Located in the magnificent setting of the San Roque Golf Club with fantastic golf and mountain views and close to the on-site Equestrian Centre. This luxury air conditioned Villa is situated close to all the major Costa-golf courses and is within 2 miles of perfect tranquil beaches on the Med side of Gibraltar or within 35 minutes of the wild Atlantic surf of Tarifa. Easy access is possible with the journey taking just over 1 hour from Malaga Airport on the new toll motorway, or 20 minutes from Gibraltar Airport. It is ideal for families or golfers, with ample room for sleeping, dining, swimming in private pool, or just lounging, for up to 8 people. The house location is very quiet, situated in a cul-de-sac off the golf course perimeter road, with views over farmland and the golf course. There is a shopping centre planned for 2005 and the property is within walking distance of 1- 5* and 1 -4*hotel, with restaurants/ bars etc.

Changeover day
Preferred change over Saturday, arrive after 1pm., depart before 10am. Late lets and long lets available at reduced costs. We are also willing to be flexible on the change over days and will entertain long weekend lets. Please call to enquire.
| Bedrooms: | The 4 bedrooms are all of a double size and all rooms have full size single beds of a good quality and fitted wardrobes. The master bedroom also has a safe. All have fans fitted as an alternative to the powerful split level air conditioning system. |
| Bathrooms: | 3 en-suite, 1 downstairs next to bedroom. All are of very high quality with marble finishes and showers. The master bedroom en suite has the shower in bath, and also has a bidet. Upstairs bathrooms have heated floors. All are equipped with hairdryers. |
| Kitchen: | A luxury SieMatic kitchen is fitted with Siemens appliances and granite work surfaces. Ironing board, low fat grill, juicer are all available. |
| Utility Room: | A private enclosed drying area exists via the kitchen. |
| Living Rooms: | A large lounge/ diner with 8 dining seats plus suite seating for 8. There is a small bar with a wine store. A TV, with English Channels via satellite, DVD player with numerous films, VHS player, CD player/radio, plus a selection of games are available. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are provided and will be changed weekly. A maid service is available at extra cost. |
Notes on accommodation
Terraces - The property has been designed for outdoor living with numerous terraces on 3 levels, all are well lit and upstairs have 1m high walls:-
• Ground floor – a very large L shaped covered terrace surrounds the lounge and this is equipped with a dining suite for 8 of large proportions with chairs suitable for sun lounging. To the side of the kitchen is a small-uncovered terrace for drying purposes.
• First Floor – The master bedroom has a large L shaped terrace with excellent views of the golf course, mountains and coastal aspect. Bedroom 3 also has a small terrace.
• Roof – the roof has terraces to the front and rear of the property and would make an exciting barbecue area should you not mind the stairs!
Accessibility
The accommodation has large double entrance doors to the front of the property and to the lounge, with patio doors to access the terrace. This, combined with a downstairs bedroom would perhaps suit wheelchair users, although the downstairs bedroom and bathroom doors are of a normal size.
Outside
Garden/Drive- A secluded garden with 9m x 4m private swimming pool, 1 to 1.8m deep that can be heated to 28 degrees C out of season. The garden is secure but the pool is unfenced and care must be taken with young children. The accommodation has private parking for 4 cars.
Coast/Beach
Car journey times are; 10 minutes to a magnificent beach– Alcaidesa, with beach bar, catamaran sailing and windsurfing. Tarifa is about 35 minutes drive and is famous for windsurfing and kite-boarding. It is 15 minutes drive to La Duquesa Port, and 10 minutes to Sotogrande, both of which have great restaurants and marina views and 25 mins to Puerto Banus for designer shopping and viewing the magnificent yachts.
Golf
Close to Valderama, Sotogrande, Alcaidesa and Almenara golf courses. Also very close to La Canada course which is an interesting 18hole course with very reasonable rates.
Skiing
There is great skiing in the Sierra Nevada- 2.5 hours drive.
Travel
Malaga airport is 1 hour away by the new excellent toll road and is the recommended point of entry, Gibraltar Airport is 20 minutes away but border logistics add time to this route. Car hire is easily arranged from Malaga and a car is essential.
Distances
Marbella, Estepona, Ronda, Jimena de la Frontera are all easy journeys of within 30 mins to an hour. For those more adventurous, Jerez and Seville are reachable for day excursions plus trips to Africa from Algerciras or Tarifa and Gibraltar is within 30 minutes.
Further details
A short car journey to supermarkets and restaurants and within walking distance of San Roque Club. A small town is within 10 minutes, Pueblo Nuevo de Guadiaro; this has an English butcher plus supermarkets restaurants etc.
Booking notes
Deposit of £300 required to secure the letting. The final non-returnable balance of the letting sum must be paid 8 weeks prior to arrival in British Pounds. A refundable ‘no damages‘ deposit of £300 will be required, which will be returned within 2 weeks subject to breakage inspection. Breakages will be charged at cost plus 25% handling.
