This room leads to a private pool and main sun terrace, equipped with loungers, patio furniture, pergola and brick built barbecue. Staircase leads to the mid-level and 3 bedrooms. The master has kingsize bed with en suite dressing/bathrooms. 2 further twin bedrooms have built-in wardrobes and the family bathroom has a walk-in shower. All 3 bedrooms have sun terrace with sea views. Another staircase leads to the top-level and entrance hall with cloakroom. The modern kitchen features washing machine, dishwasher, fridge/freezer, oven/hob. The hallway leads to the main lounge, with 2 leather sofas, dining table/chairs and fireplace. The lounge and kitchen both lead to a large terrace with furniture, ideal for outdoor dining.

Changeover day
Reservations are from Saturday to Saturday and under normal circumstances the villa is available from 4pm on date of arrival, with vaction required by 10am on day of departure. If you would like to pre order a Welcome Pack, Champage etc please enquire.

Notes on accommodation
Bathroom Notes: The main bathroom is situated on the mid-level on the same level as all 3 bedrooms. This is a spacious bathroom with luxury fittings, toilet, large hand-basin with illuminated mirror and large walk-in tiled shower. The second bathroom is en suite to the kingsize bedroom with toilet, large handbasin with illuminated mirror and shower unit. There is a further cloakroom/toilet located on the top level adjacent to the entrance hall. There is also an outside shower located on the pool terrace.

All 3 double rooms are fully air conditioned. The Master Bedroom suite has an en suite dressing room and en suite shower room. Patio doors with roller shutters lead out to a south facing sun terrace with patio furniture. The 2 further double rooms have twin beds and large built-in wardrobes with lots of storage space. Outside
The private pool is larger than average and can be illuminated at night. There is an outside shower by the pool. The pool terrace is equipped with table and chairs, sun umbrella, sun loungers and built brick barbeque. All three levels of the villa have south facing sun terraces, with spectacular views of the Mediterranean Sea, leading from the bedrooms, lounge, kitchen and pool area. There is also a sloping garden area with steps leading down to the road for walking access to the local beach and local restaurants. The villa has a private gate leading to ample car parking space at the front of villa, room for 4 cars. There is also a large communal pool and pretty garden area for the exclusive use of Ladera del Mar residents.
You can also hire a hot tub for your stay. The 4 seater inflatable hot tub will be set up ready for your arrival. Situated by the pool, simply switch on and enjoy the massaging micro air jets. A built in heater keeps the water at 25-40C. Please enquire for prices.
Coast/Beach
Nerja has around 16 km of coastline with more than its fair share of fabulous beaches. There are several beaches in Nerja, the largest being Burriana and Torrecilla, both of which have been awarded the the blue flag. At Burriana Beach, you can enjoy food and a cool drink as diverse as a shellfish barbecue on the beach, to a traditional pint in an English steak and kidney pie.
Golf
The Costa del Sol is as famous for it's golf courses as it is for the sun, in fact it is also known as the Costa del Golf. It does not matter whether you are a budding Tiger Woods with a handicap in single figures, or just like to go and have a knock around with friends; there is a golf course to suit you. Within 15 mins drive from the villa there are two superb golf courses, one is Baviera Golf and the other Añ oreta Golf. Both are very well kept courses with Añoreta being slightly more difficult. You can hire buggies and even book lessons if you need. Baviera is a new course and both have plenty of water hazards for you to lose your balls in. About 30 minutes from the villa there are a number of golf courses around the Malaga area, including Alhaurin and Torrequebrada, and further down the coast there are plenty more, with a choice of mountain or links courses.
Skiing
What a thought hey, sit by the pool in the morning and have your breakfast and then make your way up to the ski slopes. The Sierra Nevada Mountains are just an hour and a half away, so leave at 7am and be there by 9am! There are around 130km of pisted ski runs including blues, greens, reds and the challenging black runs. There are a number of snow cannons just in case they are having a bad season and the snow needs topping up. It is best avoided at the weekends as the local people tend to go up and the slopes can get rather packed, but during the week it is lovely to be able to ski down from the top and see the sea in the distance. A lift pass costs about 30 euros a day. A fully qualified English speaking ski instructor can also be organised if you so desire. Skiing is only from December 'til April, but when the sun shines up on those mountains you are still likely to come home with a lovely tan.

Travel
Nerja is on the seashore some 50 km from Malaga and marks the eastern tip of Malaga's Costa del Sol. Nerja boasts 16 km of beaches with powdery sand and sparkling clear water. All major water sports are available including water skiing, scuba diving and sailing. Flanked by a dramatic mountain range, Sierra Almijara, to the east, Nerja has 320 days of warm sunshine every year.

The journey from Malaga Airport to Nerja is straightforward and easy. It takes approx. 45 minutes and most of the time is spent on the N340 motorway. Ladera Del Mar is 5 minutes drive along the coast road from the Torrox Costa exit off the motorway. Alternatively you can take a taxi from the airport or board the bus.

There are plenty of other activities in and around Nerja such as scuba diving, Bueo Costa Nerja, a PADI 5 Star Dive centre, water sports, horse riding, horse racing, snow skiing, rock climbing, mountain biking, hiking, off road motorcycling, wine tasting and golf. You can also catch a concert in the caves of Nerja - the 197ft high Scala de Catacclismo is the venue for a music and dance festival each summer in July. Take a drive through the Sierra Nevada mountains to Granada, one of the most beautiful cities in Spain with its gorgeous Alhambra Palace and romantic Generalife Gardens. Visit the brand new Picasso Museum in Malaga, next door to a Roman theatre and a Renaissance-style cathedral, displaying rare works donated by the artist's family.
Booking notes
Reservations are from Saturday to Saturday, under normal circumstances the property will be available from 4.00pm on the date of arrival, and should be vacated by 10.00am on the day of departure. Rates for long lets (3 weeks minimum duration) by negotiation. A deposit of 25% for each week is payable when booking. This is non-refundable in the event of any cancellation. There is also a fully refundable breakages deposit of £100 per week stay. Please ask about our concierge service.
