The property is totally walled with sliding gate, so is totally private and secure. It is a 20 to 30 min taxi ride to central Pattaya and the beach. It is located on a quiet private estate. It has wireless internet, you need to bring a laptop to access this. TV with UBC satellite with a comfortable TV lounge, also TV in the master bedroom. Outdoor eating is catered for in the Pergola which seats 6,there is a large Kettle BBQ which swings under cover if needed. Coi pond running beneath it there is about 60 beautiful Coi in the pond, very relaxing to watch & feed them, The garden is just a tropical paradise with many exotic plants & shaded by Palm Trees, the photographs do not do it justice. 2 sun loungers are provided with mattresses on the decking area next to the pool. Also a outdoor shower facility, for pool use. At night the garden is totally lit with soft orange glow lighting and also laser lights. Pool lights also. Inside the lounge is floored in marble. spiral staircase features.

Notes on prices
Our prices are fixed as advertised in Thai Baht 30,000, this works out at approximately £600 per week UK sterling. Unless the rental is over 4 weeks then a reduction will apply. There will be no refunds given unless repairs to the house require a hotel stay, whilst they are fixed, the days in the hotel will be refunded at the daily rate for the villa. The deposit of 10,000 Baht will be fully refunded, providing there is no damage to the villa including all the fixtures and fittings being intact.
Changeover day
On your day of departure we are flexible, if there is no one else waiting to move into the house, you may stay there untill your departure for your flight.

Notes on accommodation
All the bedrooms and the TV lounge are air-conditioned with an ample supply of remote wall fans everywhere in the house. Please note air-conditioning and fans should always be turned off when the room is unoccupied. To conserve power as you would at home. There is a large fan that can be used round the pool when sunbathing. The pool is cleaned every few days and is always crystal clear. The garden is watered and tidied daily from dropping leaves. If there is any problem in the house with power - utilities - lights -breakdown of electrical items, the owner will endeavour to have them fixed as soon as possible, usually that day. If the breakdown is not immediately repaired and a hotel stay is required you will be refunded for the nights you are unable to stay in the property, only. The accommodation is luxurious and very comfortable, large and spacious living areas easily accommodating 7 people without feeling crowded. Extra large kitchen with marble tops.
Accessibility
Not really suitable for wheelchair users unless they are prepared to sleep in the comfortable TV lounge, and use the downstairs toilet.
Outside
Beautiful tropical garden with palm trees many exotic plants. There is a secure car port for 2 cars. Lockable gate, fully walled all round with a stone 2m wall. Large private pool, outside seating for 6 in the Thai style wooden pergola which has 2 fans. Large kettle bbq which swings under the pergola if raining. The garden is just a tropical paradise, coi pond stocked with 60 beautiful and colourful Thai and Japanese coi, which will eat from your hand. In the evening and night the garden is lit by about 20 coloured up lighters to give a classic and relaxing effect. The pool is also lit by 4 lights which give a glow to the turquoise tiles in the pool. A path takes you around the garden for private moments. Also a Buddhist wooden shrine -praying area. There is a teak bench and table just outside the back patio doors, for dining also under cover. A perfect family or romantic setting for pleasant evenings in, or 20 min drive into the lively bustle of pattaya, with its bars & night clubs.
Coast/Beach
20 minutes drive, to north pattaya beach or 30 min to jomtien beach, approx £10 in a taxi. This journey can be longer at busy times of the day, which are only at peak times. Or there is a beach within 15 min walk, this is not a tourist beach but has some good and inexpensive local restaurants, specialising in fresh seafood. And european food as well. You can even take your own drinks in a cool box ( 2 provided in the villa ) pattaya beach is busy but full of life, jet skis, boat trips etc.
Golf
Lots of golf courses in the area of Pattaya.
Travel
1hr 30 min from bangkok airport, if no traffic just over 1 hour. We can provide pickup from the airport by our taxi service, which is cheaper than airport taxis, and the driver is friendly and speaks good english, and can fit in 6 people with baggage in his luxury vehicle, he also knows the location of the villa, as he has been many times. He can provide transport to visit the many places of interest in the area. Some people rent a car, but driving in pattaya can be stressfull.
Distances
Pattaya is 10 kl away; this journey usually takes about 20 minutes. It is walking distance to local shops and market 7/11 in fact there is a new 7/11 shop just outside the estate, selling all your immediate essentials. Atm cash machines are dotted along the road leading to the villa. There is some small Thai markets around the area, opened on various nights. Also a nearby restaurant that will deliver Thai or European food to the villa, menu in the villa.
Further details
There is a tourist guide in the house, showing places of interest. Buha mountain is about 45 minute drive, just further is silver lake with a luxury but inexpensive restaurant looking over the lake and vineyards, the crocodile park is a good day out for all the family with lions tigers, a large lake full of crocodiles that you can feed, and crocodile show where the performer actually places his head in the crocodiles mouth. There is a large water park in south pattaya, called Pattaya Park, ideal day for the children and adults.
The wooden Buddhist temple just outside pattaya is an amazing sight to see.
Then there is the aquatic marine life centre on the road to pattaya from the villa. The pattaya floating market is a lovely place to visit. Pattaya beach is lively and busy, boat trips, jet skis, or just relax with a massage on the beach. Jomtien beach just around the coast is much quieter and less crowded, some nice restaurants across from both beaches.
Booking notes
We prefer full payment in Thai baht within 2 days of arrival, also a deposit of 10, 000 baht to be paid on arrival, to cover any damage or breakages. This will be fully refunded after the villa has been checked on the day of departure & found to be in good order. When booking we prefer to take a deposit paid into my UK bank to confirm the booking, this will be deducted from the rental price on arrival.If there any problems in the house i.e. breakdowns, these will be fixed immediately if possible

All our guest have commented on how beautiful the house and garden was, even more so than the pictures, and well equipped and comfortable, we have had but it must be understood the villa is 10 kl from pattaya a short car journey, there is a local taxi service. Personally i prefer to enjoy the villa and its privacy and quiet, and to be outside pattaya and travel into town when i want the night life and noise. And return to the peace and quiet after.

About the owner
I have owned the property for 4 years, it was purchased from a very good friend who lives and works in Thailand. My partner is Thai, we live mostly in the UK, visiting Thailand about 4 months of the year. I work in the Offshore industry, so work all over the world. I can always be contacted by e mail, but not always by phone. I am very proud of my property in Thailand, and just hope that people who rent will treat it with the respect it deserves.
Why the owner chose a home in this location
I bought the property from a very good friend, who has lived in it for 15 years with his family. The high standard of decor is down to him, no expense was spared on the house. I luckily purchased it with all fixtures and fittings. The location is nice and quiet, but you can soon be in the bustle of Pattaya by taxi, or whenever I am there I hire a car, though driving in Thailand can be stressful.When Im not there my wifes son looks after the house. If you wish to hire a car he would drive you to all the local places of interest, and his wife is available to clean the house and do washing and ironing.
Unique benefits of the property
When I stay there I enjoy the peace and privacy, having barbecues, and parties. The garden and coi pond are very relaxing, and I thing the house is beautiful to say the least. Pick up from the airport can be arranged, and a local friendly and inexpensive taxi service is available. The local beach is only 15 min walk, with good seafood restaurants on it in the evenings.The pool is private and surounded by a wall so is not overlooked.Places of interest like Budha mountain & Silver lake with its beatiful resteraunt, are only half an hour away.
