This 3-bedroom detached villa is ideal for a family of up to 8 people. With a private pool in the secluded front yard, unrestricted mountain views from the backyard, and views of the village/sea from the solarium on the 1st floor. This new villa is situated in the Spanish village of San Juan de los Terreros with its long, clean, sandy beaches and safe bathing. Close to the large town of Aguilas, AquaPark, the picturesque village of Mojacar, and fishing port of Garrucha this location offers something for everyone. Golf courses are a short car distance away, including a brand new course Mundo aguilon Jaravia, which is 5 mins drive from the villa.

Changeover day
Changeover day is Saturday. Usual check-in time is 16:00 and check-out time 11:00. This can be flexible outside of the summer season or for very early bookings.

Bathrooms: En-suite bathroom to bedroom 1 with bath/shower, wc, contemporary bath units and large mirror.
Ground floor bathroom with extra large shower cabin, wc, contemporary bath units and large mirror.
Kitchen: Includes all main kitchen equipment: cooker, hob, fridge/freezer, microwave, dishwasher, extractor hood, toaster, kettle, etc.
Utility Room: Washing machine is located outside.
Living Rooms: Living room is contemporarily decorated and includes sofa bed (double), arm chair, TV (Sky), DVD player, dining table and chairs, large mirror, coffee table. From the lounge, the patio and pool can be accessed via double doors that slide into the walls.
Other: Patio, backyard and balcony includes additional garden furniture. Backyard includes BBQ set.

linen/maid service:
Towels and linen can be obtained from the local management company at 10 euros per set. Travel cot can be obtained from the same company at 10 euros.

Notes on accommodation
The villa is completely enclosed and secure but the pool is not fenced off separately from the villa, so guests will need to supervise small children or non-swimmers. All doors have lockable grill gates in addition to the normal doors for safety if small children are among our guests. All windows are protected by grills which makes the villa extra secure. The villa is on a hill but the gradient to and from the beach/shops/restaurant is not too steep. We ask you not to smoke in the villa.

Accessibility
May not be suitable for wheelchairs due to entrance steps.

Outside
The front garden consists of an 'under the roof' patio with a large table and chairs, car parking area, shrubs and plants. A private 8m x 4m private pool, patio/sunbathing area with sun beds and pool shower are also here. The rear garden backs on to the mountains and has a BBQ and garden furniture.

Coast/Beach
Main sandy beach of San Juan and numerous small beaches are 15/20 min walk or 2/3 min drive from the villa.

Golf
2 golf courses within 30 mins: the Desert Springs course, the only sand golf course in Europe, and a brand new golf course Mundo Aguilon, which is 5 minutes drive from the villa.

Travel
Almeria Airport - 115km (approx. 1.5 hours drive).
Murcia Airport - 105km (approx. 1 hour drive).
Alicante Airport - 195km (approx. 2 hours drive).
Malaga Airport - 320km (approx. 3.5 hours drive).

Distances
15 min walk down to shops, bars and excellent restaurants. Aguilas is 7km away with numerous large supermarkets and oodles of character. It is a typical Spanish coastal town (take your phrase book) and although the beach is average, the harbour and old central square are well worth a visit. Mojacar, a typical British resort is 30-40 min drive away. The drive along the coastal road is lovely, with numerous bays to visit.

Further details
There is a good mix of local restaurants, supermarket, and banks all 15-20 min walk from the villa.

Booking notes
A non-returnable deposit of 50% is required to confirm your booking with the balance being due 8 weeks before arrival. A local management company will require a cash deposit (£200 or EUR200) in case of damage caused to the villa which will be returned to you on your departure.

'We have thoroughly enjoyed our 'chill out' week and will probably return, all things permitted! I have not enjoyed good health in recent times, so this past week as been a real tonic. We arrived back to a cold, wet and miserable Newcastle 20 minutes late, wishing we were still in the sunshine at No. 17! Take care and hopefully, we'll see you in the not too distant future.' -Pat

We are a young professional couple with two little children. We live in UK and go to Spain twice a year during school holidays.

Why the owner chose a home in this location
We bought this villa as an investment and also to allow us to come to a child friendly place with lovely beaches and things to do. We fell in love with the town and I would be more than happy to provide you with information about the area and surroundings to make sure that you make an informed and right choice for your holiday. It is a lovely peaceful town with good choice of restaurants, spectacular and safe sandy beaches, low rise building and no big holidays crowds.

Unique benefits of the property
We love the privacy that the villa and private pool offer us. We decorated the villa as we would our own house -minimalistic contemporary style with maximum comfort and flexible sleeping arrangements. We strive for people to come to our villa more than once and therefore appreciate any feedback.
