Large four bedroom single storey villa in great location. Quiet but with local shops and restaurants 1 minute away and the town and beach 2 minutes by car. The area is flat making it ideal for cycling and walking. The villa is excellent for all year round holidays, the private pool has a retractable cover and the villa boasts full central heating and wood burning stove for when the evenings are chilly, there is also British satellite television.

Notes on prices
Prices are for the property per week in euros and UK Pounds.
Prices are based on 8 guests in July/August and 6 at all other times, please add 15 euros per additional guest per night. Long 2 monthly lets available from 1 October 900 euros per month plus services.
There is a 90 euros cleaning charge and optional 10 euros per guest bed linen and towel hire.
Changeover day
Friday or Wednesday are our normal changeover days but we are flexible whenever possible, departure no later than 10am arrivals after 4pm.

| Cleaning/towels/ linen/maid service: |
We offer bed linen and house towel hire for 10 euros per person. Charge 75 euros for the final clean of the villa on departure. We can also supply beach towels, full baby packs that includes, highchair, booster seat, pushchair and travel cot plus bikes. |
Notes on accommodation
The villa is highly suitable for all ages, for children the pool is enclosed (retractable cover) as is the whole villa, for elderly guests the villa is all on one level with only 4 steps separating the villa from the terraces and pool. The main entrance to the villa is in a small cul de sac with no passing traffic. The villa is cool even in summer and fans are supplied for each room plus portable air conditioning units can be hired if required, the villa full central heating and wood burning stove for chilly nights in the winter months.

Accessibility
The villa has not be constructed for wheelchair users, but we can supply a ramp for easy access up the 4 steps at the entrance, once in the villa, everything is on one level and with assistance wheelchair users should be able to enjoy their holiday.
Outside
The villa is surrounded by 3 large private terraces, with garden chairs, tables and sun loungers, the terraces get the sun all day long but shade can be found at any time, the pool 9x3m, offers safe usage any time of the year, while not directly heated it benefits from the retractable cover trapping the sun heat in. There is a BBQ and outside lighting for al fresco eating beneath the palm tree.
Coast/Beach
Great sandy beaches only 2 mins drive or 10 mins walk, the beach at Empuriabrava is only 1 of many beaches locally including the local nature reserve Agua Molls. The beach front offers easy free parking even in the summer months, with restaurants, bars and children’s amusements located centrally. The Agua Molls Nature Reserve beach offers parking in the sand dunes, 2 small summer beach bars and if you like an uncrowded beach, just travel along the sand dunes until you find your ideal spot.
Golf
Costa Brava is one of the best emerging golf destinations, offering top quality courses and an excellent climate that allows you to enjoy your round at almost anytime of the day. There are 8 high quality golf courses within 30 mins drive of the villa with Peralada being the closest approx 15 mins away.
Skiing
Skiing is possible from December to April (conditions allowing) both in spain or france, transfer times from 2 hours 30 mins. Great day out for all levels of skiers.
Special interest holidays
We can organise or advise on the following activity holidays. Skydiving, windsurfing, kite surfing, cycling (both hard and easy), walking, horse riding, sailing, boating, scuba diving.
Travel
Car hire is not essential once you are at the villa, cycling or walking is easy and safe, however the cost of hire is usually no more or close to the cost of airport transfers. Gerona airport is the closest airport (transfer time approx 35 mins), Ryanair fly here from almost everywhere (they call it Barcelona-Gerona GRO). The main Barcelona airport is an easy drive or train trip but allow 2 hours, BA. and Easyjet are just 2 that fly here. Perpignan is 55 mins away in France, Ryanair and Flybe.

Beaches, town centre, skydive centre, bowling, fishing, go karts, mini golf, all under 1km. Golf and Casino at Peralada 15km. Cadaques and Escala 20km. Figueres 10km. Gerona and French border 35km. Barcelona 120km. Airports Gerona 40km, Barcelona 125km, Perpignan 45km. Driving from Calais 700 miles. Golf Peralada 15km, Pals 20km Emporda 20km Gerona 30km.
Further details
Local shops bars, restaurants, cafe 1 min walk / approx 300 yards away, the Alberes square, offer a range of great restaurants to suit all tastes, plus family run bars, supermarket, bakery, internet shop, cafes and butchers, ideal for walking to and from. The town centre and larger supermarkets, include Aldi, Lidl, Intermarche and Montserrat are under 5 mins away by car.
Booking notes
We ask for a refundable deposit of £225 at time of booking, this is held against cancellation, damage to property or any additional cleaning required above the standard service. The deposit is returned to you within 7 days of departure. Rentals can be paid in sterling or euros usually 50% no later than 5 months prior to arrival and the balance no later than 8 weeks before arrival.
