This is an exceptionally large, beautiful detached villa, with its own swimming pool surrounded by ample landscaped antique marble terracing, with abundance of plants and antique pots. Having stunning views over Kalkan Bay. Approx 200m from the sea. Built in 2004. Offers 4 bedrooms in the main house, all with their own private en-suite and having fantastic views. Air conditioning in all bedrooms and kitchen/living room. There is a further spacious bedroom/en-suite and kitchen in the annex. The large open planned modern living room/kitchen is very well equipped,and the villa has PlasmaTV, stereo and DVD player. All internal flooring is of cool marble. Outside there is a built-in BBQ and a large covered area seating 10 for al fresco dining, there are soft comfortable arm chairs and discreet lighting for pre-dinner drinks and to sit and enjoy the sunset. Games Room with full size professional pool table/bar/plasma TV/room fans. There is also an outside table tennis table.

Prices shown are for the property per week in UK Pounds. Winter lets are available at reduced rates. We also require a £200 breakages/damages deposit which is due with the balance. This amount will be refundable within seven days of departure from the villa on confirmation from our management company that the villa has been left in good order with no damages/breakages to the villa or contents. Notes on accommodation
The villa has swimming pool which may not be suitable for very young children. Children must be supervised at all times when using the pool. Smoking is not permitted inside the villa. A wheelchair may be possible: there is a ground floor bedroom, and side access into the villa which would be ok for a wheelchair. A telephone has been installed for local calls only. All local calls are free with free internet connection (own laptop required). There is also a large safe for all valuables.
Outside
The villa boasts a large swimming pool measuring approx 10x5m with a shallow end of 1m, surrounded by ample landscaped antique marble terracing with beautiful planting of flowers and palm trees. There is a built-in BBQ and outside table seating 10 for alfresco dining and there are soft chairs and discreet lighting to sit and enjoy the sunset. There are also sun loungers and umbrellas. The pool and garden are serviced daily.
Coast/Beach
The villa is approx 200m from the sea. Kalkan Beach Club and The Mahal Beach Club is just 8 mins walk down from the villa. They have a restaurant and they operate a boat service to the harbour. Kalkan has a small pleasant pebble beach. Otherwise you can hop on a dolmus (a Turkish minibus) and head for either Patara Beach approx 20 mins. 18km of sand, described as one of the most beautiful stretches of sand in all of Turkey, or Kaputas Beach a small but stunning beach, takes 10 mins.
Travel
The nearest airport is Dalaman, which takes approx 2 hours to Kalkan (130km). Transfers to and from the airport can be arranged, we use a locally company located in Kalkan.
Distances
The centre of Kalkan/Harbour takes about 3 mins by taxi. As all of Kalkan is hilly to walk it will take about 20 - 25 mins. Kalkan is in the heart of the Lycian region and there are many historical sites close by to visit ruins of Patara, Xanthos- the capital city of Lycia, Kekova - Lycia's famous Sunken City, ghost village of Kayakoy, Saklikent Gorge.
Further details
There are a few bank with a cash dispenser in the village as well as a Post Office. Credit cards or sterling as well as Turkish lira are widely accepted in most of the town's shops and restaurants. There are 2 large supermarkets in Kalkan, both offer a free delivery service, and 2 small supermarkets within 3 mins walk of the villa. Market day is on a Thursday. Kalkan is quietly sophisticated and postcard pretty with a multitude of excellent harbour and roof top restaurants offering all manner of culinary delights, together with a good selection of stylish and atmospheric blues and jazz bars. The village shops stay open until around midnight and are well stocked with interesting antiques, crafts, jewelers, carpets and clothing. The narrowing streets of the old town are lined with whitewashed shuttered buildings festooned with brightly coloured bougainvillea.
Booking notes
To secure a booking a 20% deposit is required with the balance due no later than 6 weeks prior to departure. A loss and breakage deposit is also required of £200 at time of paying balance, this will be returned subject to no breakages or losses. In the event of you having to cancel loss of deposit will apply. Cancellation charges: up to 6 weeks prior departure loss of deposit, between 6 - 4 weeks 50% of rental cost, between 4 weeks and departure 100% of rental cost.
