Villa Simzer, the jewel of Kalkans Red Rock area, is now welcoming discerning guests. Designed by us for optimum family fun and comfort, in collaboration with one of Kalkan's top developers, she presents a fascinating "eclectic" mix of the very best the UK and Turkey can offer. She sits squarely above Kalkan Bay and harbour with totally uninterrupted views from her infinity pool (with integral children's pool and roman bath steps) and all rooms. Flanked to one side by olive groves and carefully laid out, she enjoys good levels of privacy with only one other villa within close proximity to her boundaries.The roof terrace offers an excellent opportunity to obliterate any tan marks whilst the children are occupied by games and toys for all ages and any keen partner conducts business via broadband. The garden is a feature and it is my strong belief that iron work is restricted to gates and balustrade. I believe that sofas are for sitting on, not sleeping on, hence the imported comforts.

Notes on prices
I will be staying with Simzer whenever she is free but she will welcome guests all year round. Honeymooners and couples are welcome to contact me for "out of season" negotiation on her usual price as I know how difficult it is to get somewhere special to stay without a large party in tow. I will also entertain the possibility of more than 10 guests being accommodated under special circumstances although any more than 8 guests can be subject to surcharge "Change over" day will be mainly Saturdays
Changeover day
We are flexible but have begun to book with a Saturday change over. I also prefer my guests to liase with my staff when it comes to cleaning and vacating Simzer rather than having a strict "throwing out" time as there is nothing worse than inflexibility!

Notes on accommodation
I hope I have covered all age groups for holiday fun and games with a huge collection of Thomas Duplo,Wii games galore, including The Beatles limited edition full rock band with drums, guitar and microphone. A library of CDs, DVDs, books and many board games,satellite TV, cot, stair gate, baby monitor, mosquito nett,car seat and bumper, toys,massive cool box,picnic gear,beach lounger pads and umbrella. I fought my way through customs with everything including the games tables which I was told was a near impossibility. I even imported smoke detectors. There is Bosch air-conditioning and a multitude of interesting objects including a rare designer (His Masters Voice) chandelier from Liberty of London and art frames from John Jones, framers for Damian Hurst. Also, antiques from the UK and Turkey and a 5ton red rock c/o the local Mayor and a JCB driver who skillfully placed it in the garden which offers colour, scented Jasmine,fruiting Mulberry tree, and the most unusual genus of grass!
Accessibility
My driver is available for local transportation,Simzer is not equipped for wheelchair users but she sits on a fairly even plot with few steps so provided a person is reasonably able bodied and has a car or hires taxis most things are possible and I am willing to give a detailed description of any obstacles that may present themselves. There are no bedrooms or showers on the ground floor,unless you count the one outside but there is a loo and parking right outside the front door.A huge bonus!
Outside
Simzer has a private infinity pool of good size overlooking Kalkan Bay and Harbour with an integral child/baby pool and full length Roman steps across one end leading gradually down into the water. The BBQ and Ottoman seating area is a fabulous feature with a large marble topped table, ample seating and views over the bay and olive groves. There are 10 sun loungers (8 by the pool and 2 on the roof terrace), a huge sun parasol by the pool and a smaller version on the roof, side tables, large wooden arm chairs (including two on each balcony with natural walnut tables), all of which have thick matching cotton cushions. The garden has old urns, flowering climbers,a fruiting mulberry tree sweet jasmine and solar lighting. I am a keen chef,design artist and gardener with many years experience and passion in all areas.
Simzer was designed to afford areas of shade throughout the day with plenty of privacy and interest. To one side there is green belt land covered in silver olive trees. Wow!
Coast/Beach
The Hotel Mediterani is two minutes walk away.There is a pretty beach in Kalkan old town and one is able to stroll there in 20 minutes as it is all down hill. However, it is all up on the way back - don't do it!- certainly not in the heat. Patara beach is safe,dreamy,has golden sand, rated one of the best in the Med, stretches for miles,is a 20 minute drive past Roman relics and Turtle sites. There is also a small attractive cove a short 5 min drive away which is good for a quick swim or picnic.
Golf
Antalya has 11 wonderful courses and Dalaman has a brand new course opening for 2011.
Skiing
Neither great nor near but possible in the winter.
Special interest holidays
I am able to provide both cookery courses and a personal chef service but I am reassuringly expensive and would advise any guests to contact me in order that my management service can advise over local possibilities.
I also have a Toyota Rav 4 vehicle which is gas and petrol run with child and baby safety equipment for all ages. It is available to guests during their stay at Simzer by prior arrangement. I am extremely safety concious which is why I keep a strong car attached to Simzer as I can not bear the uncomfortable alternative of the "tin pot" hire cars available.
Travel
Dalaman is the nearest airport and takes 1.5 hours. transfers are readily arranged and paid for through the local management. I would recommend car hire but it is not essential as there are plenty of local taxis available day and night.I keep a strong Toyota Rav 4, deluxe automatic, gas run car as I find hire cars dangerously flimsy,inadequate for some road access and petrol is astronomically expensive. It is available for guests to hire at a local level through my management team.
Distances
Hotel Mediterani is a 2 min stroll. Kalkan is a 10 minute walk all downhill and offers a great range of shops. There is a weekly market selling local produce as well as touristy bits and pieces.
Kas is a pretty town 20 min drive along the coast with a larger market and wider range of shops. Fetiye is an hours drive but well worth a visit with a huge market, harbour, sea front promenade, food both fast and slow and a full range of shops for every need and taste, Give it a go-particularly Tue!
Further details
I have opted for the most extensive management package available to safeguard both Simzer and her guests. My driver is available for short trips. Should any guest have a concern or query however small they can feel secure in the knowledge that it will be addressed promptly and with good grace. The first recourse will be to the management team whose numbers are listed on Simzer's home phone and also on my Turkish mobile which is held locally and will be available by prior arrangement. The staff (maid, pool man, gardener and supervisor) are all known by me personally and are all completely trustworthy, friendly and eager to please. The supervisor speaks good English whereas the rest of the staff have a limited vocabulary and understanding. I have experienced no problems with valuable items but there is a safe within the property should anyone wish to use it. Villa Simzer is the culmination of many years filled with hopes and dreams. My family and I have worked hard to think of all things for all ages to make the perfect dream holiday come true. Having raised five children, I realise the importance of amusement both as a family and individually so that hard working parents do not end up with a "bus man's holiday" or worry about their little darlings being bored or frying in the midday sun. The cool of the underground games room for parents and children alike is a refreshing after lunch sanctuary. For evenings in, the Wii Rock Band will have everyone in hysterics and for quieter family moments the board games and DVD's are plentiful. I have dressed Simzer as brightly as one is able, as I have suffered many bland, uncomfortable villas over the years. Simzer is already the talk of Kalkan and is named for a very precious local lady whose love and generosity (along with that of her family) led me to want to spend more and more time in Kalkan. There are many wonderful local restaurants who will give you very special treatment if you just mention her name....Simzer!
Booking notes
A non returnable deposit is required for booking confirmation with the full amount to be paid 8 weeks before the agreed date. Honeymooners and couples welcome and a consideration given when appropriate. July and August will always be payable at the fixed rate. I will try to reply to mail promptly and would ask those who make an enquiry to respond ASAP to enable us all to accomodate each other in an efficient and manerly way.

