Notes on accommodation
The villa is ideally suited to all ages as it has easy access with 1 double bedroom and en-suite bathroom located on the ground floor and all other beds/baths on the first floor. It has full air conditioning (heating and cooling) as well as a log fireplace so is suitable for year round use. No smoking in the house. No pets.

Coast/Beach
The wonderful unspoilt beach at Roche is 8-10 mins walk with a number of secluded bays also nearby (few minutes drive). The Roche beach is at the end of the main La Barrossa beach which is some 8 kilometers long and well equipped with beach cafes at regular intervals. Further along the coast are many great beaches including El Palmar (surfing).

Golf
The are numerous quality golf courses nearby, 2 Seve Ballesteros designed courses at Novo Sancti Petri just 5 mins drive away, San Andreas 9 hole course 10 mins drive away as well as the Volvo masters course at Montenmedio and Monticastillo about 30 mins away and further couses at Jerez. All courses take green fees.

Travel
Easy access via the new motorway from Jerez. Nearest airport is Jerez (Ryanair from Stansted) 40 mins away and Seville 90 mins (Iberia- Gatwick, Ryanair - Stansted), Gibralter (BA and Easyjet from Gatwick) is about 70 mins by new motorway. Malaga is about 2 1/4 hours away, Faro (Portugal) about 2 1/2 hours away. Car hire essential.

Distances
Nearest town is Conil, 10 mins drive with the white mountain towns of Vejer and Medina Sidonia nearby at 15 - 30 mins respectively. Cadiz is 25 mins, Jerez 35 mins and Seville 90 mins.

Further details
Roche itself has a mini market, newsagent, chemist and cafe/club. There are three restaurants within walking distance, one of which has a fantastic location overlooking the beach, ideal for a sundowner. There is a childrens play area and a new fitness trail all within a short walk. There is also a church (RC with Sunday morning services). The urbanisation has 24 hour security patrols and has a gated entrance. In Roche, there are 4 floodlit tennis courts, 4 paddle courts, as well as basketball and football. There is a horse riding centre 5-10mins drive away in Novo Sancti Petri. Surfboard hire/wetsuits can be obtained at the surfer paradise beach at El Palmar just 15 mins away. There are more local shops and a reasonable supermarket less than 5 mins drive whilst 10 - 12 mins will take you to Chiclana which has a variety of shops and a large hypermarket. For more shops there is the Bahia Sur shopping mall with a Carrefour and Corte Ingles. The shopping complex at Novo Sancti Petri (about 10 mins away), a purpose built resort, is upmarket and there are also lots of restaurants there. There are also many restaurants in Conil and Vejer. The cultural cities of Cadiz, Jerez and Seville are nearby as are the white mountain villages of Vejer, Medina Sidonia and Arcos de la Frontera. Full details are available in the villa. The Cota Donana, the largest wetlands and bird reserve in Spain are located north west of Cadiz.

We will hold any booking for 24 hours to enable flights to be booked. 30% deposit payable on confirmation with balance due 6 weeks before the holiday. A security deposit of £250 will be required.
