Serengeti villa is a modern (less than 3 years old) gold standard four bedroom property that can sleep up to 10 people. This villa has one of the largest living areas of any property in central Florida which is essential for full enjoyment of your stay. A key feature being that the extended pool and jacuzzi overlooks a conservation area. The villa is located in a quiet cul-de-sac in the Sunset Ridge gated community, and approximately 1 mile from junction 55 of the highway I-4 on the SR27. The highway allows you to gain access to all of the attractions, Disney and Universal being only 10-15 minutes away. Conveniently located close to a huge walmart and a Publix supermarket. If interested in golf, then Highlands Reserve, Southern Dunes and Champions Gate are all within a 10 minute drive.

All local taxes are included in the rates. Daily rates are available on a pro-rata basis. Pool and spa heated at £10 per day-this is the total for heating both. Late availability rates are available, as are discounts for stays of 21 nights or more.

| Kitchen: | The kitchen is fully equipped with everything you need, hob, fridge, freezer, microwave, dishwasher, all utensils, crockery, tea towels etc. |
| Utility Room: | There is a laundry on the first floor with washing machine and dryer. |
| Living Rooms: | The villa enjoys over 2300 square feet of space, and has a large 'family gathering' room to relax in, with comfortable furnishings. A large screen cable TV and DVD player. Large dining room, with sofas. Sofa in the family room is a double sofa bed. |
| Other: | Landing on the first floor has sofa and seating for four with a coffee table. There is also a breakfast bar and table in the kitchen. |
| Cleaning/towels/ linen/maid service: |
The villa is prepared for arrival, with ample towels and linen. The villa will then be cleaned on departure for the next guests arrival. |
Notes on accommodation
The property is air-conditioned throughout (the system also provides heating for the cooler months). The pool area can be screened and the patio door is alarmed for the added safety of young children. A telephone is provided and all local calls are free. The property is completely non-smoking. No pets are allowed.

Outside
The private south-facing pool is for sole use of our guests. The pool has been extended for your enjoyment, with an added luxury of a spa, both of which can be heated. The pool is fully screened to keep the pool clean and bug free. There is ample patio furniture for all guests to relax.
Coast/Beach
Serengeti Villa is approximately 1 mile from Junction 55 of the Highway I-4. The highway allows fast access to the beaches, particularly to the west at Clearwater and St Petersburg, and to the east Cocoa Beach and Daytona. The beach destinations are all under 90 minutes drive away.
Golf
Highlands Reserve, Southern Dunes and Champions Gate are all popular golf courses. Serengeti Villa is centrally located to all 3. The courses are all under 10 minutes drive away.
Travel
Orlando International Airport (MCO) is the nearest airport and is approximately 30-40 minutes drive away. Other airports of Tampa and Sanford are also convenient and only approximately 60 minutes away. Car hire is recommended.
Booking notes
All local taxes are included in our rates. A £100 per week deposit is required at the time of booking. A £150 refundable security deposit is payable with the final balance which is payable 8 weeks before departure, unless arrival date is within 8 weeks in which case the full balance is due at the time of booking.
