Built-in 2003, this villa has all mod cons, including hot/cold air-conditioning, Sky TV and marble throughout. Upstairs, 4 terraces (2 of them leading from bedrooms) offer privacy and lovely views. The first tees of the 2 championship golf courses and riding stables are a 7 mins stroll away, as is a choice of restaurants — Mediterranean cuisine at the club, the resort's celebrated Japanese restaurant and Tango's lively bar and restaurant beside a huge pool. Within the immediate area are Valderrama, Sotogrande and Almenara golf courses, whilst the sandy beach at Sotogrande has an international hobie cat sailing school. A half-hour drive takes you to the majestic Rock of Gibraltar with its unique cultural and historical heritage surviving alongside a bustling Duty Free shopping centre. To the north, is the mediaeval fort town of Castellar and its nature reserve, whilst to the west is Tarifa, a mecca for beach babes, kite and windsurfers.

Changeover day
During the busy months of July and August, we prefer a Saturday change-over day (with arrival from 3pm & departure by 10am). In all other months, we are flexible, so please contact us to discuss.

Bathrooms: Main en suite (bedroom 2): bath/shower, loo, bidet and twin basins. Second en suite (bedroom 3): shower, loo and basin. Third bathroom (ground floor): shower, loo and basin. Marble tiles constant hot water, white chinaware and extractor fans throughout.
Kitchen: Siematic kitchen with double-door, larder-style American fridge/freezer, ceramic hob, dishwasher, microwave, washing machine and eye-level oven. Marble worktops and breakfast bar.
Utility Room: Outdoor drying area with tumble dryer and airer dryer.
Living Rooms: Sitting/dining room with dining table and chairs, two large leather sofas, coffee table, occasional tables, open fire, wall-mounted TV with Sky and DVD plus sideboards with games and books.
Other: A large, covered terrace lies outside the sitting room with table and chairs, sunbeds, a sofa, armchairs and barbecue. The terrace extends under a pergola into the sun, where lavender encloses a further paved area with more sunloungers.

Notes on accommodation
This is a privately-owned house and garden that is maintained to a high standard. Some basic foodstuffs (tea, coffee, cereal, olive oil, condiments etc) and cleaning materials are provided on a 'trust' basis — please, if anything is about to run out, replace it! Children are very welcome. No smoking inside please.

Accessibility
The downstairs bedroom and bathroom are ideal for people with limited mobility, avoiding all steps apart from a single front door step up as well as a single step down into the garden. A new sliding patio door leads directly onto a large terrace, part shaded, part in the sun.

Outside
The rear terrace with its dining table and barbecue leads out to a sunny patio enclosed in lavender and flowers, whilst lawns lead past hibiscus and palms to the plunge pool (2.5 x 5m approx) surrounded by exotic plants, pebbles and shells.

Coast/Beach
Within a 10 minute drive are the beaches of Alcadeisa & Sotogrande with its international Hobie Catamaran sailing school — there are well-run courses for children and adult beginners as well as hiring for more experienced sailors.

Golf
The villa is in the San Roque Club with its 2 championship golf courses, home to various international events over the years. Both offer extremely challenging golf for all handicaps. Fast greens and risk-and-reward drives are eclipsed only by glimpses of the lovely landscape. The Par-72 Old Course, designed by Dave Thomas, is a tight, testing challenge in amongst mature cork oaks and stealthily placed water features. The New Course, opened by Seve Ballesteros in 2003, offers wider fairways, but more demanding greens.
Then, within a 10 minute-car journey, are 5 more golf courses, including Valderama, Sotogrande and Almenara.

Travel
Gibraltar Airport is approximately 10 miles (a 20 minute drive away), whilst Malaga and Jerez airports are around 60 miles (a 70 minute drive away) via unfrequented toll motorways.

Distances
Pueblo Nuevo is 4 miles away, with banks and the well-stocked Supercor or Mercadona supermarkets. Sotogrande is about 5 miles away, and the port with its restaurants, nightclubs and bars is especially lively in summer. There are many retail outlets in nearby Estepona, Puerto Duquesa and Puerto Banus. Then, Gibraltar (10 miles) offers great duty-free shopping.

Booking notes
Please contact the owners via email or telephone to confirm availability. Confirm booking with deposit (25% of rental charge) paid by bank transfer or cheque. Upon payment of your deposit, you will receive confirmation of your reservation and a receipt for monies paid. The outstanding balance should be paid in full 8 weeks prior to your arrival date along with a £400 refundable deposit against damages (returned within 14 days of your stay, subject to inspection of the villa).

About the owner
Nigel and Nicola Tomkins have visited many parts of the world during their globetrotting careers in newspaper and magazine publishing, journalism and gardens photography. So why is it southern Spain and, in particular the Sotogrande area, that they decided to acquire a holiday base? For gardens-writer and photographer Nicola it was the attraction of Andalusian wild flowers, exotic birds, windsurfing and catamaran sailing – and, as a child, she has fond memories of life in the region when her naval officer father was stationed at nearby Gibraltar. For magazine publisher Nigel, it was the high quality of golf (two San Roque courses, plus Valderama) that drew his attention. 'There's so much else to offer - the tranquility, the friendliness - and only a short journey from our UK home'.

Why the owner chose a home in this location
The San Roque Club sits in an idyllic spot, nestling in ancient cork woods, peering down at the Mediterranean Sea. It benefits from the consistently high sunshine levels associated with the climate in this part of the world and takes relief from the cooling breezes that fan along the coast stretching from beyond Tarifa in the west to Marbella and Malaga in the east. The golf club itself offers a range of additional facilities from casual and fine dining, tennis, horse riding and social events, all within walking distance from the two houses the Tomkins own.

Unique benefits of the property
We bought our first house (number 6) here as an off-plan purchase about six years ago and then decided to buy another larger property (just 400 metres away) so that we could easily entertain larger groups of family and friends. 'This means we can now offer holiday accommodation for as many as 14+ people should that particular situation arise,’ says Nicola. ‘But, when Nigel and I are here together we meet up with friends from the area. We also love exploring the region and gazing at its architecture, it's bird life (golden eagles and colourful Hoopoes amongst others), trying local food delicacies, learning Spanish, lazing on the local beaches, sailing and golfing. I particularly enjoy the fact that I can safely undertake long exercise runs (up to 8k) from and to the house,' says Nicola.
