Conveniently located in the quiet and peaceful hamlet of Kalamar Bay, this 4 bedroom, 5 bathroom villa is completely private and can easily and comfortably accommodate a small family or a large group. Every room in the villa as well the four balconies and three terraces offer incredible, panoramic views of Kalamar Bay and the surrounding olive groves. The villa also offers a large private pool and beautifully landscaped gardens. The sea, beach club and deep sea diving center are gentle 5 minute downhill walk from the villa. Villa Tymnessos is an easy 5 minute stroll from the nearest shops and restaurants and the lovely village of Kalkan is a comfortable and short walk from the villa. The villa is located near natural parkland and alongside an olive tree clad hillside where you can take some lovely walks. Notes on prices
Small Group Discount: A significantly discounted rate is offered out-of-season for up to four guests using two bedrooms of your choice. All common living areas and terraces will always be available to guests.
Extended Stay Discount: A 10% discount may be available to those who stay 14 nights or longer and do not receive any other discount. Ask us if you qualify.
Short Stays Daily rates for villa stays of less than a week are also available.
Changeover day
The normal rental period is one week (7 nights) in duration, with Monday serving as the change over day. Different lengths of stay may be available depending on existing and pending reservations.

| Utility Room: | A utility area is located on the ground floor with a washing machine, dryer rack, and iron/ironing board which guests are welcome to use. |
| Living Rooms: | The living room on the 1st floor provides comfortable furniture, television, English and European language satellite, a radio/CD/MP3 player, and has brilliant views. Leads to a private balcony with sea-views as well as the large outdoor dining terrace. |
| Other: | A large family room on the pool terrace level includes comfortable furniture and a large fireplace for cooler months and is a great setting for playing board games or reading. Large French doors lead to the shaded slate floor terrace, pool and gardens. |
| Cleaning/towels/ linen/maid service: |
Bedlinen, luxury wrap-around bath towels, and large pool/beach towels are available for guest use. A mid-stay clean and linen/towel change is provided for two week rentals. Extra cleaning and laundry etc can be arranged at a small cost. |
Notes on accommodation
We have furnished the four bedrooms in Villa Tymnessos to provide for an uncrowded and deeply relaxing experience. The bedrooms are spacious and have been furnished to comfortably sleep 7 adults. However, an additional roll-away bed may be requested for groups of 8 persons. Every room in the villa opens onto either a balcony or terrace. The villa is air-conditioned and each bedroom has it's own air-conditioning unit.

Accessibility
Villa Tymnessos's bedrooms and common living rooms cover 4 floors, and even though the staircase is wide with iron hand rails, the stairs may be challenging to people who are infirm.

The villa offers a nice selection of quiet outdoor spaces to relax and enjoy the views, including 4 sea-facing balconies with exceptional views. Guests can enjoy the shaded slate floor terrace on the pool level and a shaded dining terrace on the 1st floor. The popular roof terrace offers unmatched and uninterupted sea views across Kalamar Bay and the surrounding countryside. The villa offers a large private pool and beautifully landscaped, colourful gardens. The pool terrace has sun loungers, comfortable tables and chairs. A private and refreshing outdoor jungle shower is nestled in the lush gardens. A BBQ grill is available for guest use. Coast/Beach
The sea, Kalamar Bay Beach Club and the deep sea diving center are a gentle 5 minute downhill walk from the villa. During the summer shuttle buses run throughout the day from the road above the villa down to the sea front. For a small fee, the Kalamar Beach Club provides water-side sun loungers, parasols, adult and children’s water activities as well as an excellent sea-side restaurant offering Turkish and English menu choices and ice cold drinks.
Travel
Our property management company, Kalkan Property Services, will assist you with making transfer arrangements from either Dalaman or Antalya airports. We recommend ADDA Tours, a licensed and reputable transfer company, who will meet you at the airport and take you directly to Villa Tymnessos. The non-stop transfer time from Dalaman Airport to Villa Tymnessos is about 1 hour and 30 minutes. Transfer from Antalya Airport usually takes around 3 hours and generally includes a short stop.
Distances
Kalkan village is a comfortable 15 minute stroll (less than 5 minutes by car, scooter or dolmus). Kaputas Beach, with its pretty sandy cove, is less than 8km from the villa. Patara Beach and it's Lycian ruins are 15km from the villa. The beautiful village of Bezirgan is located 17km from the villa and the journey provides for some amazing views.
Further details
Villa Tymnessos is conveniently located in Kalamar Bay at the end of a quiet street close to an area designated as natural parkland. An olive grove is located on the adjacent hill to the right of the villa, and goats can be heard as they roam the hillside under the watchful eye of a local shepherd. Cafe Vita is a 5 minute walk from the villa towards Kalkan and offers wonderful Turkish and Continental breakfast, lunch and dinner options. Many tourists and locals are seen reading the morning newspaper here as they enjoy their tea or coffee. Guests can also buy their fresh morning bread from here if preparing breakfast in the villa. A small family-run grocery with farm fresh fruit and vegetables is a short, 10 minute walk from the villa. The lovely village of Kalkan is only a 15 minute walk or less than 5 minutes by car from the villa, water taxis and shuttle buses run frequently between Kalamar Bay and Kalkan during the daytime in summer. Kalkan offers many excellent and well-renowned Turkish and International restaurants, enticing shops, a picturesque harbour and many outdoor cafes that take advantage of the incredible vistas that the village offers. Watch the sunset from the little harbour or stroll through Kalkan’s cobbled streets with whitewashed, shuttered Ottoman buildings. Either way you won't be disappointed.
Booking notes
All prices are listed in pounds sterling. 25% non-refundable deposit at the time of booking secures your reservation. The balance of the payment is due 4 weeks before arrival. There is a £150 refundable damage deposit. Stays that span two weekly rates will be billed on a pro-rated, daily basis. Once payment is received through PayPal, the reservation will be confirmed via email. The damage deposit is refundable within two weeks of the departure.
House swap
House swap may be considered. Must sleep 3 to 4 persons comfortably.
