Villa Limon at the top of Kalkan Bay enjoys spectacular panoramic views of the Mediterranean and mountains from every part of the property. This large villa offers spacious, well equipped accommodation of a very high standard. The open plan living area is light and spacious and offers guests plenty of room to relax. The inside space connects beautifully with the terraces and swimming pool beyond through large glass doors and windows that open up the sea views from inside the property. Just outside is a large terrace to enjoy alfresco dining. All 5 bedrooms have beautiful marble wet rooms en-suite. A special feature is the garden bedroom suite, offering privacy from the main house. As well as wonderful sea views it enjoys views of the mature garden and pergola seating area, which is a shady seating area or additional place to dine or read a book. The villa's south facing position means lazy vacation days are long and sunny and at the end of the day, the sunsets are amazing.

Notes on accommodation
Villa Limon is fully air-conditioned throughout and providing heating for the cooler winter months. The villa has a lovely roof terrace which provides an additional seating area with wonderful views all round but is not recommended for small children unattended.
Accessibility
The villa is accessed from either an upper or lower road via steps. Therefore it may not be suitable for those with mobility problems or small children. There is ample off-road parking for several vehicles.
Outside
Villa Limon has a wonderfully large main terrace on the ground floor level, where there is a beautiful shaded pergola seating area, a dining area with large round table and chairs to enjoy alfresco dining, including a barbeque.
The private swimming pool, which is unheated, is beyond and is approximately 8x8m and 1.45m deep. There are ample sun beds and parasols around the pool. There is a further terrace to the front with steps leading to the garden level suite and onto the tropical garden which is well maintained. This area has an additional pergola/ottoman style seating area and provides a private shady area to enjoy a book or simply relax and enjoy the views.
Coast/Beach
Kalkan beach is just a short walk from the town but best accessed from the villa by car and is about 5 mins drive away. A little further (about 10-15 mins drive) is the beautiful Kaputus beach. The magnificent sandy Patarra beach is 16km away and there is also a regular bus service from Kalkan.
Golf
A new first class golf course is due to open early in 2010 about an hour's drive away in the direction of Dalaman. Further golfing opportunities can be found closer to Antalya a little further away.
Special interest holidays
About 20 mins walk into Kalkan town but many guests prefer to hire a car to enjoy the local area. The local taxi company provides a reasonably priced excellent service for Villa Limon guests.
Travel
Dalaman airport is 110km away and provides the closest link. Driving time is approx 1 hour 30 minutes. Antalya airport is further with a transfer time of approximately 2 hours 30 minutes. Airport transfers and/or car hire can be arranged at competitive rates for Villa Limon guests.
Distances
The harbour town of Kas is about 20 mins drive away and is well worth a visit. As well as offering good shopping and dining, it is architecturally interesting and is an excellent link for joining some boat trips ie to the ancient sunken city of Kekova (well worth a visit). Market town of Fethiye is about hours drive away.
A car is recommended however, for visiting the splendid historical and archeological sites for which this area is so well known.
Further details
Kalkan is located on the Turquoise Coast/Lycia region. The coastline is stunningly beautiful with azure blue waters against the backdrop of the Taurus Mountains. The climate is beautiful from May - October with summer temperatures reaching 40 deg C. The rugged coastline is as lovely from the sea as onshore and a lazy day at sea is a ‘must do’ offering opportunities for swimming at sea and a lunch aboard. Boats can be booked at Kalkan Harbour or through one of the many tour companies based in Kalkan.
The area offers plenty of places of interest particularly for those interested in visiting ancient sites such as Petara, Kas, Tlos, Letoon and Xanthos which are all easy to reach from Kalkan by private car or taxi. A day at Saklikent Gorge walking through icy waters to cool down in midsummer is not to be missed. Kalkan was originally a fishing village and although it has grown into a popular holiday destination, it still retains its traditional charm and the old quarter remains unspoilt with its winding streets and overhanging balconies abundant flowers and charming old houses. A typical night out would include maybe a pre-dinner drink on your terrace watching the sun go down, or a cocktail at the harbour followed by dinner at one of the many excellent restaurants for which Kalkan is justifiably famous. As you walk through the town the aromas entice you and the atmosphere is irresistible.
Kalkan also has a great choice of beach clubs which offer water sports and bathing platforms. A drive into the mountains behind Kalkan is a must to enjoy a superb lunch at one of the may trout farms. There is so much choice - sunbathing, sightseeing, or simply enjoying the atmosphere of the town, chatting and forging lasting friendships with the genuinely friendly and helpful local people, it is impossible to be bored!

Villa Limon can be reserved for a non-refundable deposit of £250 with the balance remaining 10 weeks prior the start of your holiday. The price includes the complete villa rental for up to 10 guests. A damage deposit of £250 will be required 2 weeks prior to arrival and will be refunded within 2 weeks of your departure when the villa is returned in good order. About the owner
I am a professional person working full time in Central London and living in Kent with my family. I love to be in the City and enjoy all it has to offer culturally - galleries, the ballet, theatre and of course the wide variety of restaurants with cuisine from all over the world. However, it's important for me to have time at home, spending time with friends and family. At the weekend, I love to cook and entertain at home and if there's time take a long country walk in an attempt to stay fit!
Why the owner chose a home in this location
I first visited Kalkan in 2006 and fell in love with the place. I have travelled quite extensively but the warmth and hospitality of the people really impressed me.
As well as a wonderful ambiance, Kalkan has good shopping, excellent restaurants set around the harbour or on roof terraces, and the surrounding area is historically rich.
There is always something to do - whether it be a lazy day at sea, swimming and enjoying a leisurely lunch aboard, relaxing at one of the many beach clubs, exploring the local area, or simply pottering around Kalkan's old town.
I'd been considering buying an overseas property for some years, and on my return last year, decided I felt so comfortable, it was perfect for a second home, which I'm happy to share with holiday visitors and hope they enjoy also!
Unique benefits of the property
For me, Villa Limon is in the perfect location. It is very convenient for the old town, harbour and beach, but just far enough away to enjoy the tranquility of its setting. The property is set in its own extensive grounds and you can relax without being overlooked. This was important for me when choosing my home as some villas are very close to one another. The views are truly magnificent from every area of the property and the sunsets are amazing - perfect for an early evening cocktail.
The property is fully air conditioned, but the outside stonework together with the marble flooring keeps the property cool in summer which is important when temperatures reach 40 degrees +. The stonework and log fire in the living room ensure it is always warm and cosy when temperatures are cool.
