The property was completed in 2007 and is one of four villas sharing a large free form swimming pool, located in a secure gated compound. Set on a hillside amongst mature citrus trees and sculptured gardens, it affords the convenience of the nearby beach and its amenities, with the privacy of a residential area. Kucukbuk bay has a clean beach and crystal clear waters for safe swimming and sunbathing. Here, there are a few local shops and restaurants plus a a newly opened Boutique Hotel offering spa facilities. The larger bay of Gundogan offers more choice of restaurants and from here boat trips may be booked to explore the coastline. All the major resorts are accessible by public transport, but to fully appreciate this beautiful peninsular it is advisable to hire a car, thus allowing all local resorts and places of interest to be accessed within 30 minutes.

Bedrooms 2 and 3 both have twin beds, wardrobe and side cabinets. All bedrooms have AC.
Bathrooms: 1st. floor fully tiled bathroom has shower, w.c and vanity unit with hand basin.
Ground floor fully tiled wc with vanity unit and wash basin.
Kitchen: Kitchen comprises of cooker, gas and electric rings, oven, fridge/freezer, washing machine, microwave, kettle, toaster, crockery and cutlery for six. There is a full compliment of cooking utensils, an iron and ironing board, cool bag and freezer bricks.
Living Rooms: The main living area is open plan with a corner unit settee (converts to bed), coffee table, satellite TV, DVD player. CD player/radio MP3 compatible, dining table and chairs. Wall mounted AC/heating unit operated by remote control. Open stone fireplace.
Other: There is storage area under the stairs for outside furniture and inflatables.

Notes on accommodation
All utilities are included in the rental price. This is a safe and secure location, particularly suited to families and those seeking a more relaxed environment. The caretaker lives on site and is available at all times.

Accessibility
As this property is on a hillside, those with walking difficulties may find this less suitable.

Outside
The ground floor has a large patio area with wooden furniture, accessible from both the lounge and kitchen. There is a first floor patio with access from the stairwell and 2 fully tiled roof areas. BBQ. available. The shared swimming pool is approx. 12m x 5m surrounded by a paved area with sun beds and parasols. Parking is next to the villa.

Coast/Beach
It is a 5 minute walk to the local beach.

Golf
At present there are two golf courses on the peninsular with plans to construct more.

Travel
The villa is approximately 50 minutes drive from Milas airport.

Distances
Gundogan is 5 minutes drive by car. Yalikavak is a 20 minutes drive and Bodrum is 30 minutes away. The lively resort of Gumbut is 25 mins away. The fashionable resort of Golturkbuku is a 15 minute drive to the next bay.

Further details
Migros is the local supermarket in Gundogan which should cater for all needs however for more variety and larger items there are several large supermarkets on the road to Yalikavak. On the outskirts of Bodrum is the 'Kippa' supermarket which is part of the Tesco chain.
There are cashpoints and banks in Gundogan and most hotels and some restaurants will change money at the days rate. Sterling and Euros are widely accepted.
There is a local market on Wednesdays in Gundogan which is well worth a visit. Boat trips around the coastline can be booked in Gundogan as well as private boat hire. Boat trips to Kos can be booked in Bodrum as well as Gulet hire and diving expeditions. A wide variety of excursions can all be booked through local agents in most resorts. Inside the villa is a welcome folder with details of local amenities and attractions along with some useful information regarding the property.

About the owner
I am a retired architect and now have a new role as house husband looking after two children. My wife Melissa is a community Matron and has recently attained a Masters Degree in Advanced Clinical Practice. As a family we enjoy outdoor pursuits including sailing, skiing, cycling and travelling.

Why the owner chose a home in this location
We bought the property off plan whilst on holiday. It was such wonderfull location and the people were very friendly and family orientated, which was important to us as we had two small children at the time. We had visited several areas around Bodrum but this was the only location which ticked all the boxes: Small safe compound, attractive villa, close to the beach and amenities but away from the tourist centre.
