This superb villa is situated in the most desirable road in Las Fuentes. It has attractive well-kept gardens with a large private swimming pool, and extensive open and shaded terraces with stunning views of the nearby sea. It has one double bedroom and three twins. The extensive outside terraces offer shaded and sunny areas. There are two bathrooms on the first floor and additional toilets and shower rooms on the ground floor. The kitchen, dining room and lounge are all finished to a luxurious standard. The villa and its gardens are maintained year-round to a very high standard. WiFi access throughout the villa and patios.

In short we charge £2,000 a week in UK school holidays and £1,500 at other times.

Changeover day
We can be flexible on changeover days as we don't let the villa extensively. There are very substantial savings to be achieved by not flying at weekends..

Bedrooms: 1 double and 3 twin rooms. All have large outside balconies with lovely views. All bedrooms are fully furnished with built-in wardrobes and electric fans.
A cot and high chair can be supplied.
Bathrooms: Two luxury family bathrooms on first-floor.
Additional shower room and WC located next to changing room by pool.
Additional inside WC and wash room on ground floor.
Kitchen: The kitchen has everything and is equipped to the highest standard.
Utility Room: Washing maching, dryer, ironing board etc.
Living Rooms: As the photographs show the living accommodation is modern and all new. The Sony TV has DVD and satellite 'free-to-view' package. There is a Linn Hi-Fi and UK digital radio stations via the satellite system.
Other: There is a 'study' area with WIFI broadband access. There are strong signals for UK mobile phones.
Cleaning/towels/
linen/maid service:
Fresh linen and bath towels provided weekly. Please provide your own swimming pool and beach towels. The property is cleaned between changeovers.

Notes on accommodation
The villa has central-heating for winter use as well as a log-burning fireplace. The design is open-plan and hence unsuited to air conditioning.

Accessibility
The property is unfortunately not suitable for wheelchair access due to the number of steps and varying floor levels.

Outside
There is extensive outside furniture for sunbathing, lying around the pool, dining or simply relaxing. The furniture is Kettal and has cushions. There is a large hammock on the patio. A new table tennis table is also provided.
The gardens are well-maintained and attractive containing fruit trees, plants, lawned area and extensive patios.

Coast/Beach
Five beautiful sandy beaches are nearby with EU blue flag awards. Las Fuentes beach is 10 minutes walk away and the rest are within 5 minutes drive with easy parking. Rocky outcrops are found between the sandy coves. Football pitches, volleyball nets, play areas and watersports-pedlos, windsurfing, scuba diving, jet ski-ing and sailing are available in season.

Golf
Two excellent 18 hole golf courses nearby. Club Panoramica near Vinaros,designed by Bernhard Langer, is approx 30 minutes away, see www.panoramicagolf.com

Skiing
90 minutes drive to Spanish Ski Resort at Valdines. Andorra is approximately a four hour drive.

Travel
By car from: Barcelona Airport approx 2hrs away (BA, Easyjet, Iberia, Ryanair etc). Valencia Airport approx 1 hour away (BA, Iberia, Easyjet, Ryanair, Thomson). Reus Airport approx 1hr. away (Ryanair, Air 2000,Thomson). Alicante (Easyjet, Ryanair, BA, Iberia and others). Cruise and drive from Santander or Bilbao. By car from Dover 1,200 miles.

Distances
Car hire is recommended to explore this beautiful and unspoilt coastline. Visit Peniscola (20min drive) a picturesque old town with castle overlooking the town and sea. Visit Morella (1hour drive) a medieval town perched high up in the mountains. Visit Aquarama Water Park in Benicassim, 30 mins away for a wet & wild day. Universal Studio's Port Aventura, one of Europe's biggest theme parks is 1hours drive away with Costa Caribe, another water park. Visit Valencia, home of the 2007 America's Cup.

Further details
Las Fuentes is a relatively quiet resort and nightlife is limited. Alcocebre has an extensive range of shops, supermarkets and restaurants to suit all tastes and budgets. There are cash points and banks and English speaking G.P's, dentists and pharmacies. There is also an internet cafe.

Booking notes
20% non-refundable* required at time of booking. Balance payable 8 weeks prior to arrival. A security-deposit cheque for £1,000 should be posted to us at the same time or handed over as you collect the keys on arrival. This acts as cover against any damage you may cause. The cheque will be destroyed after satisfactory inspection of the property immediately following your departure.

About the owner
My wife and I have had a home in Las Fuentes since 1991. We love the area and have 2 villas there which we have let happily for years with Owners Direct. We have four "grown up" children who adore the village and all have holidayed there for as long as they can remember. I am a company chairman and also chair Somerset County Cricket Club. Linda chairs Somerset Health and Social Care Partnership.

Why the owner chose a home in this location
We have lived in the village since 1991 having moved their initially having been introduced to the area by Linda's parents. WE sold our original vill and bought Tres Palmas as we wanted more space. The villa was gutted and redesigned and 12 months later finished in time for our parents Golden Wedding party! The area is simply gorgeous. Beautiful scenery, quiet beaches, excellent marina with shops and restaurants, and completely safe for the children to roam around alone. We are also only an hour from the stunning city of Valencia and two hours from Barcelona. In winter you can leave at breakfast and have lunch in Andorra!

Unique benefits of the property
The villa is luxuriously appointed throughout and has every mod con. Outside the gardens and pool are extensive and have lovely views of the Medd. Every bedroom has its own balcony which enjoy fabulous sea views. The villa is perfect to entertain at and equally unbeatable if you just want to sunbathe or chill by the pool or on the large patio. The marina and beaches are a walk away as are local shops, bars and restaurants.
