The interior of the villa boasts double height ceilings in the lounge and dining area and a stunning American style kitchen/bar area. The villa is situated in the Balcon al Mar area of Javea and within a minutes walk of a good supermarket, tennis courts and several bars and restaurants. For the children’s entertainment there is a fully equipped games room with a slate bed pool table, Wii, PS2, TV & DVD. Outside the pool is a large 10m x 5m kidney shape with roman steps to one end. The garden is planted with several mature palm trees making it a tranquil tropical paradise! For the adults, there are two terraces for entertaining which overlook the pool and garden area with distant sea views. The BBQ and bar area has a shaded pergula, seating 10 and is perfectly positioned to watch the kids enjoying the pool whilst sipping sangria. The Arenal's safe sandy beach is a 5 minutes drive away. Air conditioning is fitted to bedroom areas. Wifi internet access available free.

Notes on prices
30% deposit secures all bookings and the balance and security deposit are payable 12 weeks prior to arrival. Villa cleaned between lets only and a final clean charge of 100 euro is payable on all booking. Air-con is free for high & peak (July and Aug) stay period from 7pm-7am. Heating is charged as extra (please ask owner for details).

Changeover day
Our changeover day is Saturday. Although in low season we would consider an alternative. Arrival 4.00pm and checkout 10.00am

Bedroom 2 a double room with en-suite wet room and plenty of cupboards.
Bedroom 3 with twin beds overlooking the pool area.

Bathrooms: En-suite wet rooms for both double bedrooms with imported Italian granite and luxury contemporary fittings.
The family bathroom has bath and shower with toilet and again beautiful imported granite.
Kitchen: American style kitchen/bar area with stunning black granite work tops. Stainless steel hob and single oven. Integrated fridge and plenty of storage. Contemporary bar stools provided for bar area.
Utility Room: Dishwasher, washing machine, large fridge/freezer and additional freezer provided in utility room. There's also a sink and contemporary shower tap ideal for washing those inevitable sandy towels!
Living Rooms: Stunning double height ceilings in lounge and dining area. Black leather sofas, DVD, flat screen TV, with Sky satellite package with all BBC and ITV channels. There's also an open fireplace. Also new for 2011 a Nintendo Wii console and games.
Other: The dining area has large glass table and 10 leather high back chairs.
This luxury villa also has it's own separate games room with slate bed pool table, PS2 and TV and plenty of games and books.

Notes on accommodation
Ceiling fans are provided in bedroom and lounge/games room areas also provided are hairdryers and alarm clocks. For your security there are electric gates fitted to the drive area which are accessible via an entry phone system. For the winter months the villa has under floor central heating (charge made for this, please enquire). Air conditioning is provided in the bedroom areas.

Accessibility
There are several steps in the villa and steps down from the terrace to the garden.

Outside
The gardens are well planted with mature palms and other trees and shrubs. There is an abundance of tropical planting around the pool area and scented herbs for your complete relaxation. The pool terrace is a large 100m2 area with pool shower. There is a table and chairs and 9 pool loungers, for shade we have a patio umbrella. The shaded pergola area has seating for 10. A charcoal barbecue has been provided for guests with the recent addition of a bar, making this a perfect place to sit and sip sangria whilst the children play in the pool and someone prepares the family meal! The pool itself has underwater lighting, perfect for late night swims!

Coast/Beach
The Arenals safe sandy beach is a 5 min drive from the villa, but if you prefer a little seclusion there is a pebble beach a 10 min walk away. Javea has everything for a wonderful family holiday, safe sandy beaches, child-friendly restaurants, the ancient Pueblo area and lively marina with an upmarket, cosmopolitan buzz and not a high rise package hotel in site!

Travel
Alicante airport is 80km away and Valencia 90km.

Distances
Balcon al Mar is a quiet and exclusive area of Javea A 2 min walk from the villa brings you to a good supermarket, with an excellent bakery and deli. Also in the same area there are tennis courts, a large swimming pool with bar. A further 2 min walk down the road will bring you to 2 fabulous restaurants, which have stunning views of the Cap de la Nao and the sea beyond.

Further details
Javea has several excellent golf courses; La Sella is approx 20 mins drive from the villa. Javea itself has a golf course approx 5 min and the new Seve Balesteros designed course in Oliva. For those looking for a different sort of fun - the Theme Parks and Water Parks of Benidorm are a 40 min drive away or escape up into the mountains for a superb lunch overlooking the magnificent Guadalest lake.

Booking notes
An additional security deposit of £300 is payable to cover the loss of villa keys, breakages etc. This will be returned in full within 10 working days after rental period ends and after the villa has been checked. All linen, bath towels are provided, pool towels can be hired, please ask for details. A 30% deposit is payable on reservation with the full balance payable 12 weeks before arrival at the villa. 100 euro final charge is payable on al bookings.

All the family really enjoyed our stay at the villa it was luxurious yet practical, the kids had hours of fun playing pool and with the games provided. The pool area was fantastic especially with the outside bar. If anyone is thinking about staying in this area then i would recommend this villa with all its amenities.
