk-in wardrobes. The house has a fully fitted kitchen and laundry room.

Changeover day
Available from 4pm on the day of arrival and vacated by 11am on the day of departure. Days flexible.

Notes on accommodation
Our 4 bedroom Bermuda has been individually furnished to a high standard, and is privately managed. It is the largest townhouse available at Regal Plams. It offers nearly 1700 sq.ft. of living space. We have a travel cot and highchair which are free to use, cot and BBQ are available for a small fee paid locally. Standard and Luxury welcome packs including wine and fruit are available for a fee. The house is fully air-conditioned with ceiling fans. Sorry no pets. No smoking. There is a small daily fee of $10 per day to use the resort, this is per household and not per person. It is payable at the reception desk at Regal Palms. It will give you and your party unlimited use of all the wonderful facilities at Regal Palms.
Accessibility
The downstairs queen sized en-suite bedroom has a lock out facility and can be accessed externally and/or from within. The house is suitable for disabled persons.
Outside
Block paved driveway for 2 cars, lawned areas surrounding the house. The property is suitable for small children. There is a small patio to the rear of the house. Refuse is collected twice a day am/pm
Coast/Beach
The Gulf coast beaches are about 80 miles away and easily reached by car.
Golf
Regal Palms is located adjacent to the beautiful Highland Reserve golf course (par 72) They offer club and shoe hire at reasonable prices.
Travel
Distance to Orlando International airport is 35 miles and Sandford is 60 miles away. Airport transfers can be arranged with our property managers for a fee.
Distances
Berry Town Centre with a Publix supermarket, restaurants, takeaways, banks, shops and bars are a short walk or a 2 minute drive away.
A super Wal-mart is close by on highway 27. The 192 is a short drive away with shops and restaurants. All of Orlando's attractions are a 15-20 minute drive from the house, Busch Gardens being about 50 minutes away.
Further details
There is great shopping to be had in Orlando, Florida Mall, The Mall at Millenia all have the large department stores. Orlando Premium Outlets (Prime Outlets Designer & Prime Outlets Orlando) are a short drive away.

Together with your completed booking form, a non-refundable deposit of £100 / $200 USD is due to secure your dates. Upon receipt of your deposit we will send you confirmation of your booking, detailing the balance due eight (8) weeks before your arrival date or at the time of booking, if arrival date is within eight (8) weeks.

About the owner
We are Rachael Cashmere and Mark Costello. We live in Epsom Surrey, near to the famous Derby race course.
Mark is a Plumber and I am a full time mum to 10 year old Jamie and 4 year old Erin. Mark is the sportsman in the family, a retired semi pro footballer and currently in training for a half Ironman. I gave up my job of 22 years as a post mortem technician to enjoy our family and spend more time in Florida.

Why the owner chose a home in this location
We have been to Florida a few times and always loved everything about it. Then going to Florida with our children just convinced us that this is a great place to be with the family. We stayed at Regal Palms and loved all that it had to offer. You can chill out or go crazy at the parks, we love the location, a few minutes from the 192, so near enough to the parks. Being right next door to Berry Town Centre is a plus too, when you've been to the parks all day its great just to grab a takeaway and relax at home.
Unique benefits of the property
We have had our home furnished in a modern style but its still family friendly, Its home from home. It is privately managed, we feel that this gives our guests a more personal service. We love getting back and chilling out after a long day at the parks or in Rachael's case, a long day shopping! The shopping Malls are a short drive away and are fantastic, lots of bargains to be had. Highland Reserve Golf Club is just across the road, guests at Regal Palms can benefit from offers, ask at the reception.
