Villa Rosa is situated at the southern end of the village of Dalyan. It is close to the river with a shared private jetty. There are magnificent views of the Lycian Rock Tombs in the cliffs opposite, which are floodlit by night. A short boat trip takes you to Turtle Beach, the breeding grounds of the rare and protected loggerhead turtles. Upstream is a large lake and thermal springs, mud bath and Turkish bath. The Villa has a beautiful pool ( shallow area 0.5m mostly 2m deep) and gardens with loungers and a summer house (Kosk). A lounge and diner with fully equipped kitchen are on the ground floor together with a bedroom with wheelchair access. There is roadside parking available though as restaurants and shops are within a short walking distance, most guests find a car unnecessary.

Notes on prices
Prices are for the property per week in UK pounds.
Discounts are available as follows: Last Minute 15% if booked less than 30 days before arrival. Long stay discounts 15% (10%) if for 30 (15) days or more in all months but July and August. Early bird discount 10% for bookings 26 weeks before arrival except in July and August.
Changeover day
Changeover days are flexible. However guests must vacate villa by 11.00 am on day of departure. Arrangements can be made through our agent to store luggage and for showering and changing betwwen 11.00am and departure for the airport.

Accessibility
The villa is fully wheelchair accessable on the ground floor which includes a bedroom and bathroom.
Outside
Patio furniture is provided along the poolside. A barbecue and Kosh (a Turkish style summer house). The private pool is unheated and approximately 10m in length.
Coast/Beach
The nearest beach is 25 minutes by either public boat (recommended) or minibus (dolmus).
Travel
Dalaman airport is 25 minutes away. We recommend use of our agent's airport pickup service for which a charge will be made (£50 return approx). The service will take you directly to the villa and keys will be handed over to you on arrival. Car hire is available but is not essential unless you plan to drive out of the immediate area during your stay.
Distances
Dalyan village is in easy walking distance for shops, restaurants, bars. There are excursions to various places of interest (mud baths, hot springs, 12 island cruises, Roman/Greek/Lycian ruins at Caunos (15 minutes walk from boat) and other historical sites on day excursions.
Further details
Near to the ancient ruined city of Caunos. In Dalyan there are views of the rock tombs at Caunos, lit up at night. The nearby beach is home to the protected Caretta Caretta sea turtle. There are jeep safaris, diving and many scenic boat trips available from Dalyan. Mud baths, thermal springs and traditional Turkish baths are also available. Other activities include kayaking and canyoning. The famous ruins at Ephesus can be seen on day trips or overnight stays.

A deposit of 20% is required on booking, the balance to be received 4 weeks before arrival. All bookings are to be made directly through the owners.

About the owner
The owners are chartered accountants (one retired) who live in the north east of England and their families.
Why the owner chose a home in this location
Turkey wasn’t at the top of my list of countries to visit – in fact it wasn’t on my list at all! I took up an invitation to holiday in a villa belonging to an old friend – in a place called Dalyan (which meant nothing to me). He had been going there for years …but he said I wouldn’t be disappointed and I valued his judgment, so I went in 2007.
Shortly after I came back from that holiday (which was superb by the way) three plots became available in a new development near the river in a quiet part of town and the result was three superb properties were built in 2008 – we have the middle villa.
Dalyan, the place was nothing like I expected. In fact Dalyan is one of the friendliest places I have ever been to. Go there once and you will be hooked!
Unique benefits of the property
If you like to be surrounded by beautiful mountain scenery, with as much activity – or as little - as you want, where you don’t need to drive (everywhere is within walking distance) then choose Dalyan. It is close to an excellent 5 km beach on the Aegean Sea, and a large lake, both just a short boat trip away. If you like a place where there are no night clubs but lots of bars and restaurants with good quality food… then this is a good place to spend some time. And the weather is pretty good too!Oh and there is a bit of history to this part of the world – one prominent feature from the Lycian times are the Rock Tombs, 2500 years old, carved into the mountain across the river. They are lit up at night as a stunning back drop to the villa and the riverside to provide a magical setting.
