Baan Pa-nom (3 Bedrooms, Sleeps 6)

Enter the property on the main floor with the hall, separate wc and pantry off, there is a spacious open plan living area with fantastic sea and forest views, kitchen and dining areas and an entertainment area with a 42" plasma TV, satellite channels, IPOD connection, DVD and CD player plus sound system with surround sound. Internet is also provided. The dining area has a large teak dining table for 8 while the fully equipped kitchen has dishwasher, oven/hob, American sized fridge/freezer, microwave. Downstairs there are 3 bedrooms. The master bedroom with Balinese open plan shower and double bath has a king size bedroom suite overlooking the bay and forest through floor to ceiling opening doors. The 2nd (king) bedroom has similar views and is ensuite. The 3rd (twin) bedroom is ensuite and has jungle views. The roof area has a pool with Jacuzzi jets at one end and deck and sun chairs. There's also a washing machine and a dryer.

The main floor has a spacious open plan living/dining area with spectacular sea views and a dining table for 8. There's also a washing machine and dryer. There is a 42" plasma TV, satellite channels, DVD and CD player and sound system. Wireless internet is provided. The modern European kitchen has an oven, 4-ring stove, fridge, freezer, wine fridge, dishwasher, microwave, kettle, toaster, coffee maker, breakfast bar. Downstairs: Master bedroom with king size bed, en suite bathroom with large 2 person bath, shower area, wc and jungle views. Double bedroom with king size bed and en suite. Third bedroom with twin beds and en suite. Ground floor: There is a separate entertainment area on the ground floor, which has a queen sized pull out sofabed. There are also 1 more bedroom - 1 with a king size bed and 1 with a pull out queen size sofabed. Shared wc with outdoor spa bath area on ground floor. The rooftop terrace is fully decked and has an infinity edge pool with Jacuzzi jets.

Young children will have to be supervised in the open pool area. The villas are not recommended for toddlers aged between 2-4 years.
Baan Pa-nom is non smoking inside.
Baan Sa-moot Sa-wan is non smoking in air conditioned areas.
All bedrooms are air conditioned and other living areas have fans.
The hilltop position provides pleasant breezes especially for the rooftop pool areas. Evenings on the rooftop are lovely with the spectacular sunset and the lights of Karon. New Year's Eve has spectacular fireworks displays.
Nearby facilities include Patong's shopping malls and the Phuket Country Club Golf course (20 minutes).
Thai massages are offered on Karon beach, the ideal spot to relax.
There are a number of supermarkets, bakeries and delis in Karon selling every type of Western groceries, good meat for barbecues, cheeses and breads.

Accessibility
Regrettably, neither property is suitable for people with impaired mobility.
Pets accepted by negotiation.
There are motorbike rentals nearby.
Car rentals can be arranged.

Outside
Outside: The 30 sq.m. infinity swimming pools on the roof terraces are partially shaded by pergolas and have wooden decking with areas for sun lounges, barbeques and entertaining. There are stunning 360 views of sea and forested mountains from these roof pool areas.
Private off road parking in separate 2 vehicle carports large enough to accommodate any motor vehicle plus 4 or 5 motorbikes.

Coast/Beach
Karon Beach can be seen from the house and is within a kilometre. The smaller charming Kata Beach is about 6km away.

Golf
2 great golf courses within half an hour, Loch Palm and Phuket Country Club. Another 6 courses are within 45 minutes drive.

Travel
The nearest airport is Phuket International, which is approx 50 mins drive away. Bangkok International airport has several daily connections with Phuket. Airport transfer is provided. The house is in Karon village and a car is not necessary but may be preferred. Taxis and tuk-tuks are plentiful as are rental motorbikes. Car hire can be arranged upon request.

Distances
Patong Beach is about 10 mins drive and you'll find many boutiques and a large Carrefour store with European groceries.
Phuket Town is about 30 mins drive and its 20-25 mins drive to the Central Festival Mall with designer boutiques and a cinema. In the same area is a Tesco.

Further details
Directly across the street from the villa is the Eden Resort which has a fully equipped fitness centre available for use by our customers at rates that are usually reserved for Eden's members only. All you need to do is let us know that you would like to use their Gym and we will give a voucher so that they can give you the special rates.

There are a number of supermarkets, bakeries and delis in Karon the selling every type of Western groceries, good meat for barbecues, cheeses and breads. There is a bank 500 metres from the villa. There are a range of excellent local restaurants catering for every taste.
For very good Thai cuisine we recommend Ruean Thai. Mimmi's and Chao Khun offer excellent Thai and Western food. Mama Tri and the Ratris Jazz restaurants offer fusion menus of great renown. These are just a few of many restaurants in the immediate vicinity.
There are several local spas and health and beauty centres.
Excellent nightlife can be found in Karon and also nearby Kata and Patong. There are also numerous small bars in the immediate area.
There is great surfing to be had on Karon beach at the end of the dry season and in the rainy season.
The celebrated Phuket Phantasea attraction is 3km away; offering a marvelous and diverting pasitiche of Thai culture and entertainment. Jungle trekking on elephants is a nearby (3km) entertaining activity.

Booking notes
Payment terms: 30% of rental amount due upon booking plus £100 breakage deposit regardless of length of stay. The rest is due 6 weeks before arrival, except for peak season the balance is due 12 weeks before arrival.
Cancellation terms: cancellations made prior to 60 days - fully refundable. cancellations made prior to 30 days - 50% refundable. Less than a month - we'll try to reschedule and refund negotiable, depending on whether the booked dates can be filled.
