Newly renovated townhouse with 2 bedrooms, new modern luxury bathroom and cloakroom. One of 4 in a small private urbanisation, ideally located 2 mins walk from the lovely Carabeillo beach and Calle Carebeo, plus only 5 mins to the town centre. The gardens are well maintained and the new pool only a minute away. This spacious townhouse is furnished and decorated to a high standard including all mod cons with air-conditioning; ensuring your holiday is comfortable and relaxing. There is a well furnished sunny private patio for alfresco eating, in addition there is a private roof terrace with sun loungers. The floorings/staircase throughout are marble and marble style tiling. All the windows and doors are fitted with shutters which help keep the house cool in summer, and make it completely secure, together with a safe. For the winter months there is heating available in all the rooms in the house. This townhouse would be suitable for a family with older children, couples or friends.

The price includes a weekly change of bedlinen and hand and bath towels. It also includes costs of heating and air-conditioning in the house. Discounts will be given for 3 + weeks bookings and for longer Winter rentals.

Changeover day
Booking periods are usually Saturday to Saturday in summer, otherwise flexible. In busy summer periods check in would be after 2pm and check out by 10am. However, we will try to be flexible on these times if it is possible.

Accommodation
Bedrooms: Bedroom 1: double bed, ceiling fan, lamps & uplighter, dble glass doors leading to Juliet balcony with sea glimpses.
Bedroom 2: twin beds and another Sky TV and VCR.
Both bedrooms have very large fitted wardrobes with spacious hanging and shelf space.
Bathrooms: Newly renovated luxury modern family bathroom with spacious Champagne shower, modern white washbasin/cabinet and wc. Also newly renovated separate downstairs cloakroom including modern white washbasin/cabinet and wc.
Kitchen: Separate light modern kitchen with ceramic hob, cooker, dishwasher, large fridge/freezer, microwave, kettle, toaster, coffee plungers, liquidiser, food mixers. Wide range of glasses, cutlery and crockery. Very well equipped and suitable for longer lets.
Utility Room: A laundry/storeroom area is conveniently located on the roof terrace. There are also 2 sunbeds, and a small table. This area also includes a washing machine and drying facilities.
Living Rooms: Spacious open plan living room/dining area with A/C and glass doors to patio. Modern sofa/chairs, glass coffee table, lamps & uplighter, TV with Sky (bring card), DVD playa, CD/Radio Hi-Fi. Dining area includes glass table and 4 chairs plus wall shelving.
Other: Also supplied is an iron, ironing board, hairdryer, and weighing scales (for checking luggage and other items!); smoke alarm, First Aid kit (in cloakroom) and a shopping trolley (heavy shopping!) and an Electronic Safe for valuables.
Cleaning/towels/
linen/maid service:
On your arrival the house will be freshly cleaned and serviced with the beds made and a supply of newly laundered hand and bath towels. For stays of more than one week, a fresh set of bed linen/towels will be left in the house. Please bring beach towels.

Notes on accommodation
A cot and highchair can be organised if required. The house is most suitable for families with older children (rather than very small children) couples and friends. There is heating provided in all the rooms in the house for stays during the winter months. There are shutters and grills provided on all the doors and windows, these help keep the house warm in winter and cool in summer. They also ensure that the property is completely secure. There is also a safe provided in the 2nd bedroom wardrobe.

Accessibility
The house is built on two floors, therefore the property is not suitable for wheelchair access.

Outside
The entrance to the property has a lovely area with orange trees and wooden bench seating; there is also a well kept secluded lawn area and gardens around the property. The communal gardens and new pool area (open May-October) are right next-door to the house. The newly renovated sunny private patio area is walled with plants and climbing flowers and has a table and 6 chairs, also including a sun umbrella and sun awnings. There is a barbecue ready for use on the patio. This area is ideal for alfresco dining. The roof terrace has 2 sun loungers, a small table, and sun umbrella. The 'Absolute Fitness and Pilates' Fitness Centre is also very close by with heated indoor pool, jacuzzi, sauna, Turkish baths, gymnasium and various fitness classes. Parking is available in the road outside and there is a very large free car park just behind the property. However, a car is not essential.

Coast/Beach
The nearest beach, only 300m away, is the lovely Playa Carabeillo, this beach leads on to the famous Burriana Beach. The Burriana beach is one of the few 'blue-flag' beaches in Spain, and there are numerous beach bars, restaurants and shops along the promenade.

Other beaches within a five minute walk from the house are the Playa Carabeo, Playa Chorrillo and Playa Calahonda.

Golf
There are three golf courses nearby. Baviera is a 20 minutes drive, Anoreta is 35 mins and Salobrena is 45 mins.

Skiing
The ski slopes of the Sierra Nevada, Sol Y Nieve, are appriximately 2 hours drive away. The slopes are normally open in early November until late March. Ski equipment can be hired there.

Travel
Malaga is the nearest airport, a 45 minute drive away, with motorway access to within a mile of the town of Nerja. A car is not essential in the town, but there are many interesting places and uncrowded beaches to visit if you do have one available.

Distances
The award winning beautiful village of Frigiliana is only 5 kms away, the village of Maro and the famous Nerja Caves are approx 7 kms drive. Granada and the amazing Moorish Alhambra Palace are approximately 1 and 1/2 hrs away.

Further details
The nearest supermarket, which caters for Spanish and international food, and an internet cafe are 2 minutes walk away. There are very many Tapas bars, cafes, restaurants and shops within a short stroll. Various banks and the Tourist Office are near the Balcon.

Booking notes
Please contact the owner direct for a booking form. A deposit of 25% is payable with booking, plus £50 refundable damage deposit. The balance is payable 8 weeks before departure. A 'meet and greet' service is provided on arrival in Nerja. An airport Taxi service can also be provided for the competitive cost of €65 each way.
