A stunning detached and private villa, furnished to a high standard in an elegant and Turkish influenced style often complimented on by guests. With three spacious en suite bedrooms and an open plan generous sized living room, it boasts the ideal combination of a 10 minute walk to Kalkan centre and stunning views over Kalkan bay and the Taurus mountains from the first floor double balcony and 2 roof terraces. The Pool is large, the garden is mature and beautifully maintained with shaded seating to relax in; a fabulous BBQ, and a covered area to eat al fresco. There is a delightful ottoman seating area as well as 2 tables and 10 chairs, and plenty of seating areas.There is WIFI, TV and DVD, as well as CD player and air-conditioning throughout. Ten minutes walk from the centre of Kalkan and 5 minutes from the weekly market and nearby supermarkets, it is well-placed for all amenities.

| Bedrooms: | Bedroom 1 with large double bed. Bedroom 2 with 2 or 4 single beds. Bedroom 3 with large double bed. There is a safe available for use in one of the bedrooms. Generous double sofabed and single sofabed downstairs. Stunning views from all bedrooms. |
| Bathrooms: | All bedrooms have en-suite bathrooms which include shower, WC and hand basin. Fourth bathroom downstairs. |
| Kitchen: | Cooker and hob, fridge/freezer, washing machine and toaster, and new for this year a dishwasher and the kitchen has been doubled in size! it is very well equipped. |
| Living Rooms: | Living room/kitchen. This is a very large room with at one end the kitchen, and the other a large French cane double sofabed, and a pretty working fireplace in the middle. 2 sets of French doors at each side of the room. Satellite TV/DVD and broadband. |
| Other: | The rooms generally are light in colour and style, the bedrooms all have linen curtains, (as does the living room) and are simply furnished, but in a sophisticated Turkish style. |

All linen and towels are included, and this includes swimming towels. The villa is cleaned and linen changed once a week and that is included in the price, you may ask for more cleans if you wish and this will charged as extra. |

Notes on accommodation
There is air conditioning and mosquito nets on all doors/windows. There is a spiral fairly open staircase so small children should be supervised, and as the floor is of tumbled stone care should be taken if you have wet feet! The pool has no shallow end, so particular care with small children is recommended. The villa is spacious and uncluttered but welcoming and we have had glowing testimonials from those who have stayed there. please visit our own website for more info.
Outside
There is seating for 6 at one table and table for 4 at the rear of the villa,overlooking the mountains. The ottoman seating is a large covered area, ideal or hot days. There are sunloungers for 6 people, and the private pool is 6.5 x 4.5 meters in size with no shallow end, it cannot be heated. The garden is a good size with maturing trees, and the terraced area is very generous in size. The garden and pool are maintained daily.
Coast/Beach
Coast at Kalkan village is 1km away. You can easily walk to the harbour and small beach. The famous stunning Patara beach is close by.
Special interest holidays
Horse riding and water sports are also available. It is ideal walking country too.
Travel
Dalaman is nearest airport, or Antalya. The transfer from Dalaman takes approx 1.20 hours and is a perfect drive to settle you into your new surroundings.
Distances
There are many ancient sites to visit, the area is rich with archeological sites and sea trips are available to view sunken cities. Kalkan is 10-15 mins walk from the villa and the larger town of Fethiye is about an hour bus journey. There is no large beach at Kalkan, it is a relatively small resort.

Kalkan is famous for its cobbled winding streets which all lead down to the pretty harbour where gulets wait to take you on a magical boat trip around the pretty coastline. Famous also for the many many rooftop and other restaurants, all of them of the highest standard from simple to sophisticated. Banks, supermarkets, post office are all easily accessible.
Booking notes
Please email me for a booking form, and if you wish to proceed you will need to complete it and send it with a 25% deposit. Final payment must be within 8 weeks of departure.there is also a security/damage deposit of £200. required at the same time as the final balance. This will be treturned in full within 2 weeks of your return home, unless any damage is beyond reasonable wear and tear.

A paradise not lost but certainly found! Villa Kismet is a truly special place, one in which we all felt at home in from opening the front door. Moonlit swims, sipping Raki on the roof looking up at the stars and out to sea. We look forward to returning in September for more of Turkey’s Delights! Thank you.

We have really appreciated the thought and care that has gone into Villa Kismet. It is a wonderful space, beautifully decorated. We have had two very hot weeks and have enjoyed quenching ourselves in the pool, breakfasts on the balcony, candlelit nights by the pool. We became regulars at Ali Baba’s and Korsan. Two boat trips were tastes of paradise. A wonderful holiday.

About the owner
We are both working in the creative field, I am an interior stylist and my husband is a children's author.
We live in the south west of England and we both work from home and also luckily get to do a lot of travelling for our work.
Between us we have 4 children, two at uni, and 3 grandchildren, and rather too many cats!
Why the owner chose a home in this location
We have loved Turkey for a long long time, and first bought the villa about 7 years ago, having fallen in love with Kalkan. It was a spur of the moment decision and one of the best we ever made.
Kalkan is placed perfectly for visiting the fascinating archaeological sites that are close by, as well as having such a pretty town and harbour. Boat trips around the local coastline are a must and the clear turquoise water never ceases to beckon.
Turkish food is one of the undiscovered culinary gems of the world, and Kalkan boasts some of the very best restaurants.
Finally the Turkish people make Kalkan so perfect. Their generosity, openness and warmth are overwhelming; they always remember you year after year and this only adds to a sense of coming home when you return.
Unique benefits of the property
The villa is perfectly placed. It has a large garden and pool area, has wonderful views and privacy, and yet is only 10 minutes walk into Kalkan. Cars are not necessary until you want to explore further afield.
It has all the amenities including wifi, satellite TV/DVD, and our fabulous imported huge french cane sofa, which at times has comfortably seated 6 for watching a favourite DVD!
We have furnished the villa to a high individual standard and it has paintings and other accessories which add a personal and individual charm. Guests appreciate this and as a result we get booked up quickly so early enquiries are recommended.
Guests who rent from us all say how they feel at home here and this is very important for us.
