Situated on the prestigious San Roque PGA Golf Course, this luxury 3 bedroom duplex apartment enjoys golf and sea views from its terraces and garden. Each bedroom has its own en suite bathroom and 2 of the bedrooms have access to a large first floor terrace looking out to sea. There is a spacious lounge/dining room boasting a large, modern L-shaped sofa and a contemporary dining table seating 6. Modern kitchen/breakfast room, fully equipped with dishwasher, washing machine, microwave, oven and ceramic hob. Secure underground parking, a lift to all floors and parking for a golf buggy. The fabulous communal adult and childrens swimming pools are fenced off and manned by lifeguards (June - August) with free sunbeds and parasols. The San Roque Golf Club with all its magnificent facilities, including an Equestrian Centre and Seve Ballesteros golf school, is 5 mins walk. Valderrama, Sotogrande and Alcadiasa golf courses and the stunning beach at Alcadiasa are a short drive.

Notes on prices
Prices for 2009 are for the property per week in UK Pounds. During the low and mid seasons, special rates can be arranged for short stays, long weekends and longer winter lets. The maximum capacity of the apartment is 6. Discounts will be given for late availability - 6 weeks before departure. Special rates will apply during tournament times.
Changeover day
Changeover day can be flexible during the whole year. The apartment will be available from 3.30pm on day of arrival and must be vacated by 10.30am on day of departure.

Notes on accommodation
The apartment is perfect for golfers and families/couples/groups. A cot and booster seat are also availble if required. The gated resort has 24 hour security and the apartment is air-conditioned and centrally heated in the cooler months. Within 5 minutes drive are shops and beaches. Within 10 minutes is Sotogrande marina, polo fields, nightlife and water sports.
San Roque is the perfect location to explore Porto Banus, Marbella, Rhonda, Granada, Seville, Jerez, Tarifa, Costa de la Luz, Gibraltar and Morocco.
On site there are also tennis courts, a driving range and golf school, communal pools and a very well equipped riding school. There is also a commercial centre with cafe, hairdressers and bank etc and doctors/dentists. Other restauarants can be found at the 4* hotel and club. Smoking is not permitted inside the apartment or pets/visitors pets. Additional visitors other than those stated on the rental agreement are not permitted to stay overnight in the duplex.
Accessibility
There is a lift from the secure underground car park to all floors. The lift is just outside the front door of the apartment. The apartment has marble floors throughout and is on two levels, with all bedrooms upstairs.
Outside
The apartment has two south facing terraces, one on the ground floor and one on the first, overlooking the fairway and enjoys uninterrupted views of the countryside and sea beyond. The upper terrace is accessible from the master and first bedrooms. Outdoor furniture is provided for al fresco dining. The surrounding gardens are shared and the large communal swimming pool is adjacent to the duplex. There is also a children’s pool as well as toilets, shower and changing facilities. Sun loungers are provided. The pool is manned by a lifeguard from May until October.
Within 5 minutes walk, the facilities of the San Roque Club are available to be used by guests staying in the duplex. As well as golf, these include a driving range, tennis facilities, an equestrian centre and a large swimming pool with floating bar and terrace restaurant.
Coast/Beach
This part of the coast boasts long, wide, golden sandy beaches. The closest is approximately 5 minutes drive at Alcaidesa. This beach has an amazing view of the Rock of Gibraltar.
Further beaches at Sotogrande marina and Torreguadiaro 2 -5km away. Sailing at Alcaidesa, Sotogrande, Gibraltar.
1st class sand/windsurfing at Tarifa, 35 minutes. Duquesa and Puerto Banus within 30 minutes.
Golf
The apartment is on the famous San Roque Golf Resort overlooking the 14th Fairway. San Roque has 2 championship courses (the Spanish Open was played on the new course in 2006 and on the older course in 2005). The immediate vicinity boasts a wealth of other golf courses including Valderama and Sotogrande and the new course at Alcaidesa which is right on the seafront. There are many more along the coast towards Marbella catering for all budgets and standards of play.
Skiing
Granada and the Sierra Nevada are about a couple of hours drive, but well worth a visit if you get the chance.
Special interest holidays
Famous for its windsurfing, Tarifa and the coastline of the unspoilt Costa de la Luz is just a 30 minute drive away. Here you can experience a surfer's paradise with plenty of beachside bars and restaurants and wonderful golden sand dunes.
Travel
British Airways, Easyjet and Monarch Airlines fly directly into Gibraltar which is a 15 minute drive from the apartment. Malaga airport is easily accessible, being just approx 1 hour drive, motorway all the way. Jerez Airport, recently opened up to commercial airlines, eg Ryan Air is also only a 1 hour drive away, motorway all the way. Car hire is recommended.
Distances
Sotogrande is 5 mins drive. Here there is a beautiful marina with numerous bars, restaurants and shops and polo fields when you can watch the games.
The famous marina of Puerto Banus, with its amazing nightlife, shops, bars and restaurants is approx 20 mins drive away.
Marbella, the capital of the Costa del Sol, is only a 30 minute drive away. Gibraltar, steeped in history, is a 15 minute drive.
Further details
The town of San Roque is 3 miles away. Here there is a weekly market, bullring, casino, shops and restaurants. A large supermarket and the small village of Pueblo Nuevo which offers shops, restaurants, takeaways, and a gym are a 5 mins drive from the apartment. Carrefour, an enormous hypermarket is 15 mins drive away but there are a number of large supermarkets within 5 minutes drive. The Sierra Nevada mountain range is a 2 hour drive, along with the historical towns of Granada and Alhambra.Tarifa, the windsurfing capital of the Costa de la Luz, is a 30 mins drive away. For those more adventurous and wanting to sample a completely different culture, a ferry will take you from Algerciras to Tangier, North Africa in 1 1/2 hours. A small commercial centre on the San Roque Resort includes a bank with cash point, cafe and a restaurant/lounge bar.
Booking notes
A non refundable deposit of £300 is required to secure the letting. The final non-returnable balance of the letting sum must be paid 8 weeks prior to arrival in UK Pounds. A refundable 'no damages' deposit of £300 will be required, which will be returned within 2 weeks subject to breakage inspection. Breakages will be charged at cost plus 25% handling.
