Lindfields: One of the first planned communities to be developed in the West Maingate area of Disney, continues to set the precedence for many of the subdivisions that have since followed. The vast concentration of homes in the adjacent subdivisions of Formosa Gardens is certainly evidence of this. Notes on prices
Prices are for the property per week/fortnight in UK pounds. In the eventuality of your booking overlapping different weekly tariffs, We will calculate the cost on days bases. Credit card payment can be arranged over the phone (please inform your bank prior the transaction). Pool heating recommended October to May would cost £90 per week. Free local domestic US and Canada and all international calls, free internet. On receipt of the balance We will send you a letter with keys and instructions.

Check in time 4pm. Check out time 11am. £50 extra charge for later check out. if is possible.

Notes on accommodation
Our management company (based in Kissimmee) are on hand (direct dial phone from the house) to ensure everything runs smoothly for your holiday. free Internet (wireless or cable). Free local domestic US and Canada and all international calls. Due to regulations by Florida fire department barbecues must be hired and payed directly with our management company. Prior to departure you will receive all the information and the villa key.
Outside
The villa is completely fenced for you privacy. The extra large pool and fantastic spa is fully screened to keep the bugs out (but let the sun in). Lots of comfortable pool furniture is provided including tables, chairs and sun loungers. The pool even has underwater lighting for your evening swim or romantic dinner. For safety reasons, plastic plates, beakers etc are supplied for use outside in the pool area. Beautiful gardens including palm trees, orange and lemon trees, free lemons for those refreshing gin and tonics, lovely flowers all year round. Pool heating recommended from October to May.
Coast/Beach
Approx 60 mins driving distance to the Atlantic coast - and 90 mins to the Gulf of Mexico.
Golf
Minutes away from lots of golf courses: 5 mins to Orange Lake Golf and Country Club. 10 mins to Champions Gate Golf Club. 12 mins to Celebration Golf club. 5 mins to Southern Dunes Golf Club. There are also many other golf courses to choose from within a short distance of Primrose Villa, including those within Walt Disney World and Orlando.

Approx 30 mins from Orlando Intl. 60 mins from Orlando Sanford.

Literally no more than a few minutes drive from the villa are 24 hour supermarkets, 24 hour Walmart, 24 hour pharmacy, internet cafe and a wide variety of restaurants The Outback Steakhouse, Carrabba's Italian Grill, Giordanos, Papa Johns Pizza, red lobster, Cracker Barrel and TGI Fridays and our fav. self-service Golden Corral.
Booking notes
Deposit required: £100 per week booked to secure reservation. Full rental balance and £100 per week (refundable) security deposit due 2 months prior to departure.
Any cancellation by the client is subject to the following charges: More than two months to arrival £50 admin fee.
two months to arrival date £100. Less than one month to arrival date £200. less than 7 days before arrival date £200 plus 1 night fee. Any no show is subject to a penalty charge equal to the full rental amount.

About the owner
I was born on the beautiful island of Sardinia but for my sins have lived in England for over 30 years with my wife and 5 children whose ages range from 32 (my son from my first marriage), 16, 14, 11 and 9. We have also been blessed with an adorable granddaughter who's 2. I own and run a busy Italian restaurant and any spare time I get is spent playing golf, helping with my daughters' 3 horses or going on holiday! I love good food, good wine and good company (especially if it involves a good discussion)- after all I am Italian!

Why the owner chose a home in this location
From as early as my children can remember we holidayed in Sardinia. Until that is they started to ask if we could holiday somewhere else for a change. It's a well known fact, or at least so my wife says, that Italians don't travel well. We like our home comforts far too much. Nevertheless I started my search for our next holiday destination. Florida sounded like the perfect family destination & my own villa would be my home from home. To cut a long story short I knew this was the home for me as soon as I walked through the front door. It was beautiful, spacious & yet homely. The neighbourhood was peaceful yet literally only minutes away from all the bustle of the attractions, restaurants & supermarkets. Then of course there was the pool! How many memories we have shared around the pool!
Unique benefits of the property
We have another little gem in our villa that not all our neighbours have -a spa!! While the kids splash about in the pool my wife likes nothing better, after a long hard day at the parks, than to relax in the spa with a nice glass of wine. Talking about my wife the other things that she especially likes about the villa are the big washing machine & dryer & the open plan layout of the house which she says makes cleaning very easy. I love the walk-in shower in the master bedroom which has room to fit in all the family (although we've never tried it!) & I like the big fridge with the ice section for my gin & tonics; & the kids love the games room with the TV & the snooker table, when we can get them out of the pool! All in all its just such a lovely comfortable home, that everyone is happy.