I am a happily married Mother to five (all over 20) and Grandmother to two at the last count. I am a food critic, interior designer, keen gardener and "colourful" writer. My husband runs his own Property Consultancy business and is a qualified surveyor - we make a very good team when it comes to designing, developing and presenting properties for comfortable and efficient family living. When at home we reside on the top of the Ashdown Forest (Winnie The Pooh Land), Duddleswell, which sits between Royal Tunbridge Wells and Lewes in East Sussex. Our English home was chosen for its location and what we thought were the best views in the World - until, we found an even better view here in Turkey, hence the development of Villa Simzer. Every window/area is blessed with that view. Wooooh!

Location, location, location! I have searched for years to find the perfect spot where I can enjoy stunning sea views, ozone breezes, home comforts,space both inside and out,a warm pool,sun and shade to suit my fancy,privacy to avoid tan lines,good markets,traditional restaurants,people who enjoy a smile and reciprocate with genuine passion and above all somewhere I can avoid the "Great British People" on their holidays. Thought was always given to the needs of my children who enjoy a "good" evening out,a stimulating game in and only the best beaches.
Simzer was chosen to reflect the desires of all ages whether young,old or a good mixed crowd.Simzer has been thoroughly "vetted" and declared perfect! by each of my "little" darlings in turn. It is a good feeling to get it all right at last!
Unique benefits of the property
Apart from the stunning views through the windows,you will also find "interest" around every corner at Simzer as she is "decked out" in with all sorts of fascinating objects both new and very old. I am fully "kitted out" for "partying" with cupboards stuffed full of crockery/glasses, all basic food items,etc.There are enough chairs to seat the neighbourhood and sufficient games to amuse twenty people of varying ages,i.e:-cot rattles/mobiles, Thomas Duplo "by the crate",a large "rocking" car,Wii Sport with balance board,Rock Band,ten other of the latest Wii games,numerous board games,billiards/pool,table tennis,etc. There are dozens of towels for all uses and a very "cool" cool box-family sized! I have Broadband for business use,a local home phone and Turkish Mobile. Everything I think!
