This semi-detached villa is situated in a quiet, secure residential location with a large pool and smaller children's pool on-site, with poolside cafe area and children's playground. The house is within a 20-minute walk of Long Beach, one of the finest in Turkey. It is about 8 miles to the south of the city of Kusadasi, and just over an hour's drive from Izmir airport, to which there are regular flights from London and other UK airports. Bodrum airport can also be used. The property itself nestles on the gently rising slopes between the beautiful Aegean Sea and a lovely mountain backdrop. It is on a smaller complex with around 150 other similar properties. There is off-street car parking available at the house, while the property has a large three-sided, gated veranda and orchard garden with peach and orange trees.

Changeover day
There is no preferred changeover day. Check in and out times flexible.
| Bedrooms: | Bedroom 1 has a double bed and sea-facing balcony. A child's camp bed is available for use in any room. Bedroom 2 has two single beds. Bedroom 3 has a single bed and rear-facing picture window overlooking garden. All bedrooms have air-conditioning. |
| Bathrooms: | There is a toilet with hand basin and shower on the ground floor, and a bathroom with toilet, hand basin and shower on the first floor. |
| Kitchen: | The fully fitted kitchen is separated from the lounge area by a breakfast bar, and contains an oven, hob, large fridge-freezer, microwave and dishwasher, with lots of storage space. The ample work surfaces are made of marble. |
| Living Rooms: | The cosy lounge leads onto the large veranda at the front, and includes dining furniture, two easy chairs and a large settee which converts into a double bed. There is a large TV, DVD player and Radio/CD. Air-conditioning. |
| Other: | The roof terrace contains a Turkish-style outdoor kitchen with hot and cold water, marble work surfaces, a built-in barbecue and washing machine. It is half covered to provide shade, and provides magnificent views towards the beach and mountains. |

The rental price includes the use of all utilities such as gas, electricity and running water. It also includes use of bed linen and towels. A one-off additional charge of £50 per booking however applies for after stay cleaning and washing. |

Notes on accommodation
The property has air-conditioning in all rooms, which doubles up as central heating during the winter. The house is safe for children, having a gated veranda. It also has a garden with fruit trees.
Outside
The veranda leads onto a small garden on three sides, in which there are a variety of fruit trees, including peach, orange and fig. There is a selection of patio furniture to use on both the ground floor veranda and roof terrace, while the large shared swimming pool is situated just two minutes' walk from the house.
Coast/Beach
The beautiful sandy Long Beach (several miles long) is 20 minutes' walk away, or a short bus ride. At the beach, there are small shops, cafes and restaurants, and water sports are available.
Golf
There are many high quality golf courses within easy driving distance, many attached to hotels and golfing developments, but still available to the public.
Travel
The nearest airport is Izmir (about an hour by car) or Bodrum (an hour-and-a-half). Car hire is possible from the airports or local towns, but not necessary as the public transport is extremely reliable, frequent, friendly and inexpensive. Airport transfers can easily be arranged through us if required.
Distances
The bustling town of Kusadasi is about 8 miles away (an easy and cheap bus or taxi ride), where there is a multitude of shops, a large bazaar, busy harbour, restaurants and great night life. The famous Ladies Beach (for both men and women!) is also close to Kusadasi, while there are two excellent water parks on the outskirts of the town.

With beautiful sandy beaches, breathtaking scenery and fascinating historical sites around every corner, there's plenty to keep anyone occupied in this area of Turkey. The famous and fascinating ancient city of Ephesus is situated not far from Kusadasi, a day out at which has been voted by our family as the best ever! You can also visit the house of the Virgin Mary on the same day, where she was thought to have spent her final years after the crucifixion and acknowledged by the Vatican as a holy site. Other days out include one to Dalyan and the famous mud baths, the market at Soke, said to be one of the finest in Turkey, or a Lazy Day cruise around the sparkling coastline, stopping off at several locations for a dip in the clear Aegean waters (don't forget your snorkel). All of these trips and many more are on offer at great prices from local agents. The city of Kusadasi has a multitude of restaurants - many with their own free entertainment including belly dancers - as well as nightclubs. There is a wildlife sanctuary and restaurants nearby.
Booking notes
A 25% deposit is required on booking, with the remainder due eight weeks before departure. All payments can be made by bank transfer. Upon receipt of final payment full details of property address, how to get there, key collection details and local activities/amenities will be sent. The house is looked after year-round by a professional and friendly English-speaking agent who arranges all the cleaning and any maintenance requirements.

Our first visit to Turkey was memorable. The house is easy to live in and look after, the community is a great place to be - good pool, friendly locals, lots of local markets. The local area is interesting and easy to navigate. Buses provide a wonderful service. Kasadasi is a fascinating mixture of old and new, vibrant and good for shopping. We are a professional couple with a teenage daughter who loved Turkey - with its fantastic weather, friendly people, fascinating culture and history, and wonderful restaurants and shops (and prices!) - from day one. We have been there on holiday every year since 2004 and discover something new and interesting each time we visit.

Why the owner chose a home in this location
We were on the last but one day of a very happy holiday in nearby Ladies' Beach. The two girls were shopping for last minute gifts, while Andrew started talking to an estate agent next door. He showed us around three properties in nearby Long Beach, where our house is situated, and we instantly fell in love with this modern, well equipped family house on a friendly estate. Together with the pool, the whole package seemed like our piece of paradise on earth - and we haven't changed our view since! Breathtaking views across the bay and into the mountains, fabulous beaches nearby, friendly people and a multitude of places to go and restaurants in which to eat within easy distance, make this a great holiday location whether you like the quiet life or more to do.
Unique benefits of the property
The house is situated on a small estate with around 150 other similar properties. They are largely owned by Turkish families who live in the industrial interior but who own a holiday retreat by the sea. Some live here all year round though. During the summer months there is a shop actually on site, with many others nearby. It is a quiet, family friendly and safe community and the pool, which is sparklingly clear, rarely has more than a dozen people in it. The beach, with its soft sand, restaurants and sports facilities, is a five minute drive away. It is the perfect location for a chill-out holiday, but with historical sites, stunning national park, water parks and the city shops a short drive away.
