Comfortable 2 bedroom villa set in mature, 6000sq.m. shady gardens of owners country house with a stunning, large feature swimming pool for the use of guests. Xativa, with a diverse range of attractions and all the facilities of a large town (banks, supermarkets, cafes, bars) is only 5 miles away. The historic castle set along a mountain ridge is a 'must see'. Convenient for main road links to the numerous attractions of the area, including the 'Blue Flag' sandy beaches around Gandia. There are many excellent restaurants in easy reach - the lunchtime fixed price menus offered by most are usually great value. Valencian Paella is the original and best! The villa has been reformed to a high standard with quality fixtures and fittings used throughout. The lawned gardens are well maintained and provide ample space for children to play, or just for lazing by the pool in the sun. WiFi internet access.

Changeover day
Flexible on changeover days. If we have guests leaving and arriving the same day it may be necessary to ask you to vacate by 10am to allow time for cleaning. Incoming guests will generally arrive from early afternoon.

Notes on accommodation
The villa is in a shady spot under mature leafy trees and remains relatively cool in summer. However, floorstanding fans are available if needed.
Child friendly - extra equipment available if required, e.g. cot, highchair, changing mat, baby gym, bottle sterilizer, toys.
Fantastic grounds for children, walled and fenced all around with electric entrance gate. Please note that the pool is not fenced.
A cool box with freezer packs is provided for trips out / picnics.
Accessibility
All on one level, but no modifications for wheelchair users. Access by car is straightforward, with ample parking space. There is a consistently good mobile phone signal. Flights into Valencia airport are usually most convenient, although Alicante airport is only a bit further and may provide more options.
Outside
The large 12 x 7 metres private pool is ideal for swimming or relaxing on airbeds etc. Level access from the villa, so easy to keep an eye on the children! There are 3 steps at the shallow end (85cm) and conventional upright steps from the deep end (190cm). The pool water is filtered and treated.
Extensive fully enclosed gardens in sun and shade. 2 small wooded areas and numerous large palm trees attracting a wide variety of birds. The terrace patio is mainly covered (for much needed shade in summer!), although the lawned gardens provide ample space for sun worshippers. Four sun loungers provided.
A barbecue is provided.
There is a second open patio area also with table and chairs.
The hammock strung between two shady trees is ideal for a siesta or just to relax with a book.
A 4 metre trampoline (with safety netting) will have your children jumping for joy!
Coast/Beach
The nearest beaches are at Gandia, a 35 minute drive. The beach at Gandia is sandy, wide, clean and stretches for miles. Smaller resorts nearby also have excellent 'Blue Flag' beaches. Gandia and nearby resorts are family oriented and popular with the Spanish. The more commercial resorts of Javea, Denia, Calpe, Moraira, Benidorm are a 60 - 90 minute drive away.
Special interest holidays
Great area for walking, bird watching and mountain biking holidays.
There are several wine estates and bodegas within 15 -20 miles.
Travel
Nearest airport is Valencia - a 50 minute drive.
Alicante airport - a 70 minute drive.
The villa is in a rural location, but close to the main arterial roads for Xativa, Valencia, Gandia, Denia and Alicante.
Although it is easy to get to Xativa by train from Valencia, car hire is recommended to enjoy the local area (unless of course you are keen cyclists!)
A day trip to Valencia by train can be a pleasant alternative to driving into the city.
Airport transfers can be arranged.

Xativa, with a diverse range of attractions, is 5 miles. The historic castle set along a mountain ridge is a 'must see'.
The nearest shops are in Canals, about 3 miles.
Further details
Plenty of supermarkets, shops, bars and restaurants in and around Xativa. There is a twice weekly market in Xativa, and once a week in Canals.
Xativa is noted for its wide range of shops and amenities - there are doctors, dentists and A&E nearby should the need arise.
Nearby on the outskirts of Xativa there is a new 'state of the art' sports complex with, for example, gym and tennis courts available to visitors for a nominal daily charge. Or try your hand at the popular local racquet sport of Padel!

Booking notes
Prices shown are for the property per week in UK Pounds, and include electricity, gas and water.
A non-refundable deposit of 30% will secure the booking, with the balance payable 6 weeks prior to arrival. A security deposit of £200 will also be required when paying the final balance. The security deposit will be refunded by bank transfer within 10 days of departure, subject to damage or breakages.
