The property is located about 2 miles from Kusadasi the main tourist town. Is within one mile from the village of Kustur that has a couple of small shops, bars and restaurants. Kustur beach in within 10 min walk and it is about half a mile long with plenty of water sports and beach cafes etc. The villa itself is on 3 levels with 4 beds, 2 bathrooms, kitchen and living room. There is a huge covered marble patio area with dining and BBQ facilities, and a roof sun terrace with a full view of the shared pool. The villa has an open aspect to the front and looks out over an olive grove. It is a corner property and is surrounded by a well tended garden.

Accommodation
| Bedrooms: | Bed 1 Double bed Bed 2 Double bed Bed 3 2 single beds Bed 4 1 single bed. All beds have ample furniture, mirrors, power points etc. Bed 1 has 2 balconies and the others one each. |
| Bathrooms: | Bathroom 1 and 2 are similar in that they are fitted with h/basin, w/c and powerful shower. They are not really bathrooms but are better described as shower rooms and are fully tiled. There is one on the ground floor and the other on the first floor. |
| Kitchen: | Fully fitted with, fridge freezer, microwave, hob and oven, extractor fan, and washing machine. There is plenty of work surface and cooking and eating utensils. There is also a large water font with chilled mineral water. Small folding table and chairs. |
| Living Rooms: | Lounge/diner room has dining table for 6 and a 3 seater bed/settee and 2 armchairs. There is a hi-fi (with collection of CD's) a DVD player and a TV with satellite service. There is a working open fire that is operational and wood is on sale locally. |
| Other: | Large roofed veranda with marble floor. Ample relaxation seating and outdoor dining table and chairs for a sitting of 8. Beautiful open aspect over olive grove. BBQ facilities. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are provided and the villa is cleaned and prepared prior to occupation. No other cleaning is provided but our cleaner lives on the site and she would be happy to meet any cleaning requirements for a small fee. |
Notes on accommodation
The villa is fully furnished throughout and is on 3 levels. There is ample wardrobe space, chests, dressing tables etc in all rooms. Every room in the house is fitted with a ceiling fan and mobile floor standing oscillating fan and window shutters that leave the house cool in mid Summer. The main bedroom has 2 verandas and all the other have one each. All bedrooms have stripped and polished wooden floors with Turkish rugs.There is a beautiful fully tiled roof terrace which overlooks the swimming pool and is ideal for both private sunbathing and evening BBQ's with a view. It is also a good vantage point for keeping watch on children that might be at play in the swimming pool. There is an open fire in the sitting room for cooler Spring and Autumn evenings. There is additional security on all windows and doors in the form of steel louvers for extra peace of mind.

Accessibility
Only the ground floor is suitable for the mobility impaired as stairs lead to the rest of the rooms.
Outside
Large shared swimming pool and children's paddling pool 20 yards from the villa.
Large veranda with ample dining and relaxation seating.
Roof terrace with sunbeds.
Villa surrounded by well maintained gardens with olive and fig trees (help yourself).
Next to the pool there is a small cafeteria and site shop.
Coast/Beach
Kustur beach is within 10 min walk but there is no footpath for part of the walk. Dolmus (local bus) comes every 1/2 min and will take you to the beach in 3 min max. Beach is approx half mile long with sand and shingle in some parts. Safe for children as the water remains shallow a long way out and there are little or no waves. The beach is dotted with small cafes and bars and food is constantly being prepared outdoors. There are sea sports of all descriptions, fishing facilities.
Golf
Some distance to the golf course and I will research and provide the information if required.
Travel
Izmir airport is the nearest is is approx 1 hour drive. taxis are redly available and the standard cost for the trip is currently €50. Bodrum airport is approx 1.5 hours drive and I can supply the taxi cost if required.
Distances
Kustur the local village is about 1 mile.
Kusadasi the main tourist town is about 3 miles.
Selcuk tradition ancient market town is about 5 miles.
Largest waterpark in Europe (local claim) is Adaland and it is within walking distance about half mile at the most. Aquafantasy the other water park is about 1 mile.
The ancient ruins Ephesus are about 5 miles.
The House of Our Lady where the mother of Jesus lived in seclusion after the crucifixion is about 7 miles.
Famous Ladies Beach 4 miles.
Further details
Kusadasi has everything the Western tourist might need. Cash point operate the same as in UK and Ireland and all cards are accepted. The local currency is the Turkish Lira but the Euro is in common use and Sterling is also accepted.
For supermarket shopping Micros is the best and there is a small one by the marina in Kusadasi or a huge one near the bus depot also in Kusadasi. There are markets in Selsuk on the Saturday and in Kusadasi on the Wed and you are advised that it is best to do fruit and veg shopping at these.
