This stunning refurbished villa is situated in La Fustera - a designated beauty spot. This architect designed contemporary villa was completed in July 2008 and is fully fitted out to a very high standard. All the finishes are of the highest quality and these include new bathrooms, kitchen and hardwood pool side area. The open plan layout of the villa allows the guests to enjoy their stay in a modern and relaxing environment. All the bedrooms have air-conditioning and the villa has under floor heating for the cooler months. A stunning roof terrace allows the occupants to fully enjoy the dramatic views. Local amenities, 5 minutes walk away, include a well stocked supermarket with a tapas barand restaurants. The beach is a short walk from the villa and is situated in a pretty cove. Local attractions include Calpe, Moraira and Guadalest with its dramatic scenery. There are maps and information at the villa for your use.

Changeover day
Changeover day is usually on a Saturday but please contact us as this may be flexible. Arrival is after 2pm and departure 10 am unless otherwise agreed with the owners.

Bedrooms: Master Bedroom with double bed /en suite and sea views.
Bedroom 2 with twin beds and en suite including a bath and shower. Sea views.
Bedroom 3 with twin beds and en suite.
Bathrooms: All three bathrooms are en suite with WC /handbasin and shower with Bathroom 2 having a bath as well.
There is a guest WC and outside shower adjacent to the pool.
Kitchen: The kitchen is well equipped with all the modern facilities- hob/oven, fridge freezer, washing machine,dishwasher and a lovely view over the pool area.
Living Rooms: There is a large open plan living space for relaxing and dining with sofas and dining table for 6 people. There is a TV and a DVD player together with a selection of DVDs/games and books.
Other: The terrace has a lovely view of the sea and is ideal for eating alfresco and relaxing- there are ample comfortable sofas and chairs.
Cleaning/towels/
linen/maid service:
Bed Linen/towels (including beach towels )and kitchen linen are provided. The Villa is cleaned at the beginning and end of each letting. Additional visits can be arranged if the guests require it.

Notes on accommodation
The villa has air-conditioning in the bedrooms and under floor heating for the winter months throughout the villa. The villa is strictly non smoking and no pets allowed. Parking on site can accommodate 2-3 cars comfortably. Not suitable for young children.Internet access would be via a dongle purchased by yourself.

Outside
The private pool measuring 8x4 meters is for the sole use of guests and is situated to the rear of the property. There is ample outdoor living space with a purpose built BBQ area and the outdoor furniture includes poolside loungers and table and chairs for both inside and outside dining. There is a roof terrace which has stunning sea views- an ideal place to sit and watch the sun go down.

Coast/Beach
The local beach is situated in a pretty cove and is a short walk away Calpe Beach is about 15 minutes by car and is much larger and offers water sports such as pedallos and jet skis. Timon - a local restaurant close by also offers water sports and a restaurant by the waters edge.
Moraria is approximately 30 minutes away by car - originally a small fishing village it now boasts a marina and an excellent beach and a good selection of bars and restaurants and has a popular market every Friday.

Travel
The nearest airport is Alicante (60km). Car hire is recommended and the villa can be reached in just over an hour. You will need some euros for the toll roads.

Booking notes
A deposit of £300 is required to secure your booking This will be held as damage security and will be returned to you once the villa has been inspected at the end of your visit. The final balance is payable 8 weeks before the start of your holiday. All short term lets include gas, electricity and water -

Cancellation charges are as follows:
Up to 8 weeks- no cancellation charge
4-8 weeks 50% of the rate is refunded
2-4 weeks 25% of the rate is refunded
Less than 2 weeks- no refund

About the owner
Hi - I own this villa with my sister- we spent a lot of our childhood holidays in Spain and although it has changed a lot over the years we love the way of life it has to offer and the climate- the people are friendly and always go out of their way to ensure you have a good time.

Why the owner chose a home in this location
We bought in this location because it is in a conservation area so there are no high rise buildings in the vicinity and the scenery is beautiful- the local amenities are excellent including a small secluded beach near by - it has easy access to Calpe which is about 10 minutes in the car if you want more hustle and bustle-there is a real sense of community and it is very friendly.

Unique benefits of the property
The property has lovely sea views and the added advantage of a roof terrace- it has been recently refurbished to a high standard and affords an easy living style both indoors and outside. There is a well priced local supermarket within walking distance and also a small secluded beach- perfect if you want to join the locals for a picnic at 10 pm at night which is when they eat! There is lots to do around the area but we just prefer to take some good books and sit with a glass of something cold and gaze out to sea and watch the world go by!
