This newly built (2006) luxury duplex apartment situated in Armutalan boasts beautiful mountain views. The heart of Marmaris is easily reached within 5 minutes by the dolmus service caught directly outside of the complex. The beautiful shared pool is set amongst landscaped gardens which are maintained every day. The apartment is very spacious throughout and is tastefully furnished in new, quality modern furniture. A king sized bed together with 2 singles, a double sofa bed in the lounge and a foldaway bed in the master bedroom will allow up to 7 persons to sleep comfortably. It is situated on a residential gated complex with 24 hr security. It is set in the quieter area of Armutalan but has no shortage of bars and restaurants within walking distance all selling their fare at cheap prices. The dolmus service stops right outside the apartment for those night owls who wish to seek out the bright lights of Bar Street in Marmaris. You will not be disappointed with this accommodation.

Kitchen: Modern contemporary kitchen, fully equipped with washing machine, gas/electric hob, fridge-freezer, extractor fan, toaster, kettle, microwave/grill, iron and ironing board, vacuum cleaner.
Living Rooms: Large lounge with dining area. Has seating for 7 persons. Two sofa's one of which converts into a double bed, two armchairs, TV, DVD player and large selection of DVD's and music CD's.
Other: The large furnished patio area is set off the dining area with views over Armutalan village and mountains. Seperate side balcony for laundry. Small balcony to twin bedroom.

Towels and linen will be provided but please bring your own towels for use around the pool. The property will be cleaned at the end of your stay for an extra compulsory charge. You may use the washing machine to do any washing you wish.

Notes on accommodation
This is a non-smoking apartment but smoking is allowed on the balcony. There are air-conditioning units in the main living area and both bedrooms. These can also be used for heating during the winter months or just as a normal fan blower.

Accessibility
The apartment is accessed by two flights of stairs so may be unsuitable for some people with disability problems.

Outside
Large patio balcony furnished with patio table and six chairs, overlooking Armutalan village and the mountains. Ideal for those long summer evenings sitting relaxing drinking your favorite tipple. The communal pool is set amongst landscaped gardens and there are plenty of teak wood sunbeds to relax on and wicker parasols to shade under. Outside showers are also provided.The pool area rarely gets overcrowded. 24 hr security is provided with only one single entrance to the complex. The complex and pool area are also well lit at night.

Coast/Beach
The beach is 10/15 minute walk away and only five minutes by bus. Marmaris has a lovely cosmopolitan marina which has many exclusive bars, restaurants and shops. The beach front also has many bars, restaurants and water sports facilities.

Travel
The nearest airport is Dalaman which is about a 90 minute drive away. We can arrange airport transfers for £50 one way. Car hire is not essential as getting around Marmaris and to other local resorts is very easy by the Dolmus service for very little cost and the buses run very often.

Distances
The apartment is 90 min from Dalaman airport. 20 min from Icmeler. 5 min from Marmaris. 5 min from Water Park. 75 min from Turtle beach/mud baths.

Further details
There are numerous local shops that surround the apartment and a weekly market where you can buy local produce and gifts. The dolmus service also drops you outside a major supermarket. In the heart of Marmaris there is a large bazaar where you are expected to haggle for all your gifts and souvenirs.

Booking notes
A non-refundable deposit of £75 per week is required to secure your booking, with the balance due 8 weeks prior to departure. A security deposit of £100 is required when balance is due which will be returned one week after rental period. A compulsory cleaning charge of £35 is payable locally at the end of your stay.

About the owner
We are a family of four ( 2 daughters) from the North West of England. Both myself and my wife work and spend most of our holiday time in Marmaris.

Why the owner chose an apartment in this location
We fell in love with this property and the complex on first viewing. We had no intention at the time of buying a second home abroad but after talking with other residents we felt it was a good investment opportunity for the future as well as providing us with many enjoyable holidays. The attraction of this apartment for us was the location with the splendid views of the mountains. It is in a quiet area but yet not far away from the hustle and bustle with many bars and restaurants within walking distance. The dolmus route is also right outside the complex which will get you anywhere. The pool and gardens are also very rarely crowded and a very relaxing place to be.
