The property is totally walled with sliding gate, so is totally private and secure. It is a 20 to 30 min taxi ride to central Pattaya and the beach. It is located on a quiet private estate with security. It has phone up internet and TV with UBC satellite, there will be a small reconnection fee to pay. Outdoor eating is catered for in the Pergola which seats 6, with Coi pond running beneath it there is about 60 beautiful Coi in the pond, very relaxing to watch them, there is a Kettle BBQ which can be swung under the cover of the Pergola if raining. The garden is just a tropical paradise, the photographs do not do it justice. 2 sun loungers are provided with mattresses on the decking area next to the pool. Also a outdoor shower facility, for pool use. At night the garden is totally lit with soft orange glow lighting. Pool lights also. Inside marble floors, spiral staircase feature.

Notes on prices
Prices are for the property per week in UK pounds. This is preferably paid in Thai Baht into my Thai account at the current exchange rate. Arrangments will be made for the money to be collected by our agent the day after arrival. Car hire can also be aranged, and if needed a driver and guide. Long term rentals can be negotiated at a lower rate.

Notes on accommodation
All the bedrooms and the TV lounge are air-conditioned with an ample supply of fans everywhere in the house. Large fan that can be used round the pool. The pool can be isolated with a gate to protect young children.

Accessibility
Not really suitable for wheelchair users unless they are prepared to sleep in the comfortable TV lounge.
Outside
Car port for 2 cars. Lockable gate, fully walled all round. Large private pool, outside seating for 6 in Pergola with fans. Large Kettle BBQ. The garden is just a tropical paradise, coi pond with 60 coi and lighting for the nights.
Coast/Beach
20 minutes drive, to Pattaya beach or Jomtien beach, approx £10 in a taxi. This journey can be longer at busy times of the day. Or there is a beach within 15 min walk, which also has some good and inexpensive restaurants, specialising in fresh seafood.
Golf
Lots of golf courses in the area of Pattaya.
Travel
2 hours from Bangkok airport, if no traffic just over 1 hour.
Distances
Walking distance to shops and market 7/11 and ATM cash machine. Small Thai market 100m down the road.
Further details
There is a tourist guide in the house, showing places of interest. Buha mountain is about half hour drive, the crocodile park is a good day out for all the family.
Booking notes
Payment 50% deposit full payment 8 weeks prior to arrival. Or full payment on the day of arrival is acceptable, with deposit refundable after the house has been checked.

About the owner
I have owned the property for 2 years, it was purchased from a very good friend who lives and works in Thailand. My partner is Thai, we live mostly in the UK, visiting Thailand about 4 months of the year. I work in the Offshore industry, so work all over the world. I can always be contacted by e mail, but not always by phone. I am very proud of my property in Thailand, and just hope that people who rent will treat it with the respect it deserves.
Why the owner chose a home in this location
I bought the property from a very good friend, who lived in it for 10 years with his family. The high standard of decor is down to him, no expense was spared on the house. I luckily purchased it with all fixtures and fittings. The location is nice and quiet, but you can soon be in the bustle of Pattaya by taxi, or whenever I am there I hire a car, though driving in Thailand can be stressful.
Unique benefits of the property
When I stay there I enjoy the peace and privacy, having barbecues, and parties. The garden and coi pond are very relaxing, and I thing the house is beautiful to say the least. Pick up from the airport can be arranged, and a local friendly and inexpensive taxi service is available. The local beach is only 15 min walk, with good seafood restaurants on it in the evenings.
