This beautiful villa is situated on the hillside of Monte Pedreguer with stunning views of the valley and the sea beyond. Its peaceful location allows you to relax and unwind and enjoying your holiday to the full. The private pool is surrounded by terracing with outside lighting for the evening & 6 comfortable sun loungers on which to relax. The Spanish style BBQ is always a hit with guests who enjoy dining alfresco style, the pool light allows you to enjoy the pool into the evening. The villa is perfectly maintained by the owners who live nearby and who are on hand if needed. The furniture is modern and comfortable and the villa is cleaned to a high standard. A 32" flat screen TV with BBC & ITV c/w DVD player & DVDs, air-con in bedrooms, hairdryers, pool towels, cool box etc are provided as well as linen for the villa. There are ceiling fans in each room and 2 in the lounge but due to the position of the villa, it is cool in the height of the summer. This is truly a stunning villa.

Changeover day
Changeover day is normally on a Saturday. Out of season we are quite flexible and we will consider 10 day bookings and also different change over days, but during July & August it is strictly 7 or 14 nights on a Saturday. Minimum stay of 7 nights.

Notes on accommodation
The pool and terracing are in full sunshine throughout the day and the sunsets are beautiful and must be seen.
For winter lets, oil filled radiators/air-con heaters are provided in the bedrooms and a very efficient log burner has been installed in the lounge, which heats the whole floor superbly. Please request a price for winter lets of more than 4 weeks.
Accessibility
There are several steps around the villa so if mobility and steps are a problem this villa may not be suitable c/w hand rails. There are gates at the top of the steps and padlocks are provided to prevent small children going on to the steps without supervision. Parking is on a private driveway above the pool area with just a few steps down to the villa, there is parking for at least 2 cars.
Outside
The beautiful 8m x 4m private pool is surrounded by terracing and outside lighting for those all important evenings dining al fresco, the Roman steps mean its easy to get in and out of the pool. There is a pool light to allow guests to enjoy the pool into the evening. Due to the position of the pool it is not overlooked and is therefore relatively private, an outside shower is also available. 6 new comfortable loungers are provided for that all important relaxation. There is a new outside dining table with seating for 6 with parasol for the shade. The Spanish style BBQ area is perfect and is enjoyed by all who stay here. There is a awning on the side of the villa to allow you to relax in the warmth, but in the shade of the sunshine. There is plenty of terracing around the villa on which to sit, relax and unwind in peace. The pool is cleaned by the owner and is therefore always maintained in perfect condition.
Coast/Beach
The beautiful coastal resort of Javea is just 10 minutes away by car. It has a beautiful sandy beach with restaurants close by and there are many small coves dotted up the coast line to discover.
The cosmopolitan town of Denia is just 15 minutes away by car with its long sandy beaches and fabulous new marina where you can sit and enjoy a glass of wine and a meal while admiring the beautiful yacts bobbing around on the Med... perfect.
Golf
There are several golf courses nearby, the famous La Sella golf course with its 5 star Marriott Hotel and spa is just a 5 minutes drive away. There are also golf courses in Javea.
Travel
The villa is ideally situated between both Alicante and Valencia airports. Just one hour's drive north from Alicante airport and 1 hour and 10 minutes drive south from Valencia airport. Along the AP-7 (E-15) auto piste it couldn't be easier, detailed directions are provided and the keys are in a key safe at the villa. This ensures a stress free arrival if flights are delayed, a real hit with Guests as they have no worries if flights are late.
Distances
The traditional Spanish village of Pedreguer is just a couple of minutes away by car. Javea is just 10 minutes by car and Denia is 15 minutes away by car. Moraira is 20 minutes away and the resorts of Clape and Altea are only 30 minutes away by car. Benidorm and its theme parks Terramitica and Aqua parks are just 40 minutes drive away. Alicante is 1 hour away and the city of Valencia is just 1 hour and 10 minutes away, so plenty to see in this beautiful area of the Costa Blanca.
Further details
There are numerous restaurants in the area to choose from when dining out, either locally or in the mountains of the Jalon Valley or in the local towns of Javea or Denia. There are all styles of restaurants English, typically Spanish, Italian, Chinese, Indian a full range of restaurants, covering all pallets and price ranges, from a three course meal with wine from as little as 10 euros to a tasty a la carte meal in beautiful settings, the choice is yours. At the entrance to Monte Pedreguer there is an English restaurant with carvery, menu, a bar and they serve a great English breakfast for around 4 euros. There are banks in Pedreguer and local shops and a market on a Saturday in the local town. A large market is held on a Sunday morning with hundreds of stalls from all over.
Both Javea and Denia have many wonderful, small shops with designer labels and beautiful leather shoes can be purchased at great prices. The local Masymas supermarket is just a couple of minutes away by car where you can purchase all you will need for your holiday including freshly baked bread and a fantastic fish counter and winery (many English brands can also be purchased here too),there is a local English butcher and supermarkets too, so if you speak no Spanish, there is no problem. There are large Mercadona supermarkets on the way to Javea and Denia, so plenty of choice.
We, the English owners Michelle and Steve, live close by and visit you soon after you arrive to ensure that the villa is all you expected it to be. We are on hand in case of any problems you may have and we can advice you on where to go and what to see and which restaurants to visit. We feel that a villa holiday should be as relaxing, private and as stress free as possible, but it is nice to know that if there are any problems we are only a phone call away and can help. We ensure the villa is maintained to a high standard and that the cleanliness is perfect every time.
Booking notes
Booking is easy. To secure the booking we require a 20% deposit. Then 10 weeks before departure we require the balance of the payment, plus a fully refundable breakage deposit of £200. The price you see is the price you pay no extras for cleans, linen or air-con.

About the owner
My Husband and I were both born in Doncaster, Steve is 52 and Michelle 44. We bought our first villa in the year 2000 as a retirement investment. The villa rented very well and in less than a year we bought 2 more villas to rent.
In late 2003 we sold our house in the UK, which we had designed and built ourselves. We gave up 2 professional jobs and moved to Spain to live and have never looked back.
We rent our own villas and also rent and manage other villas in the area. We have a small team of cleaners and tradesmen so there is always someone on hand in case of any problems.
Our standards are very high and this is reflected in our properties. We work hard to ensure that our properties are furnished and cleaned to a high standard.
Many clients return to our villas year after year.

Why the owner chose a home in this location
Initially, we visited Javea & Denia purely to buy for investment. We bought our first villa on Monte Pedreguer which is ideally located between both towns.
After visiting over and over again we fell in love with this beautiful area and each time we left, it got harder and harder to leave and we could not wait to return.
The views from Vista del Valle or Vista as we lovingly refer to it are stunning and even after almost 11 years we still enjoying standing there and take in the breath taking view.
The area has everything to offer from long sandy beaches, little shingle coves, masses of restaurants and a friendly,safe, family atmosphere.
Its easy access from the AP7 from both Alicante and Valencia airports make it a great place to stay, just an hours drive away form the airports.
Unique benefits of the property
The villa is a traditional Spanish Villa which over the years we have modernised, with a new fitted kitchen, air-con in bedrooms, large sat dish allowing BBC & ITV. All furniture is modern, comfortable and stylish and the new 32" flat screen TV is an added bonus.
Both bathrooms have been completely refurbished offering large walk in wet areas, with modern vanity units and stunning modern tiles in one and more traditional tosca stone in the other, no expense spared.
Outside the pool has been re grouted and is kept in perfect condition. The south facing terracing gives all day sunshine in both summer and winter months.
The traditional Spanish BBQ with outdoor fridge and the subtle lighting in the evenings offers a great place to unwind and enjoy al fresco dining....perfect.
