Notes on accommodation
The property is let as a non-smoking property and no pets are permitted. The fitted kitchen is brand new with beech units and black granite worktops. Full air conditioning, central heating and bedroom ceiling fans are provided. A log fire is also available for cooler winter nights as well as integrated warm air heating and full gas central heating. Burglar alarm and security shutters.
Due to the split-level design, with 3 bedrooms leading on to the pool area, and the ungated 6' deep pool, the villa is less suitable for any children who are non-swimmers or under 5.

Accessibility
Due to the split-level design, and stairs within the property, this property is less suitable for the less mobile, although one bedroom and all living accommodation are down only one flight of stairs from the carport. The pool is on the lower level, so is less accessible. The villa is regrettably unsuitable for wheelchair users.
Outside
The private pool measures 9x4.5m, plus Roman steps. It is heated April - October. There is a 'summer kitchen' with built-in gas BBQ and dining terrace with table and chairs. Covered and uncovered terraces with good quality furniture including outside sofa and chairs, and sun loungers, provide plenty of options for relaxing, and there is a small lawned area with palm trees to the front of the villa. Carport with automatic security gates.
Coast/Beach
Long sandy Blue Flag beaches are within 10 minutes drive at Denia, and rocky coves for diving and snorkelling are located at Javea.
Golf
The villa is one mile from the La Sella 18 hole golf course, which can be seen from the villa. Other golf courses at Oliva Nova and Javea within 15 minutes drive.
Next to the golf course is the 5 star Marriott Hotel with its gym and spa, open to non-residents.
Skiing
The nearest local winter skiing is at Javalambre approx 2 hours drive to the north, inland of Valencia.
Travel
Valencia and Alicante airports are equidistant from the villa, approx 100km and just over 1 hour's drive away. The villa is extremely easy to locate. Car hire essential.
Distances
Denia is 10 minutes and Javea 20 minutes from the villa by car. The large village of Pedreguer is 3 minutes' drive away. Good shopping, historic old town areas and an unlimited choice of bars and restaurants are available. Picturesque inland villages, waterfalls, caves, Aqualandia water park, Terra Mitica theme park, safari park and Mundomar sea animal park are all within 30 minutes drive.

La Sella Tennis is 3 minutes' drive from the villa, with 8 courts and private tuition of a high standard. La Sella riding stables are next to the courts. A smart restaurant and a casual bar/restaurant, plus supermarket, are located in the centre of La Sella. All types of water sports, ferry to Ibiza from Denia, and boat trips along the coast, are available.

A 25% non refundable deposit is required to secure the booking. The balance is payable 3 months before departure including a £200 breakages deposit.
