Our new (2006) villa has been luxuriously appointed with 2 master suites both with en-suite facilities and both having French doors opening onto the pool area. We have a large flat screen TV and 3 additional TVs with access to Sky TV. There is a den which can also be used as a bedroom with sofa bed. The villa backs onto a small lake on the other side of which is a new 27 hole golf course. The nearest beach is a short 10 minutes drive away.

Changeover day
We are flexible on changeover days. The villa is available from 4pm on your arrival date and must be vacated by 11am on the day of your departure.

Notes on accommodation
The pool area has a safety barrier for use with younger children. This can be removed if required.
Accessibility
Access to the villa is not suitable for wheelchairs.
Outside
The villa is set in beautiful gardens both front and rear. We overlook a small lake which has an abundance of amazing wild life including Egrets, Cranes and a few Turtles! To the other side of the lake is a brand new 27 hole golf course, one of several in the immediate area. The pool area has a southerly aspect getting the sun for the majority of the day, great forthoses sun worshipers. The private pool and jacuzzi are solar heated but can be electrically heated for a small additional charge. Beside the pool, is an informal dining area with tables and chairs and around the pool are very comfortable sun loungers. We have a new gas BBQ in a large outdoor dining area and loungers. This area also has a covered lanai and looks out onto a small lake and backs onto a 27 hole golf course. The villa has gardens to both the front and the rear of the property. There is a double garage and off road parking.
Coast/Beach
The villa is a short drive from the fabulous uncrowded Gulf Coast beaches of Englewood and Boca Grande - a millionaires paradise with old world Foridean charm. Superb all year round climate and an ideal location for beach lovers, fishermen, sun worshippers or just to chill out.
This is an unspoilt area - not as crowded as some of the busier locations such as Orlando or Miami but it is an ideal location for families, golfers, water sports or anyone just looking for a relaxing holiday.
Golf
There are 22 golf courses within 15 miles of our villa so it's understandable why this is a golfers paradise! What's even better is that the quality of these courses matches the quantity. The courses can be challenging and are always immaculately kept. For instance, Long Marsh Golf Club is situated within the community of Rotonda with our villa backing onto it. It is a challenging and picturesque course with lots of water hazards, sweeping bunkers, open fairways and beautiful greens. You have a choice of four tee’s ranging between 5257 yards and 7120 yards. The standard is more like an expensive private club then a municipal.
The Hills, Rotonda Golf and Country Club has 54 holes available through clever water hazards and elevated greens, 4 sets of tees challenge all skill levels.

Travel
Fly to Tampa (90 miles) or Fort Myers (50 miles). If travelling from Orlando the car journey will take approx 2.5 - 3 hours. A car is essential
Distances
Although the villa is in a quiet peaceful location it is well located for local shops, supermarkets and numerous restaurants to suit all tastes and 'pockets'. The nearest main retail area is Port Charlotte, 12 miles away with shopping malls, restaurants and bars however there are large supermarkets within 5-10 minutes drive including a WalMart mega store, Win Dixie and most of the major US supermarkets. There are designer boutiques and very fashionable restaurants in Boca Grande and Venice beach
Further details
The beaches at nearby Englewood and Boca Grande are superb, where boats can be hired and there are opportunities for fishing, swimming, snorkeling or just relaxing on the miles of uncrowded beaches and enjoying the spectacular sunsets.
Booking notes
A non refundable deposit of 30% of the total invoice is required to secure the booking. The final payment is required 8 weeks before the date of departure. There is an additional security bond of £250 which is refunded once the villa has been checked by our management company.

Thanks for letting us stay at your villa this Christmas and New Year, I really didn't know Christmas could be so relaxing with 8 house guests!
