These are link detached villas located within walking distance of the town centre, river side and local amenities. The properties are air-conditioned with mosquito nets on most windows and doors. Each bedroom has an individual balcony overlooking the pool and/or gardens. The shared pool is 8.5 x 4.5 metres and is cleaned each day. The open plan kitchen, dining area and lounge open onto the terrace overlooking the pool. There are sun loungers, tables and chairs for alfresco dining in addition to a shady retreat, of typical Turkish style, an elevated wooden gazebo. These villas are brand new with modern equipped kitchens. They would suit 2 separate families holidaying together but wanting their own private accommodation. This location is an oasis on the outskirts of Dalyan. Internet is being installed to use at both villas - please check before booking that the internet is available if this is important for you.

Notes on accommodation
All rooms have air-conditioning units that can be used hot or cold. Please switch off the air-con units if you are not using any of the rooms. Guests have requested fans to use instead of air-con as they consider these to be unhealthy so these are available too. Solar heated water with an immersion heater for use during the few winter months.
Thank you for not smoking inside our villas. Internet to be connected. All bedding and towels are provided including beach and sun lounger towels (changed once a week). The villas are in an exclusive garden, surrounded by walls with gates.
Travel insurance: for peace of mind it is important to arrange your own private travel insurance. Each villa contains a safe for your personal belongings, Villa No. 31 has the addition of an alarm. The English and Turkish owners live in Dalyan so if there are any problems they can be easily contacted and can provide much information about Dalyan and the it's environs.
Outside
The villas have direct access to the gardens, shady alcove, marble terrace around the pool, and No. 30 villa has a Turkish style gazebo at the rear of the garden. Patio tables and chairs are provided for alfresco dining, together with sun loungers. BBQ equipment can be provided please ask.
Coast/Beach
Beach is 11km from the centre of Dalyan which can be reached by water taxi (30 minutes) or by road (public bus provides a regular service during the summer months) which takes 15 minutes. The beach is 6km long - it takes approx 45 minutes to walk from one end to the other.
The beach is a protected area due to the Caretta Caretta turtles nesting there so is only open to the public 8am-8pm. There are amenities at either end of Iztuzu and Turtle beach as each end is called.
Travel
Dalaman airport is 30 minutes from Dalyan. Flights are available daily throughout the year from most airports - if you need help booking your flight please ask. We can make arrangements for you to be met at the airport, or you can use the airport taxi service.
Car rental is not essential as public transport is very good as are many of the excursions organised from Dalyan. We also do house exchanges where our car is also included in the exchange depending on other commitments (Villa no. 30).
Distances
Marmaris and Fethiye (Olu Deniz and Hisaronu) are the nearest major holiday destinations to Dalyan approx 1 - 1.5 hours away. Gocek, a popular marina destination is 30 minutes from here where you can take daily or weekly sailing trips.
Ephesus and Pamukkale are 3 hours from here, a 2 day trip can be booked from Dalyan. Olympus (near to Antalya) is just over 3 hours away but much to see en-route eg Patara, Kas and Kalkan. Istanbul is 12-14 hours away by road, or a 1 hour flight.
Further details
Dalyan is considered to be a village but it grows into a small town during the summer season. Situated alongside the river leading from a large lake (Koycegiz) from where it meanders through the delta and towering reeds (wrongly said to be the location for the filming of the African Queen but you will understand why some people believe this to be true) to the Mediterranean. Ancient delights abound with the magnificent rock tombs overlooking Dalyan from across the river, leading the way to the Ancient City of Caunos where there are superb Roman ruins to be found (concerts are occasionally held at the amphitheatre) and archaeologits continue to work there making new discoveries each year.
There are several mud baths, the most popular being made famous by visitors such as Sting and Dustin Hoffman, but the best are the natural hot springs only known by locals, or the Sultaniye Hot Springs at the far side of the lake - visited by many Turkish people due to the alleged healing properties of the waters there.
You will be spoilt for choice with so many options to while away your time in this part of Turkey, considered to be paradise by many. You can join the daily public boat trips, or hire private boat trips to go where you choose plus the Boat Kaptans can provide a meal - usually a BBQ - and drinks for a reasonable fee. We highly recommend you try at least one boat trip in addition to those from Gocek (12 islands daily boat trip) or, the less advertised, Akyaka where you can visit Cleopatra's Island, an experience not to be missed - the sand on the beach there is considered to be so precious that you are not allowed to walk or sunbathe on it!
The locals will be more than happy to explain all that is available for you to do, whether you wish to stay in Dalyan or spread your wings further afield and see historical sites such as Ephesus or the natural phenomena Pamukkale (cotton castle), the heart wrenching area of the Gellipoli battle, Troy or stunning Istanbul

A deposit of 20% is required on confirmation of booking. This is non-refundable in the event of cancellation: 4-8 weeks 50% refunded. 2-4 weeks 25% refunded. Less than 2 weeks no refund. Balance to be paid 2 weeks prior to holiday. Payment should be made by bank transfer to our English bank account, details will be provided at the time of booking. Security bond of £100 cash payable on arrival. Included in the rental price: electricity, gas, air-conditioning, linen and towels.

Great venue, enjoyed a quiet shady snooze in the gazebo, weather late June was hot but glorious compared to back home - Brighton. Dalyan has a happy laid back village feel to it, very safe place, so the perfect place for our daughters (8 & 13). My husband said it's the best holiday we've ever had. We enjoyed the owner's company who organised private boat trips and introduced us to restaurants with friendly, welcoming staff. By the time our holiday was finished we felt like we'd been here forever, like we belonged, so we will be back! Theresa, Rob & girls
