Palm tree villa is an ideal base to enjoy the many surprises that fascinating Dalyan has to offer all ages and energy levels. The surrounding area is a designated nature conservation area, it has ancient rock tombs, a 6km undeveloped beach with turtles and a ancient city (from the time of Troy). There are mud baths, diving, mountain biking, fishing, boat trips, flying, walking and other trips are all available locally if you can drag yourself out of the Jacuzzi or kosk!(turkish raised seating area with a outdoor bar) Palm tree villa is our dream holiday home with all the amenities and luxuries we feel are essential for a fabulous care-free holiday and we are sure our guests will love it as much as we do!

Changeover day
Friday/Saturday prefered but we can be flexible and organise "crossover" accommodation if required.
Accommodation
| Bedrooms: | 3 bedrooms with queen size beds plus 1 cot 1 with twin beds. All with fitted wardrobes, dressing tables with hairdryers and bedside tables with table lamps. |
| Bathrooms: | 2 wetrooms with showers, toilet, handbasin, mirror luxury fittings and individual tiles. 2 bathrooms with bath/shower over, toilet, mirror and luxury fittings/tiles. |
| Kitchen: | Modern handmade kitchen with black marble worktops, modern appliances (cooker, hob, large fridge/freezer with ice-maker, microwave, dishwasher, toaster). All crockery, pans, cutlery, glasses (plastic for around the pool and for children are provided). |
| Utility Room: | In the utility room a washing machine, iron and ironing board is located with a washing line to the side of the villa. |
| Living Rooms: | The ground floor room is a lounge/dining area. There is a large table and chairs for 8 persons, two 2-seater sofas and an integrated hi-fi. The first floor area is a lounge with two 3-seater sofas, one 2-seater sofa and TV/DVD/integrated sound system. |
| Other: | Large balcony with rocking chairs/fabulous views. Outside bar/kosk seating area. Children's treehouse. |
| Cleaning/towels/ linen/maid service: |
All linen and towels for inside the villa are provided but beach/pool towels to be guests own. The villa is cleaned weekly and extra towels are readily available. Extra cleaning visits can be arranged via our agents at an extra cost during your stay. |
Notes on accommodation
We have 2 children so the villa is child friendly, has a treehouse, large walled gardens and has baths for younger children.There are 2 bedrooms on the ground floor for the less able and a shop on our doorstep, with restaurants 300 yards away and the town centre 600 yards. Smoking is not permitted in the villa.We can also organise cots if required.

Outside
There is a large 12.5m x 4m x 1.7m deep private pool with adjoining Jacuzzi, a marble terrace, outdoor table with parasol for 8, 8 cushioned sun loungers, a stone built barbecue, an outside shower and extensive lawned gardens with established fruit trees and new flowering trees/shrubs. We also have an outdoor bar/Turkish kosk, cushioned seating area and a treehouse for our younger guests. There is also a storks nest nearby and of course the fabulous views!
Coast/Beach
The fabulous beach (voted no. 6 in the worlds "must visit beaches" survey in the Observer) is acessible by boat via the interesting channels in the reed beds or by the local dolmus mini buses. Both ways are very scenic, inexpensive and take 15 mins (bus) and 35 mins (boat).
Golf
The first of several golf courses is being constructed in Sarigerme and should be ready late 2007! (20 mins away).
Travel
The nearest airport is Dalaman, 20 mins away, we can orginise transfers if required via our Turkish agent for appx £10 per person return depending on party size.
Distances
The town centre is 10 mins walk on flat paved roads with the nearest restaurant 3-4 mins away.
Further details
Dalyan is a small rural town, it has a market on a Saturday, countless small shops, fabulous restaurants (some with views of the floodlit lycean rock tombs), butchers shops (for the barbeque) and two larger supermarkets.There are also a multitude of shops selling everything from Turkish rugs, leather goods etc to the mandatory Turkish t-shirts! Dalyan has a "small village" feel and the locals genuinely value visitors and do not harass you to use their restaurants etc! We feel Dalyan is the most relaxed and safe feeling place we have been to with fabulous people, food and places to visit!
Booking notes
A 20% deposit is required at time of booking with the remainder due 6 weeks prior to departure. A £150 loss and breakage deposit is also required and would be fully refunded following the villa inspection. Cancellation charges would be -up to 6 weeks prior to departure loss of deposit. Between 6 - 2 weeks to departure, 50% cost and between 2 weeks and departure 100% of rental cost.
