Attractive restored, rural villa, set in 2.5 acres of olive groves and gardens of owner’s country house. Stunning large raised pool for sole use by guests. The 8m x 5m pool has spacious raised sun terraces with stunning views over the national park and distant mountains. The pool area is walled for privacy but without obscuring the stunning views. There are covered outdoor dining areas and an outdoor summer kitchen area with sink, hob, barbecue and paella ring. The private garden/play area has swings and games court. Good road links to the surrounding area/beaches, including numerous local villages and historic Xativa with hilltop castle, Cheste race track and rail links to Valencia city. The village of Chella has all amenities including supermarket, bakers, butchers, chemist, banks, bars and restaurants, with additional facilities in the neighbouring villages. A number of beaches can be reached in under 1 hour, or why not try the Anna Lake natural pools with waterfall.

Notes on prices
Prices are for the property per week in UK Pounds. Apart from a minimum rental period of 7 days in July and August letting periods are flexible with a minimum of 3 days. 10% reduction on remaining weeks in September/October 2008. Customers have the choice of paying either in Sterling or Euros. Please request a quote in Euros if it is your preferred currency.
Changeover day
Changeover days are flexible. If we have guests leaving and arriving on the same day, please leave by 10am and incoming guests arrive after 2pm. Otherwise we will be as flexible as we can by prior agreement.

Notes on accommodation
The villa enjoys a mix of sun/shade through the day and the bedrooms tend to remain cool for comfortable sleeping. The windows are netted for mosquitoes and can be opened at night. Our slightly elevated position on a flat plateau means that the summer overnight temperatures are bearable. Floor-standing fans are available if needed.
The plot is flat and set back from a quiet country access road. The immediate plot is enclosed by a low wall topped by a fence. The pool is walled with the only access being via a set of steps which is fitted with an access gate for your privacy and the safety of children. The property is on one level but access between rooms sometimes involves either one step up or down. Please note that you are responsible for the safety of your children at all times especially around the pool area. If you require a child's cot/highchair please request on booking. A welcome pack containing a few essentials, our own olive oil and some home made produce is provided.

Accessibility
Although the villa is single storey and essentially on one level there are single or double steps to negotiate between different rooms and at the entrances. Contrasting colour tiles have been used throughout where any steps are present. The villa has not been modified for wheelchair access. The raised pool is reached by an 8 step stair.
Outside
The tiled, filtered and treated 8m x 5m pool (depth 1.4m throughout) has Roman steps and underwater lighting and is exclusively for use by Nirvana guests. It is elevated and walled so is private but without obscuring the stunning views of the mountains and surrounding countryside. The pool sun terraces are spacious with 6 sun loungers and tables and chairs. Parasols are available for shade. There are several seating areas in the terraces, garden and pool areas. The inner and outer covered terraces allow for maximum shade or a mix of sun/shade. The summer kitchen area has a double sink, 2 burner gas hob, large gas barbecue and gas paella ring should you want to try to make your own paella (advice freely given). The garden area has children's' swings and is planted with fruit trees and shrubs, but not yet mature enough to provide shade. The central area can be used for ball games and is large enough to lay out a full size games court with ease. This area also includes ample parking.
Coast/Beach
The nearest beaches, at Tavernes and Cullera are approximately 55 mins drive. There are a wide range of beaches available along the entire coast south of Valencia. The beaches range from quiet sand dune sections with fewer facilities, to the larger beach resorts such as Gandia with its' wide, clean sandy beaches which stretch for miles and include all facilities, including lifeguards. Gandia beach is a 1 hour drive. The more commercial resorts of Javea, Denia and Benidorm are 90 mins.
Special interest holidays
Great area for walking, bird watching, horse riding and cycling. We have bikes available. The Ricardo Tormo race track at Cheste is about an hour's drive from the villa for Moto GP and Formula 1 pre season trials. The European Grand Prix will take place on the streets around Valencia's city of Arts and Sciences and the America's Cup port starting in 2008. The pre historic cave paintings near Bicorp are a short drive from the villa.
Travel
Valencia Airport, approximately a 1 hour drive. Alicante Airport, approximately 1.75 hours by car. The historic town of Xativa is approximately 25 minutes away and has good rail links, including the City of Valencia. The villa is in a rural location but is close to a very good network of main roads, including the inland motorway which leads onto other motorways. Car hire is essential to be able to enjoy the local area with spectacular scenic drives through the local national parks.
Distances
The nearest village of Chella is 10 mins drive. There are a number of other villages of different sizes within a 15km radius. Historic Xativa is 25 mins drive from Chella and offers a wider selection of facilities. Valencia is easily accessible by train from Xativa - approx 45 mins or is a 1 hour drive from the property. Drive north from Chella and pass through other villages in the Canal de Navarres and explore the Muela de Cortes National Park - worth a half day/full day.
Further details
The area is both traditional yet cosmopolitan. You have the opportunity to sample rural Spain in a modern environment. The villages in the area can provide bars and restaurants to suit all tastes and budgets. The nearest village of Chella has a supermarket, bakeries, butchers, grocery and hardware shops, banks, bars, coffee shops, bars and restaurants and a medical centre. The surrounding villages expand on the facilities available. There is a large outdoor swimming pool in the village, which is open in high season and provides bar and food services in pleasant surroundings. Anna, the next village to Chella also has a shady lake with natural swimming pool and waterfall and is served by a number of bars/kiosks and restaurants in season. The local bars and restaurants can provide everything from tapas, to bocadillo sandwiches and menu of the day which is a low cost, fixed price all-inclusive menu, normally with choices, normally only at lunch times during the week. Some restaurants also provide a take-away service, including the local pizza restaurant and there is a shop specializing in take-away meals at the weekend. At the weekend the restaurants tend to go 'a la carte', but it is still possible to eat well on a budget in some of the restaurants. Xativa is very well served with large supermarkets and is noted for its wide range of shops and facilities. The city of Valencia offers both a historic centre and an ultra modern city of arts and sciences, complete with aquarium and Opera House. As well as the beaches at Cullera, there is also a water park, open in high season offering thrills for all ages. Many of the villages, including Chella have weekly markets. The biggest of these markets is in Xativa, where a large market is held on Tuesdays and Fridays. The Spanish speaking British owners are on hand to provide advice, information and support if required. There is a comprehensive folder in the property of local information and attractions.
Booking notes
Prices shown are for the property per week in UK pounds and include electricity, gas and water. A non-refundable deposit of 30% of the total cost is required at time of booking with the balance due 6 weeks before the arrival date. A £200 security damages deposit refundable within 10 days of departure is also required on payment of the balance.
