Manzara Evi (Turkish for 'house with a view') gives some 210 m2 of accommodation, looking over Kalkan and its bay on three levels of accommodation to a high specification. During the winter 2013-14, a roof terrace is being added, as a fourth level, to further enhance the views. Manzara Evi offers the best of all worlds with top quality traditional Turkish materials, combined with modern architecture by a notable Ankara architect and interior design by a Franco-English interior design firm. It includes a 32 m2 private pool with a shallow end. Surrounding the pool are well-lit travertine terrace areas with a covered area for up to 10 people, dining in the shade on food prepared in the kitchen or at the built-in barbecue. Moreover, at the end of the pool, it has a traditional Ottoman 'chill out' room which can sit 20 people. There is a further terrace with a pergola. The villa also offers parking for 2 cars, including a lock up garage. It is protected by a sophisticated alarm system.
2 double bedrooms on 1st floor, both with double beds; one with antique wood-panelled fitted wardrobe & the other with walk-in closet.

One bathroom on each floor: one on ground floor plus, on each of the bedrooms floors, large (15 m2) sea view bathrooms with twin basins, large bath, separate shower and built-in toilet.
Luxury open plan kitchen with hand-made units, granite worktops and Siemens dishwasher, fridge, freezer, hob, multifunction microwave, double oven, refrigerated water dispenser, electric kettle and toaster.
Downstairs bathroom includes washing machine and storage for ironing board, iron, etc.
The living area is open plan with bar and living-room areas fitted L shape sofa, armchairs, fireplace, coffee and side tables. Facilities include 32" LED TV with multi-channel satellite reception, DVD player and Hi Fi system. Patio doors to terraces.
At the end of the pool, the villa benefits from a large, traditional, Ottoman 'chill out' room with seating for 20 people. The perfect place to relax, entertain, eat (the built-in barbecue is next to it) or even sleep. Large Roof Terrace with kitchenette.
The accommodation includes a full clean after each stay. A mid-stay mini-clean and wash is also included for stays of 10 days or more. Extra mini-cleans and laundry service are available at any time for a cost of £20. All linens and towels are provided.

The accommodation is arranged on three levels + the rood terrace. The stairs are a wide travetine spiral. Doorways are wide by British standards.
The walk down to the town is not advised for the infirm or very elderly since it is very steep in parts, although taxis are plentiful for the 8 minute drive. It takes approximately 20 minutes to walk down into town and 35 minutes up. This is worked out of the basis of one walking slowly since it is only just over half a mile BUT very steep in places.
The villa is the middle one of a luxury development of 3 villas and to one side are lovely terraced olive groves, whilst a dramatic mountain background lies behind.
The private pool is cleaned and checked every day.
One of its many excellent features is that number of terraces at your disposal:
- at the rear, opposite the lock up garage and garden, there is a large terrace with wooden pergola for you to sit and enjoy the views over the bay
- at pool level, there are 3 terraces: one covered one with a table/chairs to sit 8; a decked terrace by the pool and another travertined terrace to the right. In addition, there is the Ottoman room, which is like a further covered terrace with sitting for many
- at first floor level, the Master bedroom enjoys its own, private terrace with views over Kalkan Bay
- at second floor level, there is a large terrace with views over Kalkan & its bay. This also includes a table that sits 8 people
- at roof level, there is the newly-built roof terrace

The interior has locally crafted contemporary chestnut furniture throughout and antique rugs.

Roof Terrace (on level 4), completed in readiness for the 2014 season, which includes 30 m2 of terrace with rattan furniture and further loungers, as well as a gas barbeque and the access room itself, which is a functional kitchenette.
Mosquito screens are fitted to open-able windows and patio doors.

Notes on prices
A deposit of 25% of the total payable is required upon booking. This should be received within 7 days of booking to secure the villa for the dates requested. The balance should be paid within 6 weeks of departure. A deposit of £200 will also be required to cover avoidable damage or loss; if no such events arise, this is refunded in full within a week of departure. Cancellation policy: If you wish to cancel your booking, this must be done in writing by the person who originally made the booking.
Usually on a Monday since it is the day when there are most flight between the UK to Dalaman but we are flexible on this.
An initial deposit of 25% is required with the booking form to confirm. This is not refundable in the event of the guests' cancellation. The balance of the monies payable should be made a minimum of 6 weeks prior to departure or, for late booking, full payment at the time of booking.
A deposit of £200 will also be required to cover avoidable damage or loss at the villa. If no such events arise, this is refunded in full. Payments can be made by bank transfer, cheque or even debit or credit card.
About the area
Kalkan main town has two beach clubs & a small pebbly beach next to the harbour and its many restaurants. Over in Kalamar Bay are two further excellent beach clubs with all water sport activities at hand.
Kaputas beach & its sandy cove, which is featured in so many promotional photographs, is 4 miles away.
Patara beach, about 8 miles away, is famous for another reason - it's a 17 km long stretch of fine sand, surrounded by a protected nature area, including an an ancient Greek amphitheatre.
How to get there
Dalaman is the nearest airport and 130 km (1 hour 35 min) away.
We can book a reasonable and very reliable transfer service or car rental.
Once arrived at the villa, a car is not essential unless you wish to freely explore the local area. However, there are efficient and cheap dolmus (minibus) services operating from Kalkan to Kas and the surrounding beaches and to the main town of Fethiye.
Lots of taxis are around for the trip back up to the villa and supermarkets/restaurants offer delivery.

The historic town of Kalkan is one of the most beautiful spots on the Turquoise coast of Turkey and a wonderful resort for anyone who needs calm and relaxation. It is well-known for its beauty and its motto: 'keep Kalkan special'. As a result it is not over-built, noisy or 'tacky' like many other resorts.
Originally a small fishing village and trading port, it was home to mixed Turkish Ottoman and Greek inhabitants. Its traditional layout and building styles have generally survived to give atmospheric, narrow, traffic-free streets sloping down to the small pretty harbour.
Its locality has a healthy climate and low humidity, with sea breezes moderating the 30°-40° summer temperatures.
A welcome pack of consumables is provided.
A helpful handbook is available for guidance, local facilities and local numbers and a local British-run agency is at hand for help, advice, car hire and other bookings.

About the Owner
I'm Bernard Lien-Lambert and I had Manzara Evi (Turkish for house with a view) built to my own specification in 2004. I wanted it to be the best of both worlds and used a French interior designer for the inside, feeling, rightly or wrongly, that it's not a Turkish forte! I am French myself but an expatriate since I have been living and working in the UK for 30 years. I'm a senior education lecturer at a University in the South West of England and I also own a small 'boutique' hotel in Torquay (UK, not Turkey!). I ensured, when designing the house, that it prioritizes the 'chilling out' side, with a large Ottoman room at the end of the pool (as opposed to yet another bedroom), lots of areas (covered and open) for sitting down, sunning yourself with a totally open-plan ground floor. Enjoy!

Why this location?
Kalkan, at the heart of the Turkish Mediterranean (Turquoise) coast, is, without a doubt, the best seaside resort in Turkey. It is neither too big nor too small and is very much the best of both worlds in many ways: touristic but not overly so and not spoilt by ugly high-rise buildings, loud music or people... Kalkan council have, as their motto: 'Keep Kalkan special'... and they do. Call me a snob but it doesn't have the tackiness of other resorts like Marmaris or Bodrum. As a French person coming from La Rochelle, I actually decided to sell my house on the nearby Ile de Ré in order to have my new second home in Kalkan. If you know that part of France, you'll apreciate how hard a decision it was...
