Casa Victoria is a very large villa of 14 bedrooms that can sleep upto 34 in comfort. Arranged around a private swimming pool and courtyard at the front with large terraces and garden area at the back. The location is relaxing yet close to the shops, restaurants and all that is happening in the lively seaside town of Empuriabrava which is Europe's largest residential marina. The gardens gently slope down to our own 70m of private water frontage with boat moorings. The views are stunning across the water to the mountains.both the pool and water frontage are fenced for safety.

Notes on prices
Prices shown are for the property per week in based on maximum of 30 guests additional guests 15 euros per night. Discount will be offered on parties of under 25 or early bookings. 2nd consecutive week will be discounted by 20% in mid and low season and 10% in high. Short term lets, 3 nights from £18 per person per night, parties form 6 people upwards. Special prices for sky divers.

Changeover day
Saturday is usually changeover day, but may be changed by arrangement if possible.
Arrival time no sooner than 4pm. Departure no later than 10am.

Notes on accommodation
Air conditioning or heating is available for hire if required, the garden and swimming pool are enclosed by fence and gates for safety of children.

Accessibility
With assistance the villa ground floor is accessible for wheelchair users, however the pool area accessed via a flight of 7 steps.

Outside
The villa sits centrally on a large plot of nearly 1600 sqm, consisting of over 900sqm of garden and courtyard, the private swimming pool (9 x 3.5m)adjoins a sunbathing area, there are 2 very large and 3 smaller balconies on the first floor, with 4 large terraces leading into the living areas on the ground. A brick built BBQ area and a portable BBQ is supplied for outside eating and there are 6 sets of patio table and chairs. The chairs are mainly reclining and there are sun loungers and swing seat to ensure good tans.

Coast/Beach
The main beach is a 3 min drive away or 8 minutes by bike. The local beach is a beautiful sandy beach which gently slopes into the Mediterranean, over 2 miles in length, Empuriabrava beach is only one of many fantastic beaches in close proximity including several in the agua molls nature reserve.

Golf
The Costa Brava is spains best emerging golfing area, due the more pleasent climate and quality of courses, there are 8 high quality golf clubs are within 40 mins drive with Peralada being the closest (approx 10 mins away).

Skiing
Skiing as available December thru to April approx 2hours transfer.

Special interest holidays
The villa is mainly used for family get togethers and celebrations but has also been used by art clubs, skydiving, golfing walking,cycling and corperate groups, plus younger educational trips and as a base for visiting americans to travel around europe!

Travel
Getting here is easy, by air, road or train.
Flights by Ryanair, Easyjet, BA and others offer affordable and frequent flights to Barcelona/Gerona (30 mins transfer), Perpignan (45 mins) and Barcelona (90 mins).
Transfers or car hire information is available upon request.
By road an excellent network thru France means we are only 10-12 hours from the channel ports, equally good railway system allows you to travel from London or Ashford to within 6 miles of our door in comfort.

Distances
Beaches and town center, zoo, butterfly farm, bowling, go-karts, skydiving, all within 2kms, Water park with europes largest wave machine 4km, golf and Casino at Peralada 12km. Cadaques and Escala 20km, French border 25km, Girona 35km, Barcelona 120km. Dali museum in Figueres 10km, Roman ruins at Roses 5km, Greek/Roman ruins at Escala 18km.

Further details
There are local shops, bars and restaurants within 5 mins walk with the main town centre and beaches a further 10 mins walk or 3 by car, parking is plentiful, easy and free even on the beachfront.

Booking notes
A refundable deposit is taken with booking, this is held against accidental damage to the property or cancellation, the deposit is returned within 7 days of departure usually by bank transfer. 50% of rental to be paid no later than 5 months before arrival with the balance being paid no later than 2 months prior to arrival.
Late or last minute bookings, deposit and 50% of rental to be paid in with booking with balance by arrangement.
